In 2006 we bought a beautiful character house in Sherfield on Loddon via Knight Frank. So, when we decided to move in 2024, there was no decision to be made as to who should handle the marketing and sale. Despite a very short chain, it became a fraught process exacerbated by the stamp duty deadline. However, Hugo was an absolute star, tirelessly pulling together all parties, finding solutions and working the process. Never once did we need to chase him, he was always looking ahead and keeping us (and our buyers) up to date. We cannot recommend Hugo highly enough in particular, and the whole KF team in North Hampshire in general. Thank you for an exceptional service.

My parents purchased a house being sold through Knight Frank. As they lived in France at the time it was hard for them to see the house before purchase in person. As I live here, I was therefore the communication link between my parents and the estate agent. Knight Frank, in particular Shaun Hobbs in the Basingstoke branch, were very understanding about the situation and patiently allowed me to video house visits and asks hundreds of questions to make sure nothing was missed. They were excellent at keeping both me and my parents up to date through the whole process. We were aware that there were other people interested in the house and who were also making offers, but it never felt like a bidding war. In a house search that lasted over two years we dealt with KnightFrank on multiple occasions perhaps viewing 20 houses and making offers on three. Our house viewing representative was Shelly Chapman. We negotiated with Mark and Shaun. Our day to day contact was Shelly who was wonderful. Very patient with our protracted search and got to know our requirements well, suggesting options that were interesting to view. Shelly did not just listen to what we said, but asked questions to determine which of a beginners ‘must have’ list really were “MustHave” and was astute at picking up body language to support this (in one house working out that it was not for us before I’d come to that conclusion myself). When we were at a point of wondering if we would ever find something, she continued to suggest options and share boundless optimism that she’d find a place eventually. Shelly also has a great eye for the potential in a house and can describe what it might look like as a home with words and a just-so wave of an arm creating an attractive picture. Some of the houses we visited we would not have seen had it not been for her recommendation and if you have a ‘cooky’, perhaps one might say interesting, property that ability should rightly interest you. Shelly remained the personable face of KnightFrank and was easy to approach and talk with. At the same time, she remained professional, always representing her company and clients as they would wish. Our first two offers were sent to Mark who was strong in representing his clients’ interests for example replying this to an offer we made on one house, “Thank you for your offer which I have reported to our client. I’m afraid your offer is not at an acceptable level. Please do let me know if you wish to increase your offer. Kind regards, Mark”. If you have a unique property that you wish to market at the top end of its price potential with multiple bidders, this confidence will represent you well. The third house that we offered on was accepted and we are now happily living here today. We negotiated with Shaun. During offer-acceptance-exchange-complete process, Shaun was personable and took the time to explain why he needed information or support throughout the sale process. He kept in contact throughout the process, informed us of his absences, made sure we have completed steps required before departing and picked everything back up quickly when returning. When he needed to escalate decisions to me, he reached out early with a clearly articulated request for support. Shaun did his job well. On a matter of uncertainties: I am not sure how able KnightFrank is to grow strong buyer commercial relationships. We sourced all our KF references from the web (rightmove). We did not find the KF web site to have early releases of properties. We did keep in good contact with Shelly, but she worked on limited days of each week. When she was not in the office and KF houses went onto the market we did not get advanced notice which was disappointing. As she was always fast on the phone on her days in the office, I think of this as a failure owned by process not by Shelly. I also continue to be surprised by an estate agent in 2019 that works half a day on Saturday, not at all on Sunday and does not have after hours contact. In summary, we ended up buying a wonderful property from KF, and three of the five best properties we saw were marketed by them. If you have a unique property and are prepared to sell perhaps over a 6 month period when maximum price is important to you, and want someone to strongly represent you in the sale, KnightFrank is a good, possibly best, option.

I cannot recommend Shaun and his team highly enough for the excellent service they provided throughout the successful marketing and sale of our property. There was always a steady stream of viewers and we were never put under any pressure to accept any of the offers that were forthcoming. Shaun and his team were very patient with us as they understood selling our beautiful house was very difficult for us. The whole team was very relaxed and professional at all times. Even when we had agreed on a sale and I unfortunately became ill Shaun asked if I was sure I still wanted to proceed with the sale.
