Viewed a shared ownership property with Martin and co, they sent out their "marketing" guy who was nice enough but didn't even know what shared ownership is...couldn't answer any of our questions, the owner barely spoke English so couldn't ask him, the guy told us he'd get an estate agent called Raheem to call us back, never did. Chased them up, got told I'd get a call back, still didn't. Absolute wastes of space!

We had a very disappointing and frustrating experience with Martin & Co regarding the property at 119 Eastdale Close, Kempston, Bedford -MK42 8LY. We lived in the property for three (3) years(01/03/2023 to 28/02/2026), during which the rent increased significantly from £975 to £1200. Throughout our tenancy, we did not receive adequate support in addressing maintenance issues. For instance, a cockroach infestation arose due to a faulty and outdated fridge provided by the landlord. When we reported this, we were asked to contribute half the cost of a replacement, which we found unreasonable given that white goods are the landlord’s responsibility. At the end of our tenancy, we were charged £390 for deep cleaning and £90 for the visits conducted by the agent after we left the property, despite having already paid £180 for pest control services in January 2026 through Martin & Co. We do not understand the reasoning behind charging us £90 for each visit made by your team to the property. Once tenants have vacated, it becomes the responsibility of the agent/landlord to manage, inspect, and maintain the property. In addition, we were asked to pay £750 for carpet replacement. The carpet had undergone normal wear and tear over three years of use, with only minor damage; therefore, charging such a high amount for full replacement appears excessive and disproportionate. Our deposit held with the Deposit Protection Service was £1,095, yet the total charges being claimed amount to £1,630. This level of charging is unreasonable and raises serious concerns about fairness and transparency. Furthermore, we have not received a clear or timely update regarding our deposit held with the Deposit Protection Service, while the landlord is attempting to claim a total of £1630 for cleaning, carpet replacement, and pest-related issues. This is particularly concerning given that we maintained the property to a good standard throughout our tenancy, and no concerns regarding cleanliness were raised during inspections over the three-year period. Overall, we found the service lacking in responsiveness, fairness, and accountability. We would strongly advise prospective tenants to exercise caution.

RE Bedford branch, rental team. Poor service all round. Martin and Co were unresponsive to emails, even when chased multiple times. Four emails sent chasing a response over a month were sent to handler Kia with no avail. When called directly, Kia who was dealing with this property, was apparently always on lunch break according to whoever picked up the phone, no matter the time of day. When advised every-time that I would get a call back, I did not. One occasion I called 3 separate times spread out in one day, to be met with this same reason. I slowly managed to get through the application process after chasing Kia at each stage excessively; in hindsight I should have given up much earlier. I was never updated, and had to find out for myself on Rightmove that the property had been let agreed by someone else, while I was mid application stage. An email stating this would have been nice.. Upon initial enquiry of a property, you will also get signed up to their spam emailing lists. Avoid both as a tenant and landlord, they are not working in your best interest.
