14 June 2024
On the 13th of June 2024, I visited Meadow Heights. I had reserved my plot with a deposit back in April and paid £3,038 in May for my flooring. Despite being initially told I could move in on the 3rd of April, then the 28th of May, the date was pushed back to the 28th of June. Upon inspection, I found numerous defects in the house. There were cracks in the walls of all the rooms, water damage under the kitchen unit, and the window cill badly damaged by decorators. The finish in my kitchen was inconsistent, and all the doors seemed out of place. The surrounding area of the house had a great big drop, making it unsafe, especially for children, as noted by the surveyor. Despite promises from the saleswoman, Sonia, that fencing would be put up around the boundary lines to prevent people from walking onto the property, I was informed on the 13th of June 2024 that no fencing would be installed. My sister asked her on one of our visits to the property what's going to be around the boundary lines , where the gully, Sonia the sales woman state " it would be fencing around" which was a lie. Because she tells me that the contractor not going to put a fence around, so lie and untrustworthy. All changing because I am pointing out several issues with the property, they are trying to making to difficult so I change my mine about the property. Imagine buying a newly built , not live in there as yet and the developers not wanting to fix the defects and carry out all the work in the property. Imagine when I live in the property and there is problem, can you imagine how these untrustworthy and difficult they are going to be to fix defects and problems. There were massive manholes at the side entrance, unsecured, and a deep pothole next to one of them. The construction director who visited the property with me highlighted these safety issues that needed to be rectified before completion. The garden was in a rough state due to how the topsoil was laid, leaving it purely muddy. The fencing around the garden was poorly done, showing a lack of common sense in landscaping. The inspection chamber was not level with the ground. I highly recommend all potential house buyers to conduct an extensive private snagging report, as it proved to be very useful in my case. The report highlighted inconsistencies in the finish in various areas of the house, such as the hallway, lounge, stairs, and landing and the lists continues..... Unfortunately, I was unable to upload pictures to show the issues. The house is far from being finished, and it seems that the saleswoman for Meadow Heights in Batley is rushing to complete the job to meet her sales target. I strongly advise against buying from this developer, as they have proven to be a waste of time. They may talk nicely and make promises when they want your money, but once they have it, it's a different story. Even mortgage companies are hesitant to provide mortgages for Linden Homes. The detached house located at the rear entrance of the plot is a significant investment at £310,000. Although the new house was intended to provide a wonderful and cozy feeling of home, it has unfortunately resulted in nothing but frustration, anger, anxiety, stress, and various issues. The process of purchasing the house was swift when it came to taking your money, but when faced with problems, the attitude of the individuals involved changed drastically. The sales representative was eager to finalize the sale by the 28th of June 2024, yet did not show the same level of urgency in addressing all the existing problems. It is important to note that I am aware of breaching the contract, and I am well within my rights as outlined in the agreement. Linden Homes will be required to reimburse me for the reservation fee and the £3,038 spent on flooring. Because they are the one breaches their contract. My advice to anyone who thinking buying a house from Linden homes, think twice and ask yourself this question is it worthwhile all the hassle, poorly built quality and rushing to meet sales target 🎯.

Exceptional customer service / care from Stuart Marshall & Sam Lumb I cant rate these chaps enough, we bought our new build from Linden & it felt like buying from a friend rather than a company, I would highly recommend using either sales rep, excellent knowledge, friendly & funny any issues are done prompt & a high level of customer service even when not needed is always given. 5*+

Brindley Edge - Coventry
We first visited the Coventry Linden Homes office in January where we were greeted by Rachael. We found the house we wanted and the process from then on was smooth sailing - mainly due to her organised approach. She has been nothing short of incredible throughout this whole house buying journey. Just before moving in, we had a house demo with Denis who explained everything to us to put our minds at ease before getting the keys. He then visited us 2 weeks after moving in to check any snags that might have come up. Since then, he’s sorted all of our snags (nothing major by the way!) quickly and efficiently - while remaining friendly and professional at all times. We’re so pleased with the service we’ve received and our house is absolutely beautiful. Thank you Linden Homes.

If we could leave a 0* review then we…
If we could leave a 0* review then we would have done! The customer service is just absolutely appalling. We have been going back and fourth over snags that we reported with the site manager at the time, which we have evidence of, yet because the site manager didn't complete the necessary paperwork at their end correctly they have no records of some of our snags and now are refusing to fix them. They also won't provide any evidence to support their stance either! It seems very much like a large amount of snags were not reported to improve their statistics.I know a very small handful of people on our estate (over 100 homes) that have had a good experience. The rest are going through the same if not worse!

irresponsible
I give one star, because I can't give zero, I booked the plot in August 2023, they said the house would be ready in mid-February, at the beginning of February the seller said she could give notice to my landlord that we would move in at the end of March , I gave notice informing that it would stay until the middle of April, at the end of March they warned that it would not be ready on that date, I asked my Landlord for an extension until the middle of May, but I was informed again that the house would only be ready at the end of May, now I have nowhere to stay, because my Landlord cannot extend it again. And I am simply being ignored in my problem. If you want to avoid hassles, look for another construction company.

In love with our home
In love with our home, moved in 8 months ago and have no complaints, the sales team were really helpful, the house is built to a good standard with a lovely finish. Being a detached house is so peaceful we can’t hear any noise around us and our neighbours don’t hear us either. Linden were able to give us a good deal too to help with the purchase. Any snags at the start were dealt with immediately. So far so good.

Excellent Service from Linden Homes Sales Team
We're currently in the process of moving to our new home in the Linden Homes development Orchard Green, and I must say, the service provided by the sales team has been exceptional. Right from the beginning, they made the entire process smooth and hassle-free for us. Communication has been excellent throughout, with the team keeping us informed every step of the way. They were always available to address any queries we had, which we really appreciated. We also found the home demonstration they arranged, along with the site manager, to be extremely helpful. They took the time to walk us through everything in detail, ensuring we understood all the features of our new home.In addition, I'd like to mention that we've completed a part exchange with them, and the process was handled efficiently and seamlessly.Overall, we're highly satisfied with the service provided by Linden Homes. We look forward to updating our review in a few months' time once we've settled into our new home

Our new home
We recently bought our new house from Linden homes. This is a retirement home for us and we would like to share our experience with you. The negatives. We were not too impressed by the build quality as we have had more than our fair share of problems since we moved in, the standard of some of the interior work left a lot to be desired. Problems aside from the expected snaggings that come with buying a new build. At this point we would have been looking at a two star review. The positives. We have now been in for nine months and thankfully all the problems we have reported thus far have been dealt with in a timely manner.Rachael, Andy and Hannah in the Sales team were particularly helpful and supportive with issues we encountered along the way.Everyone we have had dealings with on site have been helpful and good to deal with.Thank you to Tracey and the customer care team in the office answering the phones, dealing with our requests and responding to emails promptly.Fiona is particularly instrumental in overseeing the work which needed doing. She is very keen to let us know how things are progressing which we really appreciate. The Customer Care team and others who have visited to carry out remedial work have also been good and see that issues are resolved.

Awful customer service. During sale process Linden were late. I had no communication on build status and Linden did not care about my buyers concerns. After sales is even worse. Two years to resolve simple snags. Months with no acknowledgment or communication. Whole customer care team from Emma Lane down are simply not fit for purpose. Managing Director, Alex Jordon doesnt have the customer respect to reply to emails dispute several attempts to contact him. Just awful.

Buyer be aware
We will have been living in our new build 3 years in June this year. We are still waiting for our ‘snag list’ and other issues to be fixed. Trying to communicate with customer services is exhausting, passed from person to person, when you escalate your case, you speak to a half capable human who promises you the world. Then back to square one. We have had more people around to ‘assess the job’ than I can count. We have been waiting for a replacement toilet for two years, good job we have three! Have I chased it up I hear you ask, yep, they cannot give me any information because a contractor supplies it, they will contact you (they don't) can I have the name of the contractor so I can chase it up? Course I can’t. All the finishes in the house are horrendous, I decided to decorate the kitchen/dinner because it was the only room that wasn’t waiting for things to be fixed (apart from the window and patio door) it took me two days to sand the walls down and other prep which you just shouldn’t have to do in a new build. When we unscrewed the sockets and light switches we realised that they had been filled around the edges to mask the awful job. We now have holes around the sockets/switches. Just one example, I could right an essay. I honestly think it’s hilarious at this point. Thank goodness we don’t have major issues. If you have to buy a house from this company I would 100% recommend getting a snag Dr in, it will be the best money you have ever spent, this company will literally tell you the earth is flat!

Lazy, inadequate, poor quality shocking builder
Are you Looking for a new home? Do you enjoy being happy and stress free? Do you like company’s who are open and honest? If you have answered yes then AVOID AVOID AVOID linden homes in Suffolk at all costs!!! Don’t believe a word they tell you, from the moment you start a journey with them you will sincerely regret it and wish you went to reputable builder in the area. Customer service is rude, slow, aggressive communication style and unhelpful, I’ve had better service from McDonald’s staff on work experience. I fully regret buying my 3 bed semi house from linden it’s been nothing but structural problems with the house, they built my neighbours driveway to narrow so he/she can’t park their cars on it and now the site have asked me to give permission for them to dig up the green land in front my house so they can build me neighbours a carpark as they don’t know how else to resolve the issue for a mistake THEY made and they are now making it my problem and ruining the nice view I have but there is no f#cks given!!!! I’ve emailed and called and expressed my views but no luck!! It’s fallen on deaf ears.

0 Star Rating If I Could!
If I could give 0 stars then I would. Whatever you do, do not buy a house from this company if you want any form of straight forward house buying process. The company are pathetic. They are that bad that they have come off social media. I can only assume that is because of the level of complaints that they would have received! We have been on one of their sites for 2 years now and are still having problems with them.

Linden/Vistry Homes
I've held off adding a review to this on Linden, in hope that they may actually sort the issues we have, but no, now 15 months living in our home near Bristol, the awful workmanship, cheap materials are still causing us issues, and not helped at all by their Customer Service team. We have had issues with everything you can think of, the garden not level to plan, drainage, faulty appliances, a lash up kitchen, all of the trade work has been appalling (to a point we had 4 lots of painters in to paint our home, and we still had to do it ourselves!) I accept most snagging, I accept issues that follow with buying a new build, I'm not naïve, however, what I didn't expect was a Customer Service team who literally and trained and paid to take no responsibility whatsoever! Our garden not being level or draining properly, at one point was put at our door, for letting our dogs out into the garden and this was a Service Director, and when we refused to deal with her, we got their Service MD, who closed our complaint as we were being aggressive! Not once did either, high ranking service members, take any responsibility for anything, despite it being made very clear that it was all down to their workmanship. I wouldn't recommend paying for any upgrades, you won't get what you pay for. When you first see someone in the Sales office, they will make a point of saying, not to look on TP, as the issues are not what they seem, so we thought, fair enough, live and let live.......Boy did we get that wrong! If you are considering purchasing a Linden/Vistry home or any of the other properties within their chain, please really think first, do read all of these comments as gospel and make sure you get an independent snagging company in, as Linden will avoid any responsibility or cost. Also make sure you get everything in writing as NHBC will become your friend through the whole experience and Linden do anything to avoid putting things in writing, which you need, to put in a formal complaint.

Excellent follow-up service
Picked up the key at Church Crookham in Dec 2023. Handed Linden the list from a professional snagger and they addressed in a timely manner. Jonathon, who dealt with the snags of my house has been amazing and very helpful. He is willing to go the extra mile to keep his customers happy.I got a washing machine failed installation from a subcontractor this morning. Texted Jonathon for help, and he just showed up at my front door with his team and sorted it out in the same morning.Thank you to the team over at Albany Park. Efficiency at its finest.

“Very Poor Quality Houses”
“Very poor Quality houses”We purchased a 4 bed house in this community couple of years back. The build quality is very poor. We reported several issues about cracking noises, shaky plaster walls, leaks, leaking bay window, drainage issues, electrical problems, gas leaks, broken locks and poor paint work to their Yorkshire Customer Service. Their response was very rude and we had to reach to NHBC who finally made some recommendations to the builder to complete the works in the 2 year warranty. After few 10s of emails to the C suite, the regional customer service head sent contractors to investigate the problems. These contractors were unskilled and very unprofessional. For an Example, to make the floorboards even, the contractors shaved the timber😥, to control the noises, a contractor has put few hundreds of nails into the ceiling which even caused more damage to the property. After almost a years of correspondence, some contractor finally attended and did the repairs. Advise not to spend your life savings on a poor quality build. This bad choice has caused lots of disruption to my family and also has taken a toll on my health.

Still ruining lives of paying customers
Nothing has changed judging by the recent (2024) reviews. For anyone considering buying from this corrupt builder, first Google YVETTE DAVIS LINDEN HOMES Also follow me on 'X' (formerly Twitter) @yvettej07. Linden Homes with its #CorporateThiefGregFitzgerald CEO are #Lifewreckers.Every area of my life has been ripped apart by Linden Homes selling me a contaminated, uninhabitable new build and then ABANDONING me. I continued to pay a mortgage of more than £1200pcm on a house that stood empty and #NotFitForPurpose for 6 years. Linden stopped reimbursing my hotel accommodation bill until my credit card maxed out at £11,000. They also stopped paying the rent to the landlord for my alternative accommodation, after I was left to find somewhere else to live, myself, clearly intending to make me homeless. My credit score is ruined as a result. I've lost my job on health grounds as Linden Homes and Greg Fitzgerald (CEO) caused me to have a breakdown. As a direct result, I've lost my pension, all my employee benefits including my private healthcare as well as my life savings and property. I have never received as much as an apology for ruining my life, let alone compensation. AVOID AVOID AVOID #BuyerBeware I've put a date this month because my 'experience' is still ongoing as Linden Homes needs to compensate me for ALL my consequencial losses, including loss of health and loss of 8 years quality of life. All details of my horror story are out in the public domain.

2 years of pages and pages of faults,no follow up from customer service to see if everything is OK, they claim to be 5 star builders, which can only be described as false advertising, never ever again.I give one star as its the only choice, should be minus one star.

So dissatisfied
So dissatisfied, our garden is a shambles with no drainage and like a lake by our front door when it rains- wont sort out. Our stairs have started to collapse as its past 2 years they wont sort as its “our fault” (stairs dont just collapse) we have had numerous leaks from plumbing, our waste pipe to the bath wasnt fitted. Our outside wall has had the rendering on and off and now just been left unfinished for 8 months. The list goes on…. The after care is shocking, cant speak to anyone and when you do its a false promise. We have spent years to and fro the customer care. We have now contacted the ombudsman. Dont buy from linden the oaks in chudliegh you will not have a good experience once its all starts falling apart and you have to deal with the ‘customer dont care’ department. Just come and look around , knock on some doors. After 4 years they havnt even completed the roads or pavements and the trip hazards are awful.
