Sometimes luck plays a huge part in a successful outcome. We don't deny that Reeds Rains Central Manchester struck gold with their one and only viewing who bought our house - a cash buyer who offered within 2 weeks of listing. We were very happy not to have endless viewings or to hang about to sell. But I'm not sure how Reeds Rains perform if the stars are not aligned . . On our side we are very experienced buyers/sellers so really managed the listing process, pricing, prep for photos efficiently . . we had a great solicitor who managed the process proactively and extremely professionally. . we knew how it all worked, were on the ball, organised, proactive . . Reeds Rains on the other hand were so unimpressive. Not proactive, not well informed, not infused with a sense of urgency. We dealt with 4 different people and their own comms and admin are very poor. For example the Sales Progressor was frustratingly non communicative and not proactive. Also management refused to engage or invest any further time with us beyond initial onboarding as a client. We paid over x4 as much for Reeds Rains than our solicitor but the division of labour was absolutely the opposite. Beware if you are not experienced in the Greater Manchester (or any other) property market, this agency is resting on its laurels, is reactive, sluggish and not accepting of constructive feedback.

Martin and Fiona at Reeds Rains Ballyhack were brilliant. Could not have been more friendly and helpful, or accommodating with my requests for repeat viewings. I didn't need to phone for an update once, and they were very quick with the usual back and forth between me and the vendor around sale agreed and f&f. They were also able to recommend a solicitor just along the road who was also excellent. Nine weeks exactly from first viewing to completion, a surprisingly stress-free house purchase!

Unprofessional and unhelpful staff

Unprofessional and unhelpful staff. We loved the property we inquired about, but the listing was not transparent hence why I think such a beauty property is still not rented yet and has even been reduced. There is no parking and it is unfurnished, though the listing will not state this. When called to ask, two agents could not point out to the written bit where it says it is unfurnished or furnished, with one condescending agent hanging up the phone.

First class service from reeds rains in Bridlington. Offered several viewings next day, Letara was informative about the properties, answered any questions gave me lots of time to check everything out. I put in an offer on one of the properties which was dealt with by Miles who was on the ball, and explained everything to me, I felt really confident that it was being dealt with very efficiently. My offer was accepted in a few days and all the paperwork etc. was done very promptly by Letara who again gave an exceptional service. I recently completed on the sale of a terrace house in East Belfast. Martin & Fiona were nothing short of exceptional. I was impressed with the level of professionalism from my first phone call with Fiona. Martin understood the complexity of selling with a tenant (not overly cooperative) in the house. He handled it with total professionalism and care. The house was agreed quickly, Martin was outstanding with his communication keeping me updated by phone regularly & returning calls promptly. Absolutely diabolical service from inept, defensive staff. There seems to be a high turnover of staff in the Hebden Bridge branch, with poor handovers and often the left hand not knowing what the right is doing. They contradict information given between solicitors, and vendors, cause undue stress and delays, go back on the comments they make when challenged, and have taken over 15 months to sell a house that has had a buyer waiting to complete since the first offer.I would strongly recommend that if you want to efficiently buy or sell a property that you look elsewhere. This service has been SO poor that I have advised a friend to not even consider buying the house they are currently interested in as it is only being advertised by Reeds Reins Hebden Bridge and I would not wish this service on anyone else. Edit in respone to Reeds Reins Reply:Whoops- just to evidence their incompetence they don't even seem to know the house completed and I moved in 10 days ago! Way to tell on yourself 😅Yes, my house sale fell through because of delays with your sale, thats precisely my point. I had a cash buying landlady waiting to go and when I was still waiting on basic paperwork and relying on mixed messages from yourselves 7 months in she understandbly bailed. I then cancelled my second sale to a cash buying company which I rushed through in order to save the chain having received alot of pressure to rush once you told me you seller was ready, only then to be told by a different staff member they were 'no where near ready', of course I'm not going to take £30k less than I need to if you had further delays. Having met the branch manager the day I completed, as he had to drop my keys here at the end of office hours as no one called to confirm they had them as I was informed they would, knowing I was moving from another city, I can see why there is such a high turn over of apathetic seemingly clueless office staff, if he is at the helm,my removal man couldn't have summed it up better when he described him as the C word. (Side note if you value safety just be aware he also handed me the keys without even asking my name let alone asking to see ID.)Terrible terrible service, steer well clear at all costs.Positive shout out to Emily who does the weekend vieweings, the only competent person there.

My experience

Before i moved in i was told the property was all electric,it is run by a Gas boiler I was without heat in very cold weather.At the very least it would be ideal if I would have been given a folder of useful information re how to use the heating controls, how to get into the metre cupboard, how to use the security intercom to let visitors in etc... I am still struggling with the gas as I dont have an account number. Ive found the whole experience very stressful

One of the WORST estate agents I've…

One of the WORST estate agents I've ever been with. From the onset there were issues. They'll intentionally ignore all calls and emails. I had to go legal and I also had to get the council involved due to the extent of problems. The council kept having to chase them up as they just didn't care. The landlord was an awful person who took no liability for the damages which she KNEW about. I got a prohibition on my bedroom meaning I was forced to sleep in the living room, I got no compensation or any reduction in rent. I fact they ignored any calls or emails related to that. On top of this they sold my house 4 months after moving in. This was the point they started treating me the worst. I had support letters from social workers and all types of evidence. Photos of dead rats, clothes covered in mould etc.
