Had a terrible experience with this branch. On Friday 26th December, I called asking for a home report for a property in Anson Avenue, Falkirk. Mr Graham picked up the call. He sent me the home report and then proceed to rudely interrupt the call when I was asking questions about the property with the excuse that somebody had just come in the branch that he needed to serve. He neglected to understand that I was not finished being served. Later got a call from another lady in the branch to respond to my rightmove query on the property which was unaware that I had called and already got home report. I went to see the property on Saturday 27th which I decided to proceed to place a formal offer in. On Sunday got a call from the estate agent which I couldn't pick up. I called back roughly 10mins after (1 hour before they were due to close) and spoke to the lady to tell her my will to put an offer in - was rushed out of the call when I asked more questions about the property as she was stating that she was only responsible for booking and following up on viewings and that I could get information from the negotiatiors on Monday. She said she was going to register my interest on the property on their system. To be completely honest it felt like she was rushing to leave work. On Monday (29th) I was unable to submit an offer because it was a bank Holiday in Glasgow and my solicitor was off. Today Tuesday I called the estate agent, spoke to Mr Graham and was informed that the property was already under offer without myself being allowed to put an offer in and that the only record they had was that they tried to call me on Sunday and I didn't pick up the phone - which was untrue. To make matters worse I was told by Mr Graham that "the market sometimes is slow and sometimes really fast" when the property didn't even go to a closing date.. basically done a terrible job for their customer by excluding my offer and terrible job for myself as a prospective buyer. Confronted with all the issues before and Mr Grahams lack of care and understanding suggesting that it was my fault, I expressed how unhappy I am with their service. They missed out on a viable customer that could move quickly and that already had an agreement in principle for a mortgage. Words can't describe my disappointment and the perceived widespread incompetence and how poorly managed this branch is. The lack of communication between the different stakeholders handling a property is palpable. I certainly will be excluding viewing properties advertised by Clyde Properties Falkirk.

After finally breaking free from the clutches of the private letting world, it's time to spill the beans on Clyde Property. If you're weighing your options between Clyde and, well, anyone else, let me save you the trouble: consider exploring those other options. My main issue? The flat inspections, oh the wonderful flat inspections. It was like clockwork every 8 weeks, as Clyde's inspection staff would descend upon our humble abode. They probed deeper than an archaeologist on a mission to find ancient relics, inspecting everything from the inside of our oven to the space behind the radiators. They even took pictures of the seats we sat on, I'm still scratching my head over what they expected to discover there.Despite the fact Clyde properties are well maintained (I have to give them that), earning them a modest "more than one"-star rating from yours truly, the constant scrutiny turned our home into a real-life episode of 'CSI: Clyde Property'. You'd think after a decade of loyal tenancy, they'd trust us not to turn the fridge into a science experiment. Alas, no such luck.So, if you value your privacy and don't fancy living in a real-life version of 'The Truman Show', I'd steer clear of Clyde. There are definitely better letting agents out there who won't treat your sofa like a potential crime scene.

Dear Roy,Thank you for taking the time to review your experience with Clyde. I am sorry to read of the dissatisfaction you mention in terms of our mid-tenancy inspection process. As a responsible managing agent and as per our Fully Managed Service Agreement with our landlord clients, we are obligated to inspect the property every three months. We did used to inspect every two months as you mention, however after consultation we have opted to reduce this to every three months. Our inspection team go through a program of robust training and we expect that they provide a general overview of the internal condition of the property, noting any maintenance or cleanliness issues - whilst also respecting tenants privacy. I am truly sorry if you feel this was not the case throughout your tenancy. I would be keen to ascertain whether or not you notified us of your concerns, in order for us to take corrective action - mid tenancy. Tenants do have the right to request reduced inspections after an amount of time in a rental property and with the landlords permission, this tends to be implemented. We do pride ourselves on customer experience and therefore I would be keen to have a further discussion with you in relation to same - as I am unable to find a tenancy agreement in your name on our system. My friend recently rented from Clyde Bearsden . The staff were horrendous , turning up for constant inspections , & on dates not agreed , lying about getting repairs done , not getting back to her constantly,& the manageress at the Bearsden office is a strone faced liar who continued to cause her distress !! I see Clyde has about 5 good reviews lately on trust pilot , maybe trust pilot should be looking into them for fake reviews ?, I don’t believe it’s just coincidence all these fake good reviews one after each other , they have got staff members toWrite good fake reviews afterall the constant bad reviews from decent people, they are a despicable company with bad people working for them . That’s how sad & dishonest a company , they’ve got staff writing good reviews rather than being decent human beings

I don’t like this company. My husband and I were attempting to rent a property through them which didn’t work out. Interestingly, a lot of their properties go back on the rental markets after becoming let agreed. No matter what condition the property is in, Clyde request 2 months deposit- the maximum amount they can legally charge. This seems insane in an unfurnished older style house. But no matter what they charge the max. I would imagine so they have a bigger pot to pick out of when the tenancy is completed. I will be avoiding Clyde on my next house hunt.

We do take a two month security deposit as standard. In circumstances whereby an applicant wishes to request this be reduced, as part of an application for tenancy - we will seek the landlords instruction in this regard. The end of tenancy process is managed by our Checkouts department who are dedicated to ensuring a fair outcome for both landlords and tenants alike. Any deposit in Scotland is must be lodged with a third party tenancy deposit scheme and as such there is a robust process for dispute and indeed independent adjudication - in circumstances where a landlord wishes to make deductions from a deposit, and a tenant feels it to be unfair and or not warranted. As a buyer, I need to skip out on viewing a house at Clyde Property. They have no flexibility about timing for people who work Mon-Fri 8.30-5-30. If you don't meet their 9-5 schedule, you can't visit the houses they offer, and we both work Mon-Fri all day, as most people. This has never happened with all the other agencies. So, we can't go for any house they manage.
