Ahhh Sam, she’s so perceptive and intuitive she was such a pleasure to view properties with (she also knows her stuff!). I cannot stress strongly enough that you should avoid using Royston and Lund. Whilst my sale went through, it was not because of Royston and Lund, but rather the efforts of other estate agents in the chain. If the other parties in our chain had estate agents of the same calibre as Royston and Lund, I have no doubt that our sale and purchase would have completely fallen through. The initial sales pitch was impressive and the fees were competitive, however the service thereafter was extremely disappointing. Pricing guidance was poor, and we ultimately had to seek advice from another agent to correctly price our property. It would be overly generous to say that they were reactive in their approach, let alone proactive, and sales progression was non existent. Communication was so ineffective that other agents involved chose to exclude Royston and Lund from communications, as their involvement was more of a hindrance than a help, and we had to deal with other agents directly instead. Updates were infrequent, responses were slow, and promised callbacks often did not happen. When updates were provided, the information was often out of date or incorrect. On several occasions, inaccurate details were communicated by Royston and Lund to other parties on our behalf and we had to correct them. We were explicitly told that emails relating to our transaction were not being opened or read. Overall, the experience caused unnecessary stress and frustration. When complaints were raised, no apology was offered, they simply proceeded straight to threatening legal action if we didn't pay the fee on the basis that the transaction had completed and so they had done their job.. We received what are clearly precedent letters very quickly, which suggests that they get these complaints frequently. I have never met a company less deserving of their fee. I would strongly, strongly advise avoiding Royston and Lund, and recommend contacting someone like Liz Milson or Jess Beesley instead.

I would totally recommend using Royston Lund Estate agents at Keyworth . I sold a 3 bed and downsized in what should have been a straightforward situation . Unfortunately the conveyancing process became very complicated and challenging and would have collapsed without the continued determination and professionalism of the staff at Royston & Lund. I particularly thank Matt , who persisted with achieving a positive outcome and went above and beyond in his efforts. I always received good advice and re -assurance throughout the process , when it was easy to become overwhelmed and despondent . In short, his dedication achieved a sale against the odds .

I've had an excellent experience with R&L during the sale of my property. From the initial visit from Lindsey, to dealing with Ash who kindly sorted the marketing photos, with Poppy and India in the office keeping me updated all through to marketing/sale stage and onto both William and Kirsty keeping me updated throughout the after sales progression stage (I hope I've not missed anyone!!)...... but all at R&L have been fantastic throughout the process. Used this agent to view a property and I was extremely disappointed by their lack of professionalism throughout . They came across as rude and unhelpful at every stage . They avoid answering basic questions and stating that there was no way of getting the answers due to the owner being deceased yet we was able to find out the answers ourselves , to me this seemed deliberate and avoiding transparency . It also seemed like they was using pressure tactics to secure a sale by asking us for best and final offers without even acknowledging any information we requested at all . I won’t be using these for any future viewings in any of their sales and certainly won’t be using them for any of our sales either .

Unfortunately, this has now been the third time we’ve had the same staff member conduct a viewing, and the experience has consistently been disappointing. She has arrived late on each occasion, did not show us around the property, and was unable to answer even the most basic questions about the house, such as how long it had been vacant. Instead, we were left to look around on our own while she remained downstairs on her phone. On our second viewing she didn’t even realise that we had already bought the property, which was very concerning. This gave the impression of very little effort or interest, which really let down the overall experience.

We were disappointed with our experience. The marketing materials were poorly drafted and we had to spend a lot of time correcting their spelling errors. They operate a skeleton staff team so they have limited availability to carry out viewings. They only did 4/18 viewings for us because they were unable to facilitate the times that buyers were requesting. Their communication was infrequent and unclear which left us and buyers feeling confused and frustrated. When we accepted an offer they say they appoint a sales progressor, but in our case we didn't have one email or call from them in the 3 month conveyancing period. All in all, minimum input for maximum return! That said, we did grumble about the level of service we received and in recognition of this they reduced their fee. I hope they take on more staff so they can improve and provide a better service. Their pictures were good - which gained a star!

Samantha was amazing!! I wasn’t even the one using Royston & Lund but she went above and beyond! Being in a chain of 4 houses things had got pretty frustrating, there was lack of communication between other estate agents, and solicitors, until Samantha came along!! She pushed and pushed and kept everyone updated with useful information to stop anyone feeling in the dark about our purchases. I doubt we’d be moving so soon if it wasn’t for Samantha’s help. I can't thank the staff at West Bridgford enough, especially Natasha. They made selling my house as painless as possible for me. Natasha rang me weekly, unprompted, to give me an update and I was never left hanging around for returned phone calls. They suggested an open day for viewings and it worked really well with 2 offers on the first day. As I am living some distance away from the house i was selling, they even went to the house for me to pick up documentation that had been posted through the door and was needed by the buyer. So thoughtful and such a time saver. I would not hesitate to recommend them to anyone going through this process and cannot thank them enough. P.S. Natasha is an absolute star

From the get go Royston and Lund were very professional, attentive and helpful. The sales team including Kierhan, Liz and Lindsey were great and the pictures taken of the house were of good quality. We had a few issues with a seller pulling out and a quick turn around time and everyone in the team tried their best to sort things out. Without Kirsty I don’t think our sale or purchase would have gone through. She was amazing and was in it with both sides of the chain to ensure things were progressing how we wanted them to. R&L Ashby have been incredible from start to finish on the sale of my house, from the beginning Lindsey was keen to get me the best price and showed interest in what i wanted rather than just giving opinions. Lindsey was always so quick to get back to me on any questions and was always at the other end of the phone.
