Absolute vile company. Can’t say much for sally Harrison but the fact they have gone into partnership with property shop they can’t be much better. Theres a reason property shop have their reviews turned off. Staff are incompetent and have no customer service skills. All patronising and will do everything to avoid repairs and if they do repairs this is done as cheaply as possible. They forge paperwork and also ignore you when asking questions and then proceed to lie about this. They also agree a move out date and then think it’s okay to charge you for the remainder of the month (when you have moved out) when you have it in black and white the agreement. Nothing but a scam of a company who only wants one thing, MONEY. I’d rather live on the streets than in a property managed by them.

In response:
If someone has a reservation on the property, they cannot make someone else go see a house and tell them that it is already reserved.
I chose to travel 65 miles but not so that you would tell me once I arrived that the house was already reserved.
Are you disappointed because I chose not to see a house that has been advertised for more than a month and nobody wants to?
We are even more disappointed for making us travel 65 miles to see the house that we were interested in and then telling us that it is already reserved.
And I reaffirm what I said, we called around two in the afternoon and they told us to come the next day at 11 in the morning to be the first and he is trying to explain to me that at that time the owner was gardening (which is very iffy as the garden was exactly the same as in the photos) a person who did the viewing before us (which is not true or was not what we were told on the phone) chose to go home without warning and found the owner doing gardening? hahahaha let me doubt it, it all sounds very strange.
When they say that there were people in front of us, is not correct, and I suppose purpose to write it is to excuse themself in some way.Why else would we make such a hasty 65 mile drive to see a house if we didn't know we were first?
In any case, it is very unprofessional to make someone travel to see a house that, according to you, is already reserved.
What I am clear about is one thing, so many negative reviews are no coincidence, and in all of them you excuse yourself with something

We can confirm that it was ourselves that reported your previous review to Google which was removed due to incorrect content, making irrelevant references to Tom Cruise & also the fact that you’ve left a number of the same reviews under different accounts, in particular the names of Jagoda Kozdrowska’ and ‘Nomellors’.
There seems little point in reiterating our procedures to you again as we have already explained these in great detail a number of times. Please could you take note that a photo of a garden will remain the same, whereas the actual garden itself will change regularly as things grow, ie grass, plants & shrubs. Of course, gardens need to be tended to regularly otherwise they become overgrown. The fact it looked similar to the photos goes to show it has been well maintained. Your comments are therefore again somewhat odd.
We hope that you have now found suitable accommodation and can move on from your negative reviews.

As a long term tenant i can't disagree more with these as service and support have been second to non, these other odiots need to realise the relationship works both ways and you have to do your bit as well

Disappointed isn't the word really. I feel cheated, lied to and heart broken. Me and my husband saw a house and fell in love with it. We had to wait 2 weeks to view it as they didn't have any times available that would be suitable. We viewed. The gentleman didn't seem very interested in showing us around really but that's just the impression I got. We applied. We got bank statements together, wage slips, photo I.D and references in less than 48 hrs. They emailed me to pay a holding deposit and i rung and did so in 20 mins. It came to light about a 5 year old CCJ about a parking ticket that we had no clue about. They asked for a guarantor. We couldn't get one. They said they needed to do a house inspection. The only time we could do it was 9th March. My sons 1st birthday. We had agreed that we really wanted this house so it would just have to be that day. I made sure the house was clean and tidy as I didn't know what to expect. In the meantime we paid another £800+ to secure the house and we booked a meeting to collect keys this Thursday 12th at 3pm. I was so excited. They even rang my husband to ask if we wanted to keep any furniture. The inspection date arrived. The gentleman came in, sat on my couch and read our application back to me. He stayed 5 mins. Viewed the kitchen through the glass door and said "no pets here right?" To which I replied "nope". He didn't go upstairs. He said "we have to do visits with everyone now, the landlords like it" to which I replied "I understand". He left. I rung my husband to say that i thought it went well! 30 mins later I got a phone call. "Our inspector suspects a pet in the house, the landlord no longer wants to proceed with the application." I broke down and said I DON'T HAVE A PET HERE. what can I do to reassure the landlord. 'Nothing. He no longer wants to proceed." But why? There isn't a pet here?? "We suspect there is". Broken. Our plans shattered. I gave them my bank details to refund me. The listing was never taken down the whole time it was meant to be under application with us. There was never an update on the listing to say *under application* like most do when a potential new tenant pays £1,000+ holding deposit and 5 weeks rent. To have the house pulled from under us ruined not only my day but my day with my son on his 1st birthday. They suspect I have a pet. I don't. I suspect they took another application while ours was proceeding and someone new will be moving into our dream home over the new couple of weeks. That's what I suspect. We will be forwarding this to the property ombudsmen and I'll bet they aren't members of the NAEA so they will just do as they please. Hopefully the property ombudsmen will investigate my suspicions of taking an application while a property was under application and let me know what just happened as something isn't right here. I wish I'd have looked at your trust pilot before applying as we can't all be wrong. Your staff are rude to customers. Ruthless and commission chasing. Only out for yourselves and F anyone who gets in the way of your pay day eh. Nice one property shop Accrington. Now I know why you don't sign your emails with names, so no one knows who to direct their complaint to. With all of your negative reviews, you will probably reply with something clever and make out we are in the wrong and you're in the right on this one. Go ahead. Brush me and my husband under the carpet. See where it gets you.

Overall they have managed (and sold) properties well for us over the past twelve years. Excellent at handling problem tenants. We have had issues with larger maintenance jobs which could have been handled much more professionally. But as a letting/sales agency they are fine in our experience.

GoogleI contacted them to discuss a property that had been listed near me as it stated no pets.
I asked them about the new legislation online that I had seen on the gov website about landlords and declining pets where I was left with a rude and abrupt response that it is landlords choice.
I did say it was a shame and I have two very well behaved animals but wasnt offered to put that forward to the landlord or anything was just told basically no means no. I am a long standing tenant and having worked in an estate agent myself and know the level of service to expect I didnt find the service friendly or helpful at all.
I also mentioned its a shame landlords are still allowed to say no to pets (even though the gov website states differently) as a lot of people have pets these days and the response I got was 'well we have had 20 applications through from people without pets soooo' :)
I wouldnt look to view or enquire about a property with pad 2 let again.

We are disappointed that you felt the need to leave this review.
Firstly, we must point out that it is NOT the Law for Landlords to use the Model Tenancy Agreement which you may have viewed on the Government website. This is only offered as ‘guidance’ and Landlords/Agents have no legal requirement to use it. At 64 pages long it is not a popular choice of Tenancy Agreement and you will find that many Agents/Landlords use their own Assured Shorthold Tenancy Agreements provided in their legal packs.
Our agency offers a service to Landlords to advertise their properties and find them suitable tenants. In some situations Landlords will stipulate that they do not want to accept pets into their properties. Please try to appreciate that until the law changes Landlords will have the choice on whether to say yes, or no, to pets. Due to the Government ‘Deposit Cap’ it has become a lot less attractive for Landlords to accept pets as they cannot request a higher deposit to cover for any pet damage and/or professional carpet cleaning.
It is true that we have received over 20 enquiries from people without pets, however it certainly wasn’t said in the manner in which you have stated. I’m sorry that you feel so aggrieved by the system but until the law changes we cannot enforce that Landlords have to accept pets. We are just trying to do our job and put suitable tenants into properties that match the Landlords requirements.
We will ensure that your details are removed from the property and wish you every success in finding a suitable home.

GoogleThe worst service I think I have ever experienced in my life!
We had numerous issues with our house through pad 2 let and saying they didn’t care is an understatement. We lived without a boiler, without a washing machine, with mould, damp and we were paying £495 a month. Despite complaining multiple times and threatening them with environmental health nothing was done and so we left our tenancy early.
Kate who it the manager there has no idea what she is doing, and if I could have given 0 stars I would but unfortunately 1 is the minimum

Hello Jody. Thanks for your response, however we would like to point out a number of discrepancies. The boiler was in working order, the property was not advertised as having a washing machine, and also there wasn't any evidence of mould in the property. We haven’t had any contact from environment health, and if we had then we would’ve explained to them that there weren’t any maintenance issues pending for us to fix. The Landlord kindly agreed to release you from the tenancy a few weeks early as you had purchased a property. Do not deal with these people. I've been renting from them for years, and Everytime I need to communicate with them, I end up mentally unwell!!!! Gaslighters of the highest order in the office. When I leave I will go into detail, but my God, I've never ever in my life felt so disrespected from a company. Do not rent from these people, unless you enjoy banging your head into the wall repeatedly after speaking to them, and being called a liar when having to fork out money to repair a roof which was reported in November 2023, it's now September 2024. If only I could contact my landlord and not have to go through these cowboys.

GoogleHave had experience of this company both as a landlord and as a tenant. Needless to say they are far more helpful when they are getting money out of you as a landlord. Due to a change of circumstances recently and looking to rent short term before buying a new property I rang Pad2Let and quickly remembered why I had vowed years ago to have nothing to do with them. Rude staff, unhelpful and almost impossible to book a viewing. Had such a ad experience with Pad2Let and Jon Simon of Burnley that I changed my mind and bought a property straight away instead. If you are a landlord I would say think twice before using them if you want a company that will be respectful and friendly to potential tenants. I earn around 45k a year have an excellent credit history full time employment no pets don't smoke and have savings and they still weren't interested in providing a service.

We do recollect dealing with you both as a Landlord and tenant in a couple of our properties a number of years ago. During this time we had a good working relationship together without any complaints and therefore find your review somewhat surprising. If you have been trying to arrange a viewing on a property which isn’t yet ready to view (for example; being renovated / waiting for a tenant to vacate / someone has already applied for it, etc) then this will probably be the reason why you have had to wait. In these situations your name would be added to the waiting list and then we would contact you when available to view. We can assure you that it really isn’t impossible to arrange a viewing; we carry out lots of viewings 6 days a week. It should be noted that your salary and credit history doesn’t put you to the top of the list and our policy is to serve customers on a ‘first come first served basis’ which has been successful for many years. We also offer a ‘property alert’ service where you can be notified by email as soon as a property is uploaded to the internet. If you still have some issues to discuss then please don’t hesitate to contact us as we would be happy to assist.

GoogleI have been involved in buy to let as a landlord since 2003 and have used several local letting agents in my time.
A number of years ago we switched to Pad2Let because of poor service with previous companies. Myself and my wife have been delighted with every aspect of this company. They are really well organised and the girls in the office are a pleasure to deal with. They have all bases covered ranging from finding and vetting quality tenants before moving in to efficient rental payment and advising of changes in regulations etc.
This service we have found badly lacking in previous agents. They also speak to our tenants in a friendly and efficient manner. They field calls from tenants when there is a problem and promptly let us know so the issue can be dealt with in a timely manner.
To summarise if you are a landlord or indeed a prospective tenant i could not recommend Pad2Let more strongly, excellent all round.PositiveResponsiveness, Quality, Professionalism, Value

From the limited conversations we've had with them you'd think we were looking to move into a grand mansion not a 2 up and 2 down terraced house. Me and my partner earn around £45k a year between us and apparently that is not enough to rent a £700 a month property with them.... Even with a previous landlord willing to tell them we've lived in their property for 10 years and never missed a payment and we only need to move because he's relocating abroad apparently this isn't enough to rent a completely standard terraced house through them. Absolute joke, would say id avoid but they've made it quite clear from the offset they don't want our custom.

Since the Tenant Fees Act was introduced in 2019 all applications are processed free of charge. Since applicants no longer have to commit to paying for a referencing service we have found a number of people will go through the application process with a few letting agents at the same time and then choose which property they want once approved. We hope you can appreciate that the application process is time-consuming & costly and if applicants then walk away after checks are completed it is very frustrating. We therefore create a waiting list on properties if they are not immediately available, for example; the property is being renovated / waiting for a tenant to vacate / someone has already applied for it / there are people on the list before you (we keep our enquiries in date order). This was explained to you on a couple of occasions and although we appreciate that you may find it frustrating having to wait this cannot always be avoided.
