I put an offer in for a house on fri am and had no curtesy call until today ( Monday lunchtime) to say the offer had not been accepted and wanted the asking price and then said bye , I said I will offer the asking price , this appeared to surprise the lady in the telephone . I said why hadn’t they let me know previous , she didn’t know but said she would put the offer to the person selling and get back to me . A few hours later she called and said the offer was not accepted . Confused , I asked why , as you said they wanted the asking price . I was then told she didn’t want the asking price and other offered had gone in . I asked if she could look into why we were not contacted and said she would and would email I’ve yet to see the email * we were not given a curtesy call *we were not given the chance to up our offer *told that we were the first to offer then told different *told no other offers had gone in when we viewed it , then told different Because if all this we lost a sale Very disappointed

As first time buyers who have scrimped and saved for a LONG time to get together a deposit, we were delighted to find a lovely home on Kingswood. After a couple of viewings we made an offer which was accepted. Hurray, happy days - but not for long!Having instructed our solicitor to undertake the usual checks, we were surprised to find out that the vendor had casually stated on their paperwork that the garage at the property was leasehold. This had not been mentioned at either viewing, or whilst submitting our offer through Beercocks (and the property was advertised as freehold). After waiting almost two months to receive an indication of the leasehold costs (which we never did receive), being advised by our solicitor that there would be additional legal fees involved and that it could affect our mortgage offer (the lender would need to be advised of the leasehold issue), we approached Beercocks to share our disappointment and ask whether the vendor would be willing to negotiate on the price at all (perfectly reasonable I thought, bearing in mind the additional costs we would have to pay). Beercocks' handling of our concerns was appalling. We were told "I don't really see why it should matter" and "well, it's not our fault as we weren't told by the vendor". Now, I completely understand that an estate agent can't be expected to know everything about a property. I would never expect them to know about hidden damp issues, or the location of sewage pipes. What I would expect them to know, as experts in the property industry, is that if there's a garage with a coach house flat on the top of it, chances are it's likely to be leasehold! Surely it's their job to know this stuff and check with the vendor? So after two weeks of waiting and four follow up calls to find out whether there was scope to negotiate on the price, we were finally told that the vendor would rather put it back on the market. So here we are, £1,200 down and feeling completely stressed. I'm only glad that it states on the new listing (albeit in a discreet place) that the garage is leasehold. Hopefully the next person to place an offer on this house can do so with their eyes open. Getting a foot up on the property ladder is difficult at the best of times but Beercocks just made it ten times harder for us.

Great service - efficient, friendly, good value and great communication throughout the whole selling process. We've bought and sold several properties over the years and Beercocks have definitely been one the of the best agents we've come across. Thank you.
Thanks for your very kind recommendation! Your feedback means so much to all of us here at beercocks! Thanks again for your continued business.

Would NOT use this estate agents again. We used the Holderness Road branch and recently purchased a 3 bedroom semi-detatched house, and had the offer accepted. We had already paid surveyors fees and were waiting for the seller to move house. I received a phone call informing me that another buyer had outbid us (despite the house not even being on the market). On bringing this up, I was asked if I could meet the price and pay the extra money (despite agreeing on a price weeks ago and the house being sold). Not only this, but I was told another house was coming up across the road and we could go and see it before anyone else - like this was an acceptable response. My father and I were both given conflicting information on how the offer was made to the sellers, one being that they had their door knocked at and were given the offer in person, the other, was that the person who outbid us were told by Beercocks that the house was sold but "ignored" them, we were then told that Beercocks made the offer to the sellers - despite the house already being sold.I find myself perplexed, given that houses we have looked at have stated "no more offers will be accepted" and this is stated by the agency, yet Beercocks seem to think it's acceptable to leave us in a situation where we have a house we have sold with nowhere to go but probably rented accommodation (meaning more wasted money) and we will now have to inform our buyer of the inconvenient hold up as well as trying to get the money back we have already paid. Absolutely disgusting way to be treat by a company, and a reputable agency (evidently it doesn't matter all that much to them how their customers feel or are treat) The last few days have been constant stress, I just hope others learn from this and avoid them.

Feeling very let down by this company. I have rented a property they manage for over 3 years and nothing has gone smoothly, not even on the day I moved in. Now after several requests and being made to feel I was in the wrong I reported a leak which I showed them on inspection day, but no they didn't have the brains to report it, even though I was assured she would. A few months later I reported it again, still no action. Another couple of months I report it again finally they contact Flex Maintenance to come have a look. They come, say they don't know where it is coming from so ceiling needs to come down. Guess what they come back rip my bathroom apart and replace floor. Looks good and then 3 days later part of my ceiling comes down. Ruining a standard lamp and my Christmas decorations......really not happy with the service from this company.

Appalling lettings policy that encourages discrimination. Being the first to apply, calling on the day the property was listed, waiting 4 weeks to view, being ready to move & pay right away, good credit score etc mean nothing. They collect as many applications as possible & then landlord can pick and choose. This could be based on being the wrong age, having the wrong job, messy handwriting, anything! How can this possibly be a fair way of handling applications? It is wrong and I am disgusted. Will never deal with these again.Letters are being sent today to NAEA and ARLA regarding this poor practice. This type of policy should not be allowed.

Great agents
The team at Beercocks made a recent house sale a walk in the park. They're a knowledgeable friendly team and the service is priced fairly.
