Impossible to buy a house through them!

Excellent example of how not to do Estate Agency! They didn't want to submit my offer until I signed up to use their services (mortgage broker and surveyors). It is a form of conditional selling and it is an illegal practice as it leads to the bad outcome for the seller. Difficult to prove as it's done over the phone. They are very pushy and try to charge buyers £99+VAT for AML checks! In reality these checks cost £3 and most EA do them for free. When I asked why this wasn't disclosed before I made my offer they apologised and waived the fee. They also constantly threaten you that they will advise the sellers to start advertising the house again if something is not done immediately. My advise: just put everything in writing and say 'no' to everything they force you to use/sign up to. Then file a complain internally before you go to the Property Ombudsman. To the owners of 5 Braeside Crescent: happy to buy your house as long as I won't have to speak to Acorn!!!

The staff at the Acorn Rainham branch…

The staff at the Acorn Rainham branch are a credit to the sector, from our initial talks with Kieran through to Mark and Remmi when completing. They all went above and beyond to make sure we was fully satisfied and always kept us updated. In this process we had dealt with several estate agents and by far Acorn Rainham were the best. Worst of the worst

Worst of the worst. Tried to sell me insurance and when I confronted them as this is not required by law , they tried to extort it by making me sign a waiver which creates a different legal basis , when I told that that this too isn't required by law and illegal to enforce, they made everything possible to make the rent hard. In each step I came back just by following the law so in the end they tried to erase my holding deposit and gain money out of a moving date that was days before I even moved in. This is a scam agency

Esther Kerenge has been excellent

I've been very impressed with Esther Kerenge, who took over as my property manager for my rental in London. Since she came on board, she's followed up directly with my tenants to manage the handover of the broadband contract, and she's been proactive about getting my appliance insurance paperwork properly logged with Acorn, including making sure she has direct access to the insurers should anything need handling. We're also working together to keep all the safety certificates up to date and my property folio in good order, especially with the Tenants' Rights legislation that came into force in May 2026. It genuinely feels like I'm in good hands. Esther follows through, keeps me informed, and takes the initiative rather than waiting to be chased. Thank you, Esther.

Typical estate agent just about do a job! Leave you with the mess

Typical estate agent. Do half a job to earn a living. Don't know what's going on pretty much most of the time. Told by kieran & some regional manager sale had been finalised on 2 different occasions to then be told there solicitors are not ready. Avoid the truth at all costs. After sale care what is that! Would not recommend Acorn and estate agent (Kieran)

Appalling service from Acorn in…

Appalling service from Acorn in Gravesend. My husband and I were the buyers, for a property, that Acorn Gravesend were marketing. My husband and I made an offer, for the property we liked and Acorn informed us that if we wished for our offer to be accepted, by the sellers, then we would need to use Acorn/Langford & Russell as our agents. As we loved the house, we agreed to proceed with this condition. Thereafter we made a second visit, to the house we was buying, and we asked the sellers if this was the case … which they stated was not the case and in fact would of preferred we used Wards (which was already lined up) as they are a lot more efficient etc. Along side this, during our sale/purchase, we kept receiving phone calls from the Gravesend office stating we need to amend the price of our property, in order for us to proceed with the onward purchase. However Acorn should have had no involvement regarding the sale of our property because Langford and Russells’ Swanley branch were the appointed agent for our sale albeit that did not stop Acorn from pestering us and nagging us to drop our sale price! Acorn also claimed that in order for our property to go to the top of the marketing list on “Rightmove”, we need to drop the sale price by 2%, I did some research for this and also my husband being a surveyor knew that this was not the case! Acorns team lied time and time again throughout the sale/purchase and treated all parties involved in the transaction as if we are fools. Not only were they poor with the above but also communication (never received a call back etc, when promised), care and support for the elderly couple we were buying from. Once they got their “sale acceptance” they did not do anything more, considering their high fees! Crooks to say the least but unfortunately estate agents are not a regulated firm so they are going to do whatever they can to get their fees. Especially to vulnerable people! Overall I would be extremely careful with what you are told and if using this estate agent then ensure to exchange numbers with the seller/buyer in order to check that what you are being told by Acorns team is correct.

Stay away from these cowboys

Stay away from these cowboys. Bunch of liars and useless. Had so much trouble at leaving a property I was renting because their new tenant failed to move in to a moldy house. Even after I gave all keys and cleaned house still tried to make me liable for rent & bills. Now after 2.5years I get letters to pay bills that the property was empty. Do yourself a favour and stay away.

Excellent communication and service!

Very pleased with the service! Big thank you to Mark Sugarman, Kieran Thomas and Rachel Smith for their support with the transaction! I am a first time buyer and when I first called to enquire about viewing the property, I spoke to mark who was very warm, bubbly and friendly. He called me regularly to keep me updated on progress which was appreciated. He made sure I was happy and addressed any concerns/questions I had. When I viewed the property, Kieran Thomas showed me around and answered all my questions really well. He was patient, I didn’t feel rushed at all! Kieran made sure I’d seen everything I wanted to see and had enough information about the property and the area. Also, he was friendly and dropped me from the viewing back to the town centre saving me a 30 min walk. Towards the end of the transaction, Rachel kept me updated via phone and the case management system. She was polite and the notes I’d receive were very useful and kept me well informed. When we had blockers (things holding us up) Rachel would push to get things progressed faster. They all made it as stress free as possible! Excellent customer service

Buying a house with Langford Russell Estate Agents in Beckenham has been an absolute joy, from first viewing the property with Kelly, only 7 weeks ago, to exchange last Friday. Kelly is super efficient and has a lot of knowledge, meaning she was always able to deal with my queries promptly and provide me with the information I needed. Kelly is friendly and approachable, which I found invaluable, particularly given my level of knowledge around the house buying process. She did a fabulous job of liaising with my sellers when necessary, negotiating well when needed, and being incredibly neutral along the way. I've not found this level of trust with an estate agent before. Thank you Kelly :-)

Part 2 as promised

I guess this is a monthly update to the still on- going 'Joy' of renting via Acorn. I stand by my 1st review and I will stand by this one... I will not remove just because you want me to. I will start by saying there is a property file with Medway Council if you become the future Tenant of this house.. there has been previous contact made for you, I've now vacated for 3 1/2 weeks the house sits empty. Also love nothing more than walking to booked viewings when nobody arrives! Brilliant waste of time. To the one person viewing who walked out after saying to much work.. I salute you sir your correct. No further on for a useful meaningful solution, there have been viewings and offers made to the landlord for said house on market which has been on market since 19th October.. but the offers not accepted even at a higher rate of rental than I paid, guess when someone who doesn't live there still pays rent why would you want to, so easier to refusing future viewings and making myself available until its returned in April. In the same hand I'm certainly not going to be scrubbing anymore damp/mould off walls which is clearly not the 'condensation how you live lines' might be something more to do with water ingress... like the stains on bedroom ceilings not made good... certainly not something that I will sorting. Check the GSC for this house as the recommendations for age of boiler from the proper Gas safety test have clearly been ignored it's not been serviced for many years of which a landlord is legally responsible to service his boiler (it's 30 plus years old!) There was supposed to be a mutual date set for an early end of tenancy, my reasons for early ending were repeated non repairs and false Gas safety certificates. I'm in process of compiling my report to Housing Ombudsman, broken locks will be refitted and the keys for said lock returned in April. I'm sure next update will follow as this is the 'gift' that just keeps giving...

I was very pleased with Acron

I was very pleased with Acron; William who had initiated the property sale, was excellent and was great in his approach and handling at the start. Daniel Langiano, who followed this through, was brilliant as he had a difficult task but persisted and handled the sale with great professionalism and sensitivity. Dan kept us updated through great communication and, at the same time, made sure proper processes were followed. We were grateful for his help to see this through completion

Avoid at all costs!!

Avoid at all costs!! Acorn, or is it A Con, and especially Sales Manager William Cornwell at their Gravesend branch, should be avoided if you’re keen to sell your property. Although William has now transferred to Acorn Strood branch, he was meant to have handled our property sale and purchase of another property also sold via Acorn. Both fell through due to a multitude of issues badly handled by William and Acorn. This must have cost them in excess of £15,000 in sales fee earnings. Lies after lies and excuses that we caught him/them out on and just a lot of big words with no substance. Many mistakes were made and the communication was aside from full of fibs and bs, just plain awful. Unprofessional and amateurish from an allegedly experienced manager, but also shocking from an established agency like Acorn. After 5+ months on their books, in excess of 25 viewings and only 1 meaningful offer, our buyer pulled out and informed Acorn/William on a Thursday afternoon, no information was shared with us. We contacted our buyers directly a day later as we were ready to proceed and they told us they had withdrawn the day before. William doesn’t work Fridays so he replied to our email request for explanations on the Saturday with more fibs and excuses and said he’d get the property back on the market and crack on with finding us a new buyer. William also said he had an interested potential buyer already, but no viewing was booked in at all. Just another lie! The Thursday after, almost a week after he knew our buyers had withdrawn, our property was still showing on their sales platforms as SOLD STC despite we again on the Monday before had given instruction to reduce the price. Needless to say that we terminated our agreement with Acorn immediately and sent an email expressing our disappointment, but guess what? No reply of course. Cowardly sticking his/their head in the sand and simply just removing our property this morning. A formal complaint is being processed, but save yourself the agony and frustration by using a different and proper professional agency.

Kelly has been so helpful. I contacted Langford Russell to view a property and Kelly got back to me straightaway. She showed us around and didn't rush us. When we asked if we could have a second viewing she arranged this and again let us take our time. Through the whole purchase process she kept us informed and was a delight to deal with. Being a business owner I know first hand that the integrity and success of a business lays solely in the hands of front of house team so I feel it’s important recognise individuals who go above and beyond to provide outstanding customer experience. I would like to acknowledge and highlight the outstanding efforts of ‘Maxine’ made it possible for my daughter and I to move into our now ‘new home’ working 24/7 against all obstacles that arose to ensure we were able to move into the house before my daughter’s surgery. We saw the house online on Friday and were handed the keys the following Saturday! Maxine kept us informed of all progress (including out of hour’s communication) and personally oversaw and pursued resolution to all stages of application. Without Maxine’s personal investment, commitment and help we would not have been able to complete the move and secure such a wonderful new home in such a short space of time. Life can be extremely stressful especially when moving house, but maxine made sure to buffer that stress to make our move as stress free as possible. Friendly, helpful estate agents

I would like to thank Kelly and her team at Acorn estate agents for all their hard work. My mother-in-law’s retirement flat had proved to hard to sell due to the age restrictions on retirement flats, and the fact that there are so many choices of retirement flats on the market in our area. She certainly had her work cut out for her! Kelly always stayed in touch and kept us up to date on all the viewings they had of the flat and the feedback they received back. If Kelly wasn’t available when I called the office, someone always tried to deal with my query, or if they couldn’t help got Kelly to call back when she was available. She would certainly be the first person I went if I needed to sell my property.

Do not trust this estate agent

Do not trust this estate agent. They lie and deceive people then gaslight like crazy to make you think you're losing the plot. They rang me on a routine cold call and arranged a valuation appointment for my property, despite my asking and commenting a few times asking for a few days to consider it. Some guy who called himself Joe Reeves turned up at my flat promising me he would sell the property within moments! -4 weeks maximum! he kept saying how he would look me in the face, not the eyes no, the face! and never lie about his promise. He convinced me he would sell very very fast and i'd get a better price than any other agent could bring. After a discussion about their fees which were something like 6k I then argued my flat is not going to go for a high price at all, in fact it is at the lower end of the market and to walk away with zero profit only loss would be brutal on me. He said he could do a deal especially for me that he would speak to his regional director and do a cut price especially for my benefit. Nothing was put in writing at that moment but later that day he emailed me a poorly spelled email confirmation saying i could terminate Acorn's contract with zero days notice if i wanted. He was very aggressive and convincing and i felt i had nothing to lose. I explained a couple of times that I was in a contract with another estate agent. That the contract was still valid and only reflected a sole agent and I suggested I would either need to change it to include another agent or give notice and serve 28 days then contact and use them. He told me there was no need to do that, all I had to do was email the estate agent and tell them I no longer wished to sell and to take my property off the market. I asked if that was definitely ok and commented it didn't sound like the correct way to go. It sounded underhand, sneaky and dishonest as i did not want to take my property off the market. I want to sell it! I worried it would impact my relationship with the current agent too. They might realise even. I had found out from them there would be another 3% fee if a second agent was instructed. Not wanting to have to incur ££££'s I did as he said.I had a bad feeling about it but emailed my current agent as Joe advised and got them to take it off the market. All that week Acorn sent docusigns to me which took up whole afternoons and each time I sent one back I had anxiety that I was getting deeper and deeper into murky legal territory. One week after I had a call from Joe's assistant who was overbearing, wouldn't listen, told me to listen and was entirely dismissive when I explained what Joe had instructed me to do. She made out I had acted wrongly and behaved as if I had acted dishonestly. The more i tried to relay that I had followed his advice the angrier she became. She was absolutely unwilling to hear anything I attempted to say even less to acknowledge it as true. I asked to speak with Joe, she said he was off sick- (right!) I tried to call him but there was no answer. I emailed terminating my contract with Acorn on the back of Joe's email which stated I could terminate with 0 days notice. I did not receive any acknowledgement despite emailing them twice. Still no response from them. When i scutinised the sales document they were going to publish I saw a few errors. It stated my flat was south facing, it is not. The asking price was only 5k more than what my current agents are advertising! so i would have gone through all that just for Acorn to bully someone into paying 5k more and I have no doubt that Acorn would have reduced the price and I'd be taking a low price for my flat but still paying them a sky high higher than most charge. On Saturday I cycled out of my gate only to see a Acorn for sale board tied to our wall. My Saturday was ruined and my anxiety levels were through the roof the entire day. I knew it was in relation to my flat as there are no other flats for sale in my estate. I even had chest pain so bad was my anxiety about what it meant. I read there are fines if you breach a contract with an estate agent. I requested a copy of their internal complaints policy or code of conduct at this point. Yesterday sign gone, mistake??? Today i received an obnoxious call from Joe asking me why on earth i would want to file a complaint about them. Again, he made out he'd never ever told me to instruct my current estate agent to take the flat off market! He then made a snidey comment on the number of estate agents i have used in the past. Still no copy of policy. Perhaps I imagined absolutely everything Joe. Just stick to lying through your back teeth and get the phrase right, it is look you in the eye not the face. I am glad i won't see your face again. You may have got me a buyer but I strongly suspect the buyer would have been under duress and would not have followed through and i'd be back to square one. It is actually easier although more time wasting to be honest
