Poor quality viewings and service

The Clapham branch sales negotiator was late for the viewing and didn’t ask anyone from the office to notify us (15 minutes late). He had also double booked the appointment, the entire booking was a bit of a disorganised mess. There was a fair bit he wasn’t aware of and generally wasn’t that helpful. The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

Absolutely disgusting service

Absolutely disgusting service, they come across very professional when they value the house, but once its on the market the staff are unhelpful and take days to answer emails. The details were incorrect online as it was put live without us agreeing the details, the pictures were awful and the one thing we did make them change. There has been no effort to sell the house, only having one viewer in two months. Only to find out that the contract is for 4 months too, devastated. Stay away from this company.

We chose Bairstow Eves to sell my mother's bungalow because they had just sold a house in her road, and when I needed information and a valuation of the bungalow when applying for probate, they freely and willingly complied, knowing that I may not use them to sell. I was so impressed with this attitude that we did go with them. And they continued to deal with me promptly and made what turned out to be a very stressful process much easier and smoother. I wholeheartedly recommend this branch of Bairstow Eves, especially Lisa, and Michelle and Laura, to anyone wishing to sell in the Sutton area. The only negative thing that I now regret is I wouldn't go with their recommended solicitor. It made sense as they have regular contact and dealings with their solicitor. But I found it frustrating and stressful, dealing with someone I never met, couldn't get to talk to on the phone, and had to keep posting things to. Using a local solicitor, that I could pop in on, would have been so much much simpler. But they meant well in recommending the solicitors they deal with, and I don't fault them on that.

I would have given 5 stars, as the team are lovely and very helpful, however one of the team, Jennifer Phillips, who I have found to be very rude, demanding and insulting. It really is such a shame, as the rest of the team is lovely and welcoming. Dealing with Bairstow Eves Sutton-in-Ashfield has been great, apart from my and my partners interactions with this certain individual. We are always lovely, kind, listen to and work with Bairstowe Eves Sutton-in-Ashfield, and the other members of staff have been the same with us! It really is such a shame that one member of staff has tarnished our experience with this Lettings Agency. Alix Middleton has been fantastic, however, and had made our experience lovely before speaking with Jennifer Phillips. Alix goes above and beyond, and you can tell she really cares about not only her job, but her clients. Jennifer Phillips has also insinuated that we’ve lied about getting our carpets professionally cleaned. I sent a receipt to a different member of staff once the professional cleaning had taken place, as instructed, just to receive a phone call only yesterday from Jennifer, insinuating that we lied about getting our carpets professionally cleaned, and asking that we send the receipt to herself. Perhaps the carpets wouldn’t, and I quote, ‘still smell like cat wee’, if you had asked the previous tenant to get the carpets professionally cleaned prior to us taking over the tenancy. The previous tenant had two cats of which used to wee in the corners of the property, which they allowed us to take over the tenancy whilst I was heavily pregnant, knowing what state the carpets were previously in. We since spent £450 on a professional carpet cleaner, as we ended our tenancy, just to be told that ‘it’s a shame because it still smells like cat wee’ and insinuating that we lied, quote on quote ‘did you actually get the carpets PROFESSIONALLY cleaned?’. We spent £450 on a professional carpet cleaning service, with a newborn baby, a new property to pay for etc, whilst I’m on maternity leave pay, covering the previous tenants damage to the carpets, just to be told that ‘it’s a shame, did you actually get the carpets PROFESSIONALLY cleaned?’. It’s outrageous, it’s hurtful and it’s stressful. We’ve done all they’ve asked of us, just to be out of pocket with a newborn baby, and to be insinuated of lying, with no follow-up after being spoken too in such a nasty manner. We were forced to end our tenancy early, due to the copious amounts of damp throughout the property, that we had flagged up with Bairstowe Eves for over a year. My baby was born and the damp was growing so much that the ceiling started coming off! (Small amounts of ceiling). This, on top of numerous other things, forced us to end our tenancy early (we had to pay a couple of hundred pounds for that too), due to the conditions of this house. It was not safe for a newborn baby at all. Had these issues been fixed, we would not have felt the need to end the tendency early. Nothing at all got fixed whilst living at this property, yet, we’ve left due to this, and we’ve had to pay, out of pocket, hundreds to get the previous tenants damaged fixed. I just want this to be over.

She was most helpful and professional and on her advice we decided to go ahead with the Auction Method of Sale. We were kept informed at all times regarding.. level of interest on the property .. viewing times & dates (which were handled entirely by Bairstow Eves) .. and any queries we had were answered promptly and to our satisfaction. We are pleased to say that the Property sold very quickly on the agreed date and the price achieved was most satisfactory. DO NOT TRUST BAIRSTOW EVES, Property Rented Without a Valid Licence

I am writing this to warn other families. My family and I have experienced nothing but stress and chaos since renting a property through Bairstow in May 2026.After moving in, we discovered to our horror that the property was let without a valid property licence. When we raised this serious legal issue, the agency completely absolved themselves of responsibility, blaming the landlord. Under UK housing law, letting agents have a strict legal duty to verify and ensure proper licensing is in place before letting a property.The customer service at this branch is shockingly unprofessional. Particular staff members, Mehmet, Rejaul, and Exene, are completely evasive. They take weeks to respond to emails and refuse to answer the phone. On the rare occasion we do manage to speak to them over the phone, they make empty promises to send over details, only to go completely silent and ignore all subsequent emails.Avoid Bairstow at all costs if you value your peace of mind and legal safety. They take your money and completely abandon their legal obligations.
