Disorganised processes and poor landlord communication I’ve been a landlord with Aspire Estate Agents Balham for several years, but the recent renewal of my flat at Derry Court, Streatham High Road has highlighted serious internal issues in their lettings process. After my outgoing tenant gave their notice, Aspire took weeks to list the property despite my clear instruction to proceed. During that delay, a smaller flat in the same building was let for a higher rent by another agency, an opportunity Aspire simply missed. Only after I escalated and mentioned appointing another agent did things begin to move. Even once a tenant was found, communication between Aspire and their contractors remained confused and reactive. I repeatedly had to chase for updates and clarification on basic matters like key handling, check-in arrangements and rent or deposit confirmation, all issues that should have been closed off well before the tenancy start date. From a landlord’s perspective, this isn’t about individual effort; it’s about structure. Aspire’s processes appear fragmented, with little coordination or accountability once a property is under management. There are good people trying their best, but the overall experience has been unnecessarily stressful and time-consuming for a paying client. I hope that Aspire’s senior team will review the coordination around handovers and communication as conveyed above, since this experience fell short of the service one would expect.

Just recently closed on a sale and purchase with Aspire Balham and I have to say the team were fantastic. Chelsea, Mat and Tom pulled together to to hold the up the chain, always responsive and motivated to keep it moving. They are a very strong team and the level of service went well beyond what I expected. When things got tough they really showed their experience and attention to detail which is where many other agents fall short in the process. I could not recommend them highly enough if you are looking for professional, knowledgeable estate agents in the area. There are a lot to choose from but you get a much more personal service with Aspire.

To confirm the agents response to this review is false, obviously An awful estate agent. To be avoided. Do not take business to this agency. Lauren Burnett, Lorna Evans and Jonathan Hill were dealing with rental of my property. Despite my instruction not to, without my blessing/direct knowledge they signed a tenancy agreement on my behalf. They committed me to a tenant I did not want. When I complained to them they started delaying payment of rent they collected for no reason. It was only through money claim service of Her Majesty's Courts and Tribunal Services I got rent owed to me and collected by Aspire. Terrible service, unprofessional and untrustworthy. I specifically am dissatisfied in Lauren Burnett. She took the matter personal and for no legal backing, just because she disliked my complaint she blocked payment of rent to me.
