GoogleThis agency should not be allowed to rent apartments at all. Families with small children are forced to live in walls with mold and mildew a centimeters thick, sometimes even covering the entire wall. The agency ignores any problems reported by the tenant requiring repairs. Despite reports, nothing is repaired, and if they do make any repairs, the rent is immediately raised. The landlord and the agency are responsible for all repairs reported by the tenant. This agency harasses and forces tenants to completely renovate the entire apartment, replacing the floorboards, carpets in the bedroom and on the stairs, as well as painting the walls. Do the apartment and everyday items wear out after years? This agency requires supervision and control, because when the tenant leaves, they harass and force renovations and repairs.They deserve zero points. That's my opinion. My daughter rented an apartment from them for seven years. During that entire period, they would come and check the apartment every few months. They even managed to enter the apartment illegally when my daughter wasn't home. They had their own keys and entered without permission. Now, as for the repairs, it's a complete disaster. My daughter reported serious problems with moisture and mold, but they did nothing. They told my daughter, who was pregnant at the time, to remove the mold and moisture herself with Domestos or another detergent. They also have zero response to other repairs. They only wrote down what needed fixing and did nothing. Now that my daughter has moved out, they're ordering her to fix all the repairs reported by this deceitful agency. What's more, they're ordering her to replace the carpets in the bedrooms, the laminate flooring in the living room and bathroom, the carpet on the stairs, and repaint the rooms twice with emulsion. They want the apartment renovated and refurbished. They think the tenant doesn't know their rights and are trying to extort a general renovation of the apartment and an additional payment of £2,800. As a mother, I often visited when they visited, and I have ample evidence that they promised to fix everything my daughter reported, but they did nothing. She'll be surprised when she hears the truth about themselves. They also harass my daughter by email, asking her to renovate and refurbish the apartment. Evidence shows that the laminate flooring in the living room and bathroom, the wall tiles, the gas stove in the kitchen, and the kitchen cabinets have been there for 15 years. They want their daughter to pay them for the loose hinges on the cabinets and one door that came loose and broke off. 15 years of use, or even longer. The agency is now afraid of the landlord because they ignored all the major repairs they could have done individually, so now they have to do everything at once. They must now renovate, either at their own expense or at the landlord's expense. The tenant is not obligated to return the apartment renovated and refurbished upon vacating.

GoogleAbsolutely shocking estate agent.
I lived in a property for 6 months and decided not to renew the tenancy.
Initially, the estate agent did an end of tenancy inspection and said everything was in order and I was to await a full refund of my deposit. A day later, I recieved an email from the agent stating that the landlord has double checked the property and he'd listed hundreds of pounds worth of wear and tear, which really wasn't the case. I questioned this with the agent and she took the landlords side.
Anyway, went through the deposit scheme and got my full deposit back as the house was in exactly the same condition as it was at the beginning of the tenancy.
Be very weary of this letting agent as they WILL take the side of their greedy and exploitative landlords.
...Further to your response, I will not delete the review. What I stated is correct - I had to wait months to get my deposit back after you took sides with lying landlord over a good tenant. Seems to me there is a toxic culture within your branch.
Again, bit of advice for would-be Reed Rains tenants, don't bother!

It appears that you were a tenant in one of our properties in 2014 (10 years ago) and received your full deposit back. We can find no record of you renting through us after that. GoogleWe've not bought or sold a house since 1980 when everything was so much different and felt out of our depths. Devon guided us through the whole process keeping in touch at each and explaining everything as we went along which was very reassuring and just right for us. A week before completion we had hidden leak and were convinced the buyers would pull out but Devon reassured us as well as the buyers once the leak and everywhere was sorted. Devon has a really good sense of humour which helped keep us, and probably him, going.
