In an increasingly corporate environment where the personal touch has been lost Rachel has kept me informed , under promised and overdelivered every time there has been something I needed her to do. There has been some complex situations and she has taken ownership and navigated through them every time. Can't say enough good things after having had some really less than satisfactory experiences with some other Agencies in the past. From taking over the property, during the tenancy to handing it back they were excellent to deal with always showing a very friendly but professional attitude and approach with any issues that arose which was made harder due to having a difficult landlady to work with.

In addition he has arranged for a replacement front boundary wall to be built. All of this was done using Whatsap since Skype has been ended. Such dedication is a rare quality in an agent. GoogleI had booked a viewing for a flat owned by this company. Turned up to the house 10 minutes early and waited until my appointment time. There was no-one in the flat and no-one waiting in their car to show me around. After failed attempts to phone, I finally got through to someone who was wholly unhelpful. Not only did they imply it was my fault for being late (I phoned after waiting 10 minutes passed my booking time), I was told that I should wait at the property and they would get in touch with an agent who would show me around. It's 5 hours later and Im still waiting for that call back. Totally unprofessional and uncaring service which costed me time and travel inconvenience.

Firstly we don't own the property. Secondly all the other viewers that made an appointment to view at that time managed to view it. Our viewing agents can have tight daily schedules and are not always there 10 minutes early. It is unfortunate that you seemed to miss him when he did arrive and then didn't get in touch until after the appointment time. We strive to maintain great working relationships with all our landlord clients and tenants. Like most things in life this requires a level of patience, civility and compromise. Coming to the review - we intimated you of a mould issue in our residence months ago. Attached are some photos as evidence of what we are experiencing out of no fault of our own. Your contractors came once, did some exterior work that we weren't updated on and just left us in a limbo. Now we are living in one of your properties with growing mould and a serious health concern. We are calling you everyday for an update and still nothing concrete has been done. I absolutely stick to the 1 star review.

Always difficult to address any issues when reviewers don't include any comments.
Your last 10 reviews of various places are 9 one stars and 1 two stars. We also can't find you on any of our databases as a landlord, tenant, seller or viewer. Perhaps you have the wrong company.
Update: you aren't the lead tenant on our system hence we couldn't quickly locate your details .
The works down where the internal drain stack pipe was exposed need two weeks to ensure any water leak/ingress have been sorted. That time is up at the end of this week. This was all explained to the other tenant when he met with one of our staff members. Having reviewed our logs I am happy we have been dealing with this issue in a timeous and proper manner.

GoogleCurrently on day 11 of being homeless, was given the keys to a flat in the west end and assured it was ‘professionally cleaned’. Turned up to the flat and within 1 hour reported the obvious pest infestation and cleanliness issues to the letting agents. I have had to pay for a fumigation out of my own money after paying the landlord 3.8k upfront and being told that there was no pest infestation after they sent their own company out. I contacted an Independent contractor as I was dissatisfied with the conclusion there were no pests having found live larvae. They immediately identified a carpet beetle and larder beetle infestation. The letting agents repeatedly told me that the landlord feels she has spent a lot of money on the flat and doesn’t want to spend anymore and that she is a ‘really nice person’. They clearly rent out a lot of her properties and their hands are deep in her pockets. Landlord is KCA Property Ltd. Name: Caroline Clark. It took them 1 week to replace the mattress all the while they knew I was still unable to live in the property, which they informed me was ‘my choice’. Used hypodermic needles on top of cupboards, layers and layers of dirt. Landlord is refusing to give me any money back for the time I have not been able to reside in the property due to the issues that are still ongoing. They will not respond to you on Mondays and they tend to leave you hanging for the weekend as a tenant. The lack of communication is astounding and I had to turn up to the office in person as they had no one available to fix the issues over email. Do not rent from them. I am currently over 4k out of pocket and still spending money to compensate for my lack of accommodation.

Having worked with the Property Bureau as a property owner for 12+ years each and every member of staff have been professional, efficient, hugely helpful in every aspect of the journey. Paul project managed a full refurbishment, new kitchen and flooring. Nothing was too much trouble. He is very familiar with all aspects of managing the property and the legal process for tenants and landlords.
Andrew and Lynsey were equally outstanding in the service they have provided in securing a sale of the property.

GoogleThis estate agency has no work ethics. They did false advertising of properties online during covid. They showed me a video of the flat I rented where the state of the bathroom wall was conveniently left out. I was not given the opportunity to have a viewing of the flat due to covid restrictions. I was only informed of an issue with the bathroom wall after I had already signed the tenancy agreement. They took two months to bring the contractors to repair the bathroom wall which had a massive leak. There was mould all over the wall and a terrible damp smell. This was partially hidden behind a wet wall. After the repairs started the bathroom was basically a construction site with no sink and no warm water. They still stated: "our property is not considered to be uninhabitable". They did not want to provide an alternative accommodation during the repair despite me paying £600 rent for 1 bedroom flat. The way how they treat tenants is a total disgrace. It has been a very distressing experience. If you are reading this please believe me when I say these people are not trustworthy.

You are mistaken on a number of points. We do not "falsely advertise properties" and are not sure what you mean by this.
The moisture in the bathroom was thought to be condensation this may well have been the case and separately once the landlord had agreed to your request to upgrade the bathroom with wet wall throughout the contractors found a leak in the course of removing the existing wall coverings. We note from our logs that you have been informed of progress of this issue at all times. The bathroom has remained operative at all times. Should the works required (the landlord is now consulting with his insurance company) mean that the bathroom would be out of operation then the landlord would have responsibility to provide alternative accommodation (should the insurance claim go ahead the landlord may be able to recover these costs). We note that you are now intending to leave the property
We take our service standards very seriously and having reviewed our logs are confident that we have done everything possible to respond to issues. We take great exception to being called unethical and untrustworthy when you are well aware of the facts.

GoogleHORRIBLE EXPERIENCE! I would give 0 stars if that was an option. I was a tenant with this letting agent and they ripped me off. Very unprofessional and very money minded. They do not care about the tenants experience, they’ll go to great lengths to fabricate evidence and get money out of your deposit. Please STAY AWAY if you value your time and money. The house I got was given in a bad condition and even after repeated calls they would not clean or fix the problems. Had to do it myself. In the end they charged me £550 for “cleaning”. To add to all this, they did not even bother to do the checking on my tenancy end date. They took their own time to visit the property and did it in my absence. They even asked me to leave the keys in the mail slot which is very dangerous. If they had been serious about their job they wouldn’t do this. I think we can all safely agree that the tenant should be present during the inspection of the property. I’ve got email correspondence of the same. They just needed money out of my deposit and they got it. Pathetic excuse for a company.

Firstly can you let me know what property you rented, and indeed if it was us you rented through as I cannot see a name corresponding to yours after a quick search of our system. Secondly we would never fabricate evidence in a deposit dispute. The tenant deposit scheme is very much on the side of the tenant. It recognises the deposit is the tenant's money and there needs to be very clear evidence that anything has to be deducted from this. This is not our decision, but the independent bodies that run the scheme. They will also allow for fair wear and tear commensurate with the length of the tenancy. While we have a duty to tenants we also have to look after our landlord clients' properties . You will appreciate not every tenant leaves the property in the required condition and this is exactly what the deposit scheme is for. We don't make any money from your deposit and in fact in cases like yours it costs us a lot of time and money in the dispute process. We would far rather get properties back in pristine condition and make sure the tenant gets their whole deposit back. This reduces our workload, lessens the time the property is vacant, so the landlord is happier and the full deposit goes back to the outgoing tenant. Everyone is a winner. Where we have to conduct unnecessary work because the tenant leaves the property in a less that satisfactory state there are more costs involved for us and the landlord, as well as delaying the return of the deposit. It really suits all parties that the property is left in the condition it was at the start of the lease and the full deposit is returned. Please have a think about this for your next tenancy.
