Dont use unless want to sell

Google query said free valuation straight away. Half way through enquiry to get valuation ONLY as not want to sell I realised I was going to get inundated with calls/emails as it was asking too much info. I backed out of valuation but am still getting calls and emails as it registered it although I did not complete it. DO NOT USE valuation unless you want to sell as loads of estate agents phone and email. Contacted Zoopla and they said there is nothing they can do and I have to answer them all. How bad is that!!!

Highly inaccurate- Waste of time

Highly inaccurate, I'm not sure if it's just Northern Ireland properties. I know the specific property has been sold 3 times over the past 15 years - none shown. Then it gives an estimate of 107k for a house which has been sold for 120k 3 years ago and then 168k this year. Waste of time, just given random inaccurate info when I can find more with a google search

Zoopla - don't waste my time!

Zoopla emailed me about remortgaging one of my rentals so I went online requesting details of current rates for my situation. Answered lots of questions, including personal ones about income - and what did they give me? The chance to tick a box asking for a broker to contact me by phone. I assume Zoopla are doing this for some payment from the brokering services. For my part, I resent them wasting my time!

'Malicious Falsehood' under Section 3(1) of the Defamation Act 1952

I have now contacted Zoopla twice to advise them that they are posting incorrect information about my property. But they refuse to change it. They are posting that it was last sold in 2000. I brought this property in 2005, after it had been extensively renovated and increased significantly in value. HMLR have the details of my purchase. Therefore Zoopla are knowingly posting incorrect information and refusing to correct it. Obviously this information has been available for over 20 years. I have never given permission for Zoopla to post any information about my property and as they have and are aware it is incorrect, it is their responsibility to correct this. I believe this to be a case of 'Malicious Falsehood' and will pursue a claim should Zoopla not take responsibility for their actions.

The app is not fit for purpose

The app is not fit for purpose - you must be losing so many customers as the filters don't work. I select the type of house and the results go from 332 to 0. When I deselect the house, it stays at 0. Hard to use and always has been. Right move all the way. Not sure why you haven't fixed this yet when it must be losing you so many customers.

Misleading Offer

Zoopla’s advertising statement that you can get an evaluation of your property from them is very misleading. What you think is a simple transaction of giving your personal details over for a quick approximate evaluation, ends up being a barrage of calls, messages and emails from various estate agents. All I wanted to know is how much my property was worth for my own knowledge, that’s what I thought I was getting. DO NOT GIVE YOUR PERSONAL INFO if you’re just looking for an evaluation for personal knowledge. This should be made clear to all users before they give their details over, not after.

Don’t trust them

Zoopla are showing incorrect flood risk info on their site that has lost us our house sale. The gov.uk website clearly states we are a very low flood risk. They are saying we are high. Their reply was they can’t change it as they use a company called Crystal Roof to supply data. I suspect they are linked as l cant work my way around this website and its incorrect data. So we’re are stuck with incorrect data on our house and dead ends to getting it rectified.

Truly apalling company

Firstly with a Truspilot score of 1.3 it's clear Zoopla is one of those organisations that simply doesn't care about it's service to users. I don't know how businesses expect to thrive when they are bad businesses and they know they are bad! Personally I wouldn't use Zoopla since I discovered they will only give price estimates if I give them my email so they can sell it to spamming companies ... not going to happen Zoopla! Zoopla will fail and no doubt blame everything except themselves.

Nigel · 15 August 2026 · Rule and Rule Swale

Agent replied · 22 September 2026

Hi Nigel, Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. Here is a Help Centre article that will give you more information on where we get our data from: https://help.zoopla.co.uk/hc/en-gb/articles/360005677897 Nevertheless, we would like to discuss your app issues further with you and we will now message you privately for more information. Many thanks, Zoopla Support

Do not trust this lot

Do not trust this lot. Attempted several times to contact an estate agent whom refuses to respond to requests for viewings, does not even have courtesy to respond directly even after phone calls. This site is absolute trash, all it is interested in is "getting the fees from idiot ignorant amateurs that list on there platform". AVOID THIS PORTAL LIKE THE PLAGUE !!!! Filters need a lot of work!

As much as I love Zoopla and found nice flats through it before, I wish they worked harder on making their filters more stringent. I am not interested in living in shared accomodation at all, I'm also past my student years and definitely not retiree. However, whenever I exclude those options as well as chose properties with "maximum 2 beds" shared accomodation still shows up in my search to a point where it dominates the pages!!! Sometimes in smaller towns there's obviously not many choices so it's easy to scroll through 2-3 pages, but for example in places like London in Bristol you need to read every entry carefully because the website treats "1 bed minimum, 2 maximum" as a "1 bed in 6 bedroom shared house" and makes a search tiresome.

Not Happy With Zoopla

Where do Zoopla get their estimates? An algorithm? Estate agents? Why do all the houses in my village that I looked at tonight seem to be experiencing “High Confidence” while mine is showing as “Low Confidence”? How do Zoopla know what work you have done on the property, what outbuildings you’ve put up? They don’t appear to take into account the position, privacy or any other nuances of rural properties. For a brick build in a town they have a lot of comparables to work with, but these estimates can be very damaging to unique properties in a small village. *** It would be extremely helpful if owners could add any improvements they have made to the property and for them to be reflected in the zoopla estimate.

Delusional rental prices

I have been looking for house or bungalow to rent for about two years now, i must say this sites rental prices are delusional, nobody with a brain is paying over £600 per month for any of the houses listed on their site, we would all rather live in a box... this is not sustainable for anyone's income or as a business model, house rentals should be no more than £500- £800 at best, these houses keep coming back to the market over a period of six months, because tenants are moving out to avoid paying the rip off delusional prices being quoted on this site... its is a "Rental" not the "Hilton hotel", west midlands Estate agents need to be forced into rent caps because nowhere except London cost this much & the west midlands is not the same quality as London wake up!!!!GREEDY PIGS
