We had a very disappointing experience with Harrison Hobbs at Signature Estates. After viewing a property and expressing our interest immediately via email and in person, as instructed, we heard absolutely nothing back. Despite following up the next day by calling the office, we were told that the property had already been taken. Harrison had assured us on-site that he would send us the necessary forms via email, but we never received anything. When we spoke to him on the phone, he claimed he couldn’t find our name on the system and didn’t even offer an apology for the mistake. Instead, he dismissed it entirely, saying it wasn’t his fault. This level of unprofessionalism and lack of communication is unacceptable and ridiculous. We did everything asked of us, only to be let down by poor organisation and zero accountability. Based on our experience, we wouldn’t recommend Harrison Hobbs or Signature Estates to anyone looking for reliable and responsive service.

We had an amazing experience dealing with Glynn in our family house hunting. His expertise and knowledge made us trust the process in finding the house that we want. He is a very professional , always happy to help and will action your request immediately. Thank you Glynn!!!

Great Estate Agency Glyn at Signature Estates sold my Dads property as promised, we chose him because of his professionalism , care and kindness towards helping my elderly Dad with his property sale . He was always on hand for advice and picked up the phone every time even on days off . Would definitely recommend .

Was sceptical about the speed promised to market our property but Glynn delivered. We met on Tuesday our home was live on the Thursday evening. We had our first viewings booked for the Saturday which resulted in the offer we accepted on the Monday. Glynn booked and carried out all viewings making selling our home much easier then we could’ve imagined. Throughout the process Glynn kept us updated and gave us feedback. He went above and beyond. We would definitely recommend using signature estates.

We’ve dealt with many estate agents in the past, but our experience with Signature Estates especially with Glynn has been by far the best. From start to finish, the communication was outstanding. Every phone call and message was responded to immediately, and they were always available when we needed them. What truly set them apart was their honesty, professionalism, and genuine care to help us find exactly what we were looking for. Glynn went above and beyond, working so hard to support us every step of the way.Thank you so much, Glynn, and thank you to the whole Signature team! If you’re looking for the best agency in Watford, look no further. We honestly can’t recommend them enough!
Angela, thank you for your positive feedback, it is always lovely to hear that our clients have been well served. Well done Glynn, high praise indeed.

Long story, with multiple issues but If you’re a tenant considering Signature Estates, please read this. We rented a property from them for four years, and our experience went from frustrating to downright unbelievable. Over time, the flat had several issues, including a broken shower that left us without hot water for over a week, and electrical work that, according to a contractor, should never have passed inspection. Despite repeated requests, Signature Estates routinely delayed or ignored repairs. Still, we looked after the property diligently, paid rent on time, and met all our responsibilities. After four consecutive fixed-term contracts, we asked to continue on a rolling monthly basis. Instead of accommodating our request, they increased the rent by nearly 20%, openly trying to pressure us into signing another full-year agreement. When we finally left, we made a real effort to return the flat in better condition than when we moved in, (at the time we moved in, it wasn’t very clean) cleaning it thoroughly and taking care of small maintenance tasks. Despite that, they delayed communication for weeks and then tried to deduct hundreds of pounds from our deposit for exaggerated and unfair reasons, including claiming “missing” items that we never wanted, and had stored in the ceiling by the landlord’s own instructions. We tried to explain and provided evidence, but they ignored it and didn’t even check. Worse still, they encouraged us not to raise a dispute through the official deposit scheme, suggesting it would “take too long.” For tenants without savings, that kind of pressure can be incredibly damaging. We submitted the dispute anyway, and the independent adjudicator ruled in our favour, awarding us 95% of the deposit. The small amount we didn’t recover was only because we hadn’t taken photos at the start of the tenancy, something we never imagined we’d need, given how responsibly we treated the flat. This kind of agency should not be in business. They take advantage of tenants in a housing market already under pressure, and they operate without fairness or accountability.

We recently rented a flat through Signature Estates and had a truly great experience. From start to finish, we felt supported throughout the process by Lathagini, who was incredibly patient and helpful, especially when some of our paperwork took longer to process. Her support made everything much easier, and we really appreciate all the help she provided. We also want to thank Ruby, who showed us the flat during our viewing. She was very friendly, kind, and made us feel comfortable right away. We absolutely love our new flat and would definitely recommend Signature Estates to anyone looking to rent or buy a property!

Signature Estates in Watford have been letting my properties for some time and have consistently provided an efficient and reliable letting service. And a bit thank you to Naomi for her friendly professionalism and for staying on top of the annual landlord certificates required - much appreciated

We instructed Signature to sell our 4 bed extended property and were instantly regretting our decision The “detailed description” was inaccurate in many areas and after a quick google search it became evident that they were just reusing a description from a similar (but different) property. We received multiple offers and were very carefully guided towards one particular set of buyers, whilst offers from others were either not put forward to us or were played down as from “not serious buyers”. We gave notice and sold the property ourselves for over £50k more. Some of the original buyers who were deemed “not serious”, came to view the house again and told us they were being fobbed off by Signature. I’d avoid using Signature unless you’re desperate

A huge thank-you to the Abbots Langley team for your fantastic ongoing support across our sale/purchase. From the initial conversations almost a year ago around our sale, what was realistic, timings etc, to the ongoing high-levels of communication, honesty and integrity once the deals were agreed. You all contributed to making a notoriously stressful experience far, far easier! I would not hesitate to recommend your services.
Thank you Miles for your kind words. It was a pleasure to deal with you and I am delighted that we were able to secure you a buyer for your property and source your new home "off market" . Congratulations and I hope you are all very happy in your new home. Craig Chesson Owner

Whilst we didn’t end up finding our home with Signiature Estates we had a great experience with them. Neil and Kevin were fantastic during our viewings and very active to try and find a place that was right for us. Highly recommend!
Hi Zara, We really appreciate the review and are gutted we did not manage to find the one for you! We wish you all the best in your new home!

I took a tenancy with this company… upon moving in it was observed that spot lights were flickering with bulbs gone… (this was put in the inventory that come 2 days after moving in) the boiler didn’t work providing no hot water… the over was smoking as there was dirt in it The roof window didn’t work electronically opening it… the drainage did not drain… the dishwasher was full of smelling and dirty water that had not drained, a big list of issues was sent to the letting agency, with the main concern being the lack of hot water. After months of correspondence and emails from contracted plumbers to come and resolve the issues after 3 months I terminated my tenancy on the basis there was a breach of contract, Upon leaving the property I have gone through the formalities to have my deposit returned and let me be clear the only issue that was resolved was the boiler after I had placed my notice to terminate my contract Now having moved out and gone through the formalities, the estate agents are now sending inventories with zoomed in pictures (in comparison to when you move in there not zoomed in to hide dirt and damage) didn’t add the pictures of dirty water in the dishwasher when moved in but showed pictures of CLEAN dishes still in the dishwasher that I had ensured were cleaned prior to exiting, now they are asking for hundreds of pounds off the deposit to make good of screw holes that was there from the previous tenant, where they clearly hung a tv on the wall, stating I done it even though I didn’t have a tv on the wall, in fact I didn’t even have a tv in the bedroom, they state there is a hand mark on the wall they want to repaint and stating it’s quoted at £1500 but only want £900, they stated there is items of clothing still in the wardrobe, which I left as they were there prior to me moving in, there female dresses, I’m a male and live on my own, so not mine, but they want to charge £145 to dispose of these items (2 dresses) (Again conveniently none of these were in the inventory when I moved in these areas didn’t get photographed) they are quoting absolutely ludicrous prices to keep the deposit, To give a clean smack in the face, they have even put about the LED spot lights not working in there inventory but trying to charge £100s of pounds to replace bulbs that they acknowledged didn’t work (let’s work that out) I had offered to go and sort any issues they had, but due to their lack of poor communication they didn’t respond let alone meet me at the property, If you value your money, if you don’t want to be ripped off, if you want a well managed property, then I would not consider using signature estates, I am highly disappointed there management of the property and there lack of communication, they see you as a income rather than a customer which is sad seems your paying to live comfortably
Matthew, When your tenancy started, you were sent a copy of the independent inventory which showed a professionally cleaned flat with a clean oven and dishwasher with no water in it. It was 2 weeks later before you reported 6 issues including the fact that the dishwasher and drainage had become blocked after your use. A plumber contacted you the following day and continued to chase you to book an appointment. The list of issues was then extended and you explained that you were moving out as we hadn’t fixed issues that you hadn’t reported to us. It took a month for you to reply and allow the contractors access. You have still never reported to us that the roof light didn’t work. Before you moved out, 4 of the original 6 issues and 2 of the additional issues 4 were rectified, including both the hot water and drainage issues which enabled you to run the dishwasher and leave clean dishes in it before you left. To claim that only the hot water was fixed is incorrect. This was despite you refusing to pay rent while you continued to live at the property and before you absconded without returning the keys, owing over £3,500 in unpaid rent. The independent checkout report states all the differences between the inventory and the condition of the property at the time of the checkout. The landlord has made a claim on the deposit for dilapidations which includes redecorating, cleaning and disposal of items left in the property including food in the fridge/freezer, rubbish in the cupboards and items left in various rooms. The DPS will deal with the deposit claim independently as that is their remit. There has never been any suggestion that you are charged for the flickering lights that were there when you moved in. At Signature Estates, we work with both tenants and landlords to deal with issues in a prompt and professional way. Your review does not represent an accurate account of events which is why we have found it necessary to respond.
