We purchased a house through Douglas Allen and although solicitors and the legal process made it extremely stressful, the team at Douglas Allen were brilliant. It started with Ann-Marie making sure we visited ‘our house’ and finished with the indomitable Dawn going over and beyond to make sure we made the correct decision and was on-hand with any help or requests. This was my first experience of selling a property by auction. My initial contact was with Greg who did the valuation and explained the ins and outs of selling by auction. His team arranged the photographs, setting up the auction and viewings. They kept me informed of all viewing appointments as they became arranged and reported feedback where received. Staff were always friendly and helpful and dealt with any queries I had promptly. By far the worst Estate agent ever.

We went to view a house with Douglas Allen (Chadwell Heath branch) in December 2023 before the Christmas holidays. The house was advertised with 3 other agents but I chose Douglas Allen because a while back, a young chap by the name of Bilal Arbi who works for Douglas Allen was really helpful in supporting me with an offer I had made on a property back in September, but I wasn’t successful in securing the property. To cut a long story short, for the house I went to view in December 2023, Douglas Allen only accepted my offer after doing something called an “offer qualification”, a disguise of where they force you to have a meeting with their in house mortgage advisor, to underhandedly force you to take out a mortgage with them. This is unethical and immoral- I’ve dealt with other estate agents before and they’ve never operated in such a way. Nevertheless I sat through this meeting and then eventually after a few days the seller accepted my offer but I had to increase it by £7000. I made the biggest mistake doing this. After accepting my offer, the seller still kept the house on the market with other agents because he was hoping to secure higher offers than mine. The property has tenants who are council tenants of 10 years and the seller is struggling to remove them. Despite knowing this I went ahead with good intentions to buy this house, giving Douglas Allen the benefit of the doubt that they are doing everything they can to push the seller to remove the house off the market and remove the tenants. I did my mortgage application and surveyors were sent to survey the property. After my mortgage went through, 2 days later I find out from Tanya Keene, their Sales Progressor, that the seller had issued a Section 21 to the tenants but they refused to move. She then went on to say the seller would need to get a court eviction order to forcibly remove the tenants which could take up to 6-9 months, all in the while upholding the notion that the seller had no idea that his tenants were council tenants! I couldn’t believe the utter nonsense she was spouting- Tanya claimed she had no idea about what the seller was up to and in the telephone conversation I had with her, she was taking the seller’s side and making excuses for him that he’s naive and innocent in all of this. I am very disappointed that they allowed a surveyor to survey the house, which I paid a sum of over £500 for the surveyor cost the property, knowing full well that the sale of this house will not complete any time soon. I had already instructed solicitors and paid an £800 deposit for them to start their checks, but the seller was doing nothing from his side to make this sale happen. This is all down to Douglas Allen’s carelessness- they should’ve done more to understand this seller’s motives. As a result, I lost a lot of money and so much of my time was wasted on this one property which I had set my heart on. Also, one of their Sales Negotiators, Samuel Stephens, as nice as he was, he seemed very ill informed on the entire process of processing offers. He had initially asked me to send over my payslips, P60, 3 months bank statements and much more for simply making an offer on a house? This was then looked into by the mortgage advisor who herself admitted Samuel was not supposed to ask for this much information and that the offers are supposed to be emailed to someone more senior than him, and that he will be told to delete the sensitive files I sent over to his email. After I had withdrawn my offer for this property, they put the house back on the market, knowing full well there are sitting tenants in the property who will not be vacating the property anytime soon. This shows they have no reservations in deceiving people. This is a very poor reflection of Douglas Allen and I would advise anyone to steer well clear of them!

My advice for anyone looking to sell their property is to choose anyone else in the Basildon Area than Douglas Allan. We were not in a rush to sell our property, and of course, the market has been challenging right now, however, we did expect a partnership with an Estate Agency that we would be working together us throughout this - this did not happen and was the worse service we have ever experienced with an Estate Agency During our initial meeting, Lucy was very positive, telling us how she would be in contact touch with us and how experienced they are in the area. However, other than the first week or two, we never heard from her again. Louise was also great to work with for a week or two but then she also disappeared. There were constantly bad communication and organisation issues (cancelling appointments, the agents doing the viewing unable to access email so unprepared for last minute changes, not giving us feedback or the feedback they gave being so basic it added no value to either of us, not providing any advice around the value of the property or how we could get more interest, on one occasion we had someone turn up to our property early and we were not told - neither was the agent showing them around due to the lack of email... this didn't leave anyone looking good, in another occasion they even left two potential buyers on the door as the sales agent never arrived to the appointment and they didn't let them know as they do not have a phone). They are more expensive than any other Estate Agency in the area, and in my experience, the service is horrible. They also sent potential clients whose requirements didn't match the property's characteristics. We have lost time and money as we have needed to reduce the property's price as the market is going down; they provided analytics of what they do to help find potential people to come around and for many weeks, we saw them doing nothing and just sitting on it. Towards the end of our time with them, they even told us we were "old stock" due to them not being able to sell it for six months so they usually get more traffic on new properties implying they spend more time on new properties, which also explained we were seeing less and less people come around each week and communication was getting worse and worse
