I was due to have a virtual viewing of a property. No one called me at the allocated time slot. I called the office (several times) and was assured that the agent conducting the viewing was busy with other clients and would call me however despite this I did not receive the virtual viewing as arranged.

Hi Allan. Sorry you felt this way, we are short staffed due to summer holidays. I am currently away myself too. Our company policy is no virtual viewings due to previous issues, you were insisting on one so my colleague agreed to send you the apartment video. A previous viewing had put a holding deposit hence our visit/all today’s viewings had to be cancelled. You were informed off this but was not happy with the answer.

Dumb and Dumber of Property Management

Abdul and Zed have to be the most dishonest property managers in Manchester. Their focus is hiking rents with little emphasis on property maintenance. I'd give them zero but unfortunately the lowest score is one. Avoid renting from these cowboys....

Again never dealt with this person, looks like a fake group campaign. Can you please let us know which property you were renting out? Whom did you approach and contact the office ? We do not have any record of yourselves as one of the tenant(s).

We do not recognise these 4 accounts . Can you please mention which property are we talking about . Deposits are not held with us. It is always between the tenant and landlord to deal with deposits. All deposits are supposed to be held in an approved scheme and if any party has any issues you are to contact them. Please let us know your real name(s) and also which property is in question.

A very poor service for both landlords and prospective tenants. This letting agent canceled my viewing and, despite my offer to pay rent upfront to secure the property, they failed to inform the landlord, prioritising their own interests over the landlord’s. I was scheduled for a viewing at 6 Cresswell Grove on Friday 20th September, only to have the estate agent arrive without the keys and cancel the viewing as he couldn’t get into the property. Other prospective tenants and myself were told verbally by the agent who attended that the viewing would be rearranged for Tuesday 24th September. However, later that day I received an email saying the viewing was scheduled for 10am Saturday (the next day). At such short notice I was unable to make the rescheduled viewing, meaning that I had driven down all the way from Glasgow and had my time wasted for nothing. To make things worse, I emailed the company on the Friday indicating I wouldn’t be able to make the viewing. I told them that if they honoured the viewing as arranged for Tuesday 24th, and I liked the property, I would be willing to pay a portion of the rent up front to make my application more appealing to the landlord. They did not relay this information to the landlord. A very poor service with a general lack of accountability for any mistakes that were made. Anyone who books viewings with this agent should make sure they don’t have their time and money wasted like I did.

A rubbish company with no morals

I only give them one star because I have to. Completely dishonest company. Ali Zulfiqa has is a crook and I wouldn't touch him with a barge pole. We employed him on recommendation from another agent whom was trustworthy, but it seems he hoodwinked him as well. We gave him two apartments for full management. He collected rent and that was it. He did nothing more! And when we asked for our paperwork we heard no more from him. Contacting him is impossible. And the office is now an empty shell, a front. Ali is this why you can't trade in Manchester anymore.

Trustpilot is supposed to combat fake…

Trustpilot is supposed to combat fake reviews! Obviously they have not done this with this company. Their offices are a shop front and they are flooded with fake reviews. The truth of the matter is that Ryan and Baker is an empty shop with a flashy front on the Leabridge Road. It seems that other businesses are run from this shop that I cannot vouch for.

Horrible estate agents - have been requesting to view the property I’m trying to buy several times with no success. Took a month to arrange a survey. If you’re buying through them expect to do their job for them and false promises of someone getting back you when you call in. AVOID.
