GoogleI had a viewing of a property with Sarah and I want to take a moment to express my deepest gratitude for the outstanding service you provided during this viewing. Furthermore, your friendly and approachable nature made us feel comfortable throughout the viewing process.
After the viewing (where the problem starts): The let was provisional agree from the landlord within two days of application, deposit was paid (on 12 September) and we all the documents were submitted to the third party check, which is 'HomeLet', which was the biggest mistake. It took 'HomeLet' almost a week to complete reference process which was not even comprehensive. I would recommend people not to choose the third party reference check option as I found it a waste of money and time.
Current Situation: The house was available from 9th oct as mentioned, but today it's 11 October (exactly a month after deposit payment), no contract has been shared or signed (except the verbal agreement). There is also delay in the move date due to some repair work, which is understandable. On the whole my experiences with Quicklet has been a mixed bag, Sarah was extremely helpful and the process was annoying with poor communication from the Quicklet team. And 'HomeLet' were an utter disappointment and shambolic.

Firstly we're delighted to hear your experience with Sarah has been positive.
As already discussed, we appreciate that the service Homelet provided to you may not have been up to the standard we would expect from them and have passed on your comments so that they can investigate further. Homelet is a third party company to quicklet, they are solely offered to applicants as an option for referencing and therefore we do not feel as though your negative comments about their service should be reflected on quicklet. We note that the cost associated with Homelet has been refunded to you, so although the service you received from Homelet was not to the standard expected, you are not out of pocket for using their service.
In terms of the few days delay with your move in, as you've mentioned this is due to a maintenance issue in the property which is in the process of being rectified. This maintenance issue was unforeseen and only identified when the previous tenants vacated. We had hoped that this would not cause a delay to your move in, but in order to resolve the issue and ensure it does not affect your tenancy it has taken a little more time than expected.
As a company we pride ourselves on the level of service we provide to our tenants, and we would not have our tenants move into a property that is not ready for occupation. I am sure you will understand that we have a duty of care to tenants and of course we appreciate you are keen to get moved in - but we have to work in your best interests. Although your tenancy agreement has now been issued to you as we have a move in date finalised, we had held off sending this to you as we did not want to hold you to a move in date while the maintenance is still ongoing as it would mean you would owe rent from that date, and we would not want you to be out of pocket without access to the property.
Hopefully this clears things up and we look forward to seeing you when you collect your keys!

Google5* rating for QuickLet. I have employees who have moved to Belfast and Natalie has been incredible in helping us find homes for our staff. She has went above and beyond her usual job, and worked with our company who requested we step outside the normal working procedure. I understand this was not an easy ask, but Natalie was very accommodating, extremely professional and very helpful. Without her we could not have achieved our objective. I am very grateful and would recommend Natalie or QuickLet to anyone.

GoogleI rented from a landlord who, during the course of my 9 and a half year tenancy, unfortunately handed more responsibility over to Quicklet and almost every experience I had with them was a disaster. Initially their role in the property had been minor but even from the get go they failed to turn up to the initial viewing. When my landlord looked after the property issues were addressed quickly, once Quicklet had more to do with the place, that no longer happened.
Here is a list of things Quicklet did when I rented from them.
- Failed to show up for inspections. First time that happened I booked a day off work as they said they like the tenants to be present. Learned not to bother soon after that.
- Told them I had Covid and asked to rearrange an inspection but they showed up for one anyway.
- Included old tenants on emails about the property which include personal information of mine and photos of the property.
- Supplied my number to numerous people for jobs in the building I hadn't reported.
- Closed their office for holidays but never told anyone how long they'd be closed for. (A fortnight in the end, would have been helpful to know).
- Lost spare keys to the property.
- Took them months to action any requests to fix things. The property had a recurring damp issue and I once waited months for a dehumidifier. I was constantly told they were sourcing a fancy one for me and that's why it took so long but when it eventually arrived it was a bog standard one you can buy in shops. I would regularly have to email my landlord to chase them about anything as they just wouldn't respond to emails or provide updates on the phone.
- Emailed me a few years in a row asking me to renew my lease even tho I had a rolling contract.
- Went over the time period for refunding my deposit.
Towards the end of my tenancy things did improve slightly when Bethan looked after anything to do with the property. She was very helpful and efficient and I hoped that meant things had improved. However, even in the week we moved they called us to say they'd lost the spare keys and could we stay in to let someone come look at the electric so I guess they haven't changed much.
If it wasn't for having a decent landlord and loving the property, Quicklet would have put me off living there many years ago.

Thanks for your time leaving such thorough feedback. We must say, we are surprised to read such a list of complaints as none were brought to our attention throughout your tenancy as causing dismay. Your feedback goes back 9.5 years and as an agency we are glad to admit we are constantly improving and learning. We continue to have an excellent relationship with your landlord and manage all his properties for almost a decade.
For the purpose of transparency we have numbered each of your points and responded.
1. As clearly outlined in our emails to you surrounding inspections and also your tenancy agreement, we welcome tenants to be present for inspections to highlight anything that may not be necessarily visible to our agents. Being present is not essential which again is highlighted in the correspondence to you.
2. As you can appreciate, COVID was a difficult period for us all - businesses included. If there was a breakdown in communication over this particularly difficult time and an agent showed up and knocked to enter, we apologise.
3. We can see that someone you used to live with left the property, however this did not change the fact that you were both listed on the lease until a new agreement was put in place, meaning we were entitled to inform both parties.
4. This was one isolated incident where your number was attached to a job which was in relation to a communal issue where the contractor just needed to gain access through the front door of the building. You were contacted privately following this mistake to apologise and explain what had happened.
5. Yes - we do close our office over the July holidays and the Christmas period. Since opening in 2009 we have never been closed for a fortnight at any one period. We provide all of our managed landlords and tenants with an emergency contact number so that if our office is closed, you can still reach an agent. This number was included on your tenancy agreement and handover pack and it is the responsibility of the tenant to ensure they have this to hand should it be required.
6. Due to the length of your tenancy we cannot establish when this refers to or what the circumstances are surrounding this. If keys were lost due to human error, keys are each coded with a unique reference number specifically for situations like this to ensure there is no risk of the property address being associated should the keys be found.
7. The property you rented, and stayed in for over 9 years dates back to 1870. Unfortunately given the age of the property and the fact that it is a listed building, understandably there are some issues that take longer to resolve.
8. A rolling contract is reviewed annually for the landlord to ensure that it is still in line with market value and to confirm the lack of fixed term is still the direction the landlord wishes to go. Rolling contracts are quite rare so we were happy to be able to offer you such an agreement.
9. There is no fixed time period to return a deposit so unsure of the time frame that you expected. You received your deposit back in full at the end of your tenancy, so we do not believe there is a genuine grievance associated with this. We were glad to be able to return your deposit in full to you.
We appreciate that in this industry there are differences of opinion but reading the above we feel blind sided that these were not brought to either managers attention throughout your 9 year tenancy, who's email and contact details are easily found on our website or by request through any member of the team. Raising issues at the time you experience them would have allowed for action to be taken as and when, to ensure they were resolved. We hope that our explanations above provide some clarity on the areas of confusion. Weβre glad to hear of your experience with Bethan and wish you the best of luck with your new property.

But I am so glad that Quicklet has been very responsive from the time I sent an inquiry online to viewing the property and through the whole process of application. Truly, Quicklet is quick! :) No hassle and no long waiting time upon inquiry. We also felt comfortable during the viewing and Bethan and Ellie were so kind to answer all our queries. The property was lovely so we're hoping to get it!

From beginning they have organised quick viewings and have been very accommodating to me. In particular they are very responsive to emails which makes the process so much smoother and their application process is straightforward with lots of guidance to keep me right.

Google(Landlord). Quiklet managed my apartment and allowed it to drop to about Β£120/ month below rental value over the period they managed it. When I raised the price towards market rates, the tenant soon moved out. When Quiklet went in to do the inspection they failed to notice that the tenant had left the fridge switched off, with food inside. The food went rotten and drained across the floor. I had to buy a new fridge and have the floor cleaned. Quiklet denied any liability. Their failure to do their job properly became my expense! Unprofessional, slack, irresponsible.
In spite of their reply, no review of the rental price was suggested until they admitted they had not reviewed the rate for years, and that it was now very under-priced. As any landlord or tenant knows, if food is left in the fridge, it is the tenant's obligation to remove the food. If they don't, the letting agent (Quiklet) organises a cleaner to remove the food, and takes the money from the deposit.NegativeProfessionalism

We are surprised to receive this review as we have not heard from you in close to 2 years. Like with all things there are two sides to every story, please see our version of events below;
It has been explained to you several times that an exit report was carried out, the fridge was one of the areas marked as dirty and you turned down the opportunity to have the property cleaned. You then changed agents, the agents did not visit the property until 4 months later and by this stage the electric top up meter was out of credit and caused the fridge/freezer to defrost.
You were also reminded you that the apartment was difficult to let and was agreed at a lower value in order to secure a tenant, which you were in agreement with. The same tenant remained in the property for just under 2.5 years. We achieved an increase of Β£75 at the last renewal and the only reason the tenant left was to move to Dublin for a new job.

GoogleMyself and my flatmate were looking for a property to rent for young professionals ASAP in Belfast and Quicklet appeared to consistently show up with attractive properties within reasonable prices. We had been in discussion with Leah over a few different properties but once we found the one we wanted Leah arranged for us to have a socially distanced viewing with Gavin. Leah then helped us with every aspect of applications, signing tenancy agreements and sorting deposits alongside rent. Leah (and Gavin at the viewing) were always willing to help and was very accommodating with social distance guidelines as face coverings were mandatory at viewings and all application forms and tenancy agreements were completed electronically. Within a week Leah had answered all of our questions, aided in applications, had our tenancy agreement sorted and keys passed over to us within a week. The entire process was extremely efficient which is what we desperately needed.
Leah was beyond helpful, accomodating and truly an asset to the company. If we ever have any issues during our tenancy we feel very comfortable in contacting Leah to advise further.
Gavin was welcoming to the property and very professional upon viewing and made us feel very at ease and allowed us to take our time when viewing.
So far we have had an extremely pleasent experience with Quicklet especially when compared to previous letting agents while renting in Belfast.
Unlike many estate agents in the area, Quicklet do not charge for application fees or referencing fees (in the past we have paid Β£30 per application per person and Β£30 per reference per person from multiple other estate agents. Which we have previously paid as we felt threatened to do so to secure the property).
However, the complete opposite is true for Quicklet, at every point we felt like we were being spoken to as adults, not misinformed at any stage and were never done out money which was disguised as 'fees'.
Our experience with Quicklet (in particular Leah) has restored our faith in estate agents for young professionals looking for affordable and comfortable accomodation in Belfast.

Zara from the Belfast office gave a superb showing of the flat and was very friendly and welcoming, she was even early and called me to let me know that I could show up early too. She was incredibly thorough and detailed about the terms of the lease, and have a great overview of how easy it was to contact the landlords and the building management team. Highly recommend using QuickLet and especially Zara.
