Wonderful! Really very helpful
You were really very helpful, listened & understood. Some agents just wanted to give a valuation without viewing our home and seriously undervalued what it was worth. The viewings were on time, you obviously know what you are doing as it sold in a week, quicker than we expected. All in all a very pleasant experience. Thanks, will recommend your professionalism to others.

Reeds Rains (Wilmslow branch) - disorganised and lacking in customer focus
I acted for a family member who had received awful service as a tenant through Reeds Rains (Wilmslow). After signing their agreement and prior to moving in, Reeds Rains allowed the Landlord to remove the sofa and armchair from the Lounge - despite the apartment being let as 'fully furnished'! Therefore the tenants purchased a leather sofa for Β£749. This was then donated to the landlord upon vacating the apartment. Despite this obvious gain for the landlord, Lavinia Cachon for Reeds Rains Wilmslow then found every excuse to not return the deposit. 17 weeks after the agreed Check Out report, Lavinia sent to the ex-tenants an unsubstantiated quotation from the landlord claiming Β£1075 in redecorating costs!Due to Lavinia's poor dealing with the landlord, the deposit was held back beyond the miserly 3 months from vacating which is the expiration of any 'protection' through mydeposits. Mydeposits then refused to raise a dispute!Only finally resolved (mostly) by a 'cry of help' to Director level.
Hi Andy,Were very sorry to hear about the experience your family member received regarding the deposit. This is an issue that has been raised with our property maintenance team, as they deal with all deposits. Regarding the furnishing, a landlord is able to remove any item before move in. From what I understand about this situation is that Lavina emailed the tenant regarding a dispute in September 2023 but didn't receive a reply till Jan 2024 meaning the tenant was out of their period to raise a dispute through mydeposits. I'm not sure why this email wasn't replied to for 5 months but this did have a contributing factor as to why your family member wasn't entitled to their deposit back. Regards,Reeds Rains

Having first dealt with the Bedworth office over ten years ago to let out a property the service from the lettings team, Sarah, has been outstanding throughout. Deciding to sell the property, there was no doubt I would instruct Reed Rains to oversee the sale. Again, the sales team, Rhys, Karis and Andrew were excellent and communication outstanding throughout the process. Such a great office and team at Bedworth - thank you.

It was/is stressful and it took a long time to sell just over 20 weeks but it appears lots of properties took a very long time due to the way the market was/is. But the staff at Reeds Rains were so helpful always. I feel I can call them anytime and ask as many questions as needed . Thank you To stuart the manager . Hanna Lydia and Kerry Thank you all so very much

Great if you like agents who lie to create a bidding war
Unfortunately Reeds Rains seem to use underhand tactics to create a bidding war - citing GDPR as a reason they cannot disclose current offers on their properties, which is not true. GDPR prevents them from disclosing any personal details on the bidder, but not the offer price / bid that they placed.I would not trust a company that outright lies to customers, to create a bidding war between interested parties. I decided against placing an offer on the property for this reason. Not an agency to be trusted.**UPDATED** This review is regarding Reeds Rains, Chesterfield Road, Sheffield.
Hello CJ - We are very sorry to read your review, I would like to look into this further for you, please can you let me know which branch it was you had dealings with?Kind regards,Reeds Rains

I cannot really put in to words how highly I rate my experience with Reeds Rains. From the outset when we first made the enquiry, we dealt primarily with Rhys, who showed complete professionalism from the first viewing, where unlike other previous viewings with other EA's, had researched every aspect of the property and was extremely knowledgeable. His support thereafter throughout the sale was faultless, and is a complete credit to the Company. However, as a company, it's important to note that this level of professionalism was noted throughout, with complete support, rapid and clear communication, and clearly a high level of organisation. Even when Rhys was not available, any other member of staff knew immediately who I was, the property in question, the stage at which we were at etc., and as such there was never a single delay, or point of frustration. There is genuinely not a single fault I can offer, and would recommend to anyone to utilise them for property dealings.

Dealt with Rhys Goodwin, for negotiations and eventual purchase of a property, through their Bedworth office. Rhys showed an ability to comprehend and express for both parties their clear views and acted in a most professional manner throughout. Contact was well managed and there was no delay in responding to issues that were raised between the parties involved. Admittedly our chain was limited to just the vendor and ourselves but we are very pleased with every aspect of the process that saw us buy the home we wanted from a vendor who has been a delight to deal with.

We had a fantastic experience as first time buyers with Reeds Rains. Rhys was on hand to answer all our questions and keep us informed at each stage of the process and would go out of his way to help. I would definitely recommend the service of reeds rains if you are looking for an agent who is engaging, easy to contact and supportive! Rhys made the whole experience easy, straightforward and stress free and we are very grateful and thankful for his help.

Rhys and Sarah were nothing short of fantastic throughout our entire selling/purchasing process. From beginning to end they were there for us through every twist, turn and hurdle! We had a myriad of problems (nothing to do with Reeds Rains) during our process and they did everything in their power to get us over the line. It felt as though they were genuinely invested in helping us get our old property sold and new property bought. The communication was second to none - clear, concise and honest so we always knew where we were at. Rhys' professionalism is wonderful and Sarah's legal knowledge was invaluable throughout. We were unfortunate in that my first buyer pulled out, but Reeds were quick to get it back on the market, viewings booked in and resold within a week - amazing! Due to this, towards the end of our sale/purchase we were on a critical time limit as our mortgage was due to expire. Reeds Rains did everything they could to help us get it over the line before we lost out on our original mortgage offer inevitably savings us Β£1000s! I am blown away by the personable experience we received. Thank you so much!!!!!

From the time Phill came to give us a valuation until the sale was completed, Sarah and the team at Reeds Rains were superb. Due to a major land registry problem, the sale of our house took much longer than normal and we had several other technical issues to contend over the 8 month period. The advice and support from Sarah and the team was invaluable during this period for which we can't thank them enough. We would highly recommend Reeds Rains as they offered us that little bit of extra advice on several occasions when we really needed it. Thanks you all.

Bamber bridge office lettings department
This was once a long and detailed review of my personal experience of renting through this branch over the past few years. The lettings manager from the branch contacted me by phone today (02/02/24) and after spending a little time reflecting on the first half of our conversation, ive decided to remove the contents of my original review, albeit not for the reasons said letting manager suggested during the call.My original rating, unfortunately remains the same.As part this amended review, I will say that I dont think Reeds Rains process of having a member of staff that the review relates to, call you, out of the blue, is the best approach to resolve issues raised on here. In my line of work, which granted, is very very different to this line of work, we ensure such issues are never dealt with by someone directly involved in the matter, and instead by one of our complaints team, who is usually from a different office. Im sure most would agree that this is a sensible approach in any business as it ensures fairness and impartiality and maybe a process Reeds Rains could consider adopting in the future? I don't feel as though I can go into detail about what was discussed today or the way they conducted the first half of the call, but, whilst we did manage to end the call on civil terms, I was left feeling somewhat bothered/upset by the way I was spoken to and also with some of the things that were said to me. So, in keeping with trustpilots' steer on providing constructive feedback, I believe some further training on how to conduct conversations with people and just some general customer service upskilling could be beneficial to that member of staff.I can say that we are now at a point where, hopefully, the ongoing issues we are having will be resolved soon.As I'm sure anyone reading this is aware, this is a review site, and my review rating is a reflection of my personal experience. I'm sure others have had different experiences, and this site is here to provide you with both the good and the bad. However, that being said, personally, I don't recommend this branch, based on the experiences I've personally had, which unfortunately, I no longer feel comfortable detailing on here.Just updating this as has come to light today that Reeds Rains have zero knowledge/recollection of the branch lettings manager, Lauren Sankey, phoning me from 01772336183 at 16:36 on 02/02/2024, where she spent the majority of the 16 minute 39 second phone call berating me, being unbelievably rude to me and also accusing me of slander. Hopefully that helps jog your memory. Now I've spoken directly to my landlord I feel a lot more comfortable in saying that this branch's lettings department is awful, they are genuinely the worst I have ever dealt with in all the years I've rented properties, which is sad, as up until a year or so ago, they were brilliant.
We appreciate you taking the time to share your positive experience. We understand that dealing with an estate is a sensitive and challenging process, and we are glad to hear that Matt Candow provided you with the guidance and support you needed. His dedication to keeping you informed and providing clear communication throughout the process is commendable. We are proud to have agents like Matt who strive to make the experience as smooth and stress-free as possible for our clients.

Diabolical service - Stockton/Middlesbrough
We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasnβt worked in the whole 7 years weβve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.
Hi Taylor,We're disappointed to read this review after as you say a longer term tenancy which as far as I can see has been on the whole successful. We're sorry you feel we have offered a service that has fallen short of what you expected. As you are aware, we had reached out to the landlord when we received your request to ask if you could break the contract. We do need to wait for consent to end a tenancy earlier than the fixed term and sometimes it can take a little while for the landlord to process what is involved and any costs they had not planned for. The maintenance team were reviewing the fence with you, your neighbour and the landlord in an attempt to determine ownership in advance of repairs being instructed. We will be in touch to follow up as I understand you have now left the property and dropped keys to branch.Regards,Reeds Rains

All the staff at Reeds Rains, and especially Karis who we dealt with mainly, have been amazing during the marketing and sales of my late Mum's house. The have showed kindness and compassion at a difficult time for our family, kept us informed and worked tirelessly to get us the sale we needed. I would definitely use them again if the need arose, and thoroughly recommend them to anyone else selling or letting a property.

Selling in a week
Great communication from the beginning from viewing the property to putting the property online and selling within a week.
We're so glad to hear our communication and efficiency led to such a quick sale for you. Thank you for your kind words! Regards, Reeds Rains

EXTREMELY pathetic property agency
EXTREMELY pathetic property manager. I would have given negative/ zero stars if that was an option. Rented a property through their Manchester office and they haven't managed to fix even a SINGLE issue in two months, even though the issues are really petty. The property managers are extremely complacent and tend to forget they're supposed to deal with clients. When I first moved in, I was told it was a 'fully managed property' but never did I think it meant that it was a 'completely un-managed property'. You will not be given any landlord details to help fix your issues with them directly and Reeds Rains won't do anything for you either. They're just the middle party collecting rents and nothing else. Extremely dissatisfied with this WORST renting experience in my life. AVOID at all costs if you want some level of comfort and peace in your life!!
Hi Salman,Sorry to read your review. We take your feedback very seriously. In order to investigate this matter further, we would require more information from you. A request will be sent to you directly from Trustpilot.Regards,Reeds Rains

Excellent Service The staff at Reeds Rains Ormeau Roadβ¦
The staff at Reeds Rains Ormeau Road made selling my house an easy process Ryan who was the estate agent whom I was dealing with was my main point of contact and was always very friendly, approachable, pleasant to deal with and knowledgeable as was Grainne the main negotiator who gave me good advice when required who I dealt with over phone and kept me constantly updated throughout the transition of selling the property which was sale agreed within a matter of weeks. I can highly recommend them

Selling experience
Everything! I have used a few estate agents over the years and I would say, these are by far the best I have dealt with. The staff are very professional, approachable and very quick to reply to queries. David is an asset to the company, nothing is to much trouble, he is a very hard worker and yet still remains pleasant and approachable. I am a bit of a forgetful fruitcake, but they have managed to keep me on track and everything is going great. The girls I have spoken to have all been lovely. If I were to sell my house again ( which I am never going to) I would use Reeds Rains with no hesitations.

Really awful company to deal with
Really awful company to deal with. They lie many times and avoid responsibility for their incompetence, Integrity is missing in bucketloads but greed is a paramount behaviour. Why this company is allowed to operate as a tenancy management company with utter contempt toward the customer is beyond me. Hard faced liars. Not a thread of sincerity. Absolutely stressful to deal with and will never go back.
Hi JoannaI'm sorry you have not been pleased with the service you've received from Reeds Rains. Customer service is of paramount importance to us. Please let us know which branch it is you had dealings with?Kind regards,Reeds Rains
