DO YOURSELF A FAVOUR AND AVOID BUYING LINDEN HOMES PROPERTY

Actual rating: ZERO starsYet another leak from Linden Homes property recent development. If you are looking to buy a property do yourself a favour and make sure it is not from Linden Homes.Selection process of their contractors are clearly substandard. The plumbers used during construction must have been cheap. The contractors selected by Linden Homes are incompetent and unprofessional cowboys. This is the fifth leak in just over 2 and a half years. I was refused a pipework survey by Linden Homes customer services during the warranty period despite experiencing unusual number of leaks. My property is no exception as I hear of other water escape/leaks in other parts of the building.

Linden Homes are the worst

Linden Homes are the worst. Customer service is non-existent and as a company, they are so unconcerned, unhelpful, uninterested - the disappointment is unmeasurable. My fellow residents and I are still awaiting our snagging lists to be completed from December 2017, and we have been recently advised that the management company will soon be taking over our apartment block with so many issues outstanding. Our electrics are now tripping due to two major leaks within our apartment, and still Linden Homes choose not to respond. In addition, we found out they'd retained a copy of everyone's keys without permission....Avoid at all costs; legal route undoubtedly pending.

I wouldn’t even give it a star

I wouldn’t even give it a star. The problems I have encountered since purchasing the home 2 years ago has been honestly diobolical. I get the odd snagging issues you might get with a new build, but I’ve had endless, the list is to long to write. The service and “customer after care” is laughable. Linden are cowboy builders! DONT BUY FROM THEM! We are also starting legal procedures. It’s good others are making a stand, yet sad to hear people are having to go down this route in order to get something done.Worst mistake I’ve made is purchasing a home from linden, let the reviews speak for them selves and save yourself the heartache

CLASS ACTION NEEDED

Reading all these reviews.... this NEEDS A CLASS ACTION. I have been prevented from living in my brand new Linden Home since January 2016 well over 2.5 years now and have just been forced out of my second rental as the NHBC (the so called Buildmark Warranty provider) forced me into rent arrears when they refused to pay anymore rent in April this year. STILL I am paying a mortgage on a house Linden and the NHBC has prevented me from living in. They are despicable companies, corrupt and with no moral compass and their lawyers will continue to cover their backs regardless at what human cost.Linden are hell bent on trying to destroy me, simply because I dared to stand up to them. It has cost them more in legal costs than it would have done to "DO THE RIGHT THING" as per their Code of Conduct, such is their vendetta against me and their pure vindictiveness and utter contempt for their paying customers. Their arrogance beggars belief.

I give my new house just half a star!

Having bought a so called five star home from them it was soon apparent to me that I had made a huge mistake in buying a Linden home. The quality of the build is in my opinion not worthy of one star! It was not only my opinion but my neighbours and many others on the estate too. It would take far too long to list all the problems, but here are just few. Six inch nails used to attach wood cladding which left five inches exposed inside my shed. It needed just one inch nails. Who was the shoddy "skilled" carpenter who did that. What shoddy sub-contractor employed him and why wasn't it picked up by the Linden project manager. It would appear that they just don't check any of the work that is completed by contractors. On viewing my new build prior to completion I found several six inch squares cut out of the plaster board above my wall socket. Apparently there was a fault with the wiring and they had to cut out all these squares to find the fault. And then there were four inch gaps in the plaster board around every interior door. Why I asked? Well someone had cut them to imperial measurements instead of metric. So every door entrance in the house had to be filled in with slithers of plasterboard and plastered over! My new house, together with 30 or so others in the road backed on to a field. We were assured by the sales person, as was my solicitor and the solicitors of other purchaser in the road, that drainage had been put in place to prevent flooding from the field. All lies. A drain had never been put in place. Consequently all the gardens in the road were under water as soon as there was a significant downpour. The remedy was to dig up all the gardens in the road and lay appropriate drainage. This left us without a garden for most of the first year we were there. The problems are endless and in my opinion are created by using the cheapest, shoddiest, contractors they can find who employ shoddy employees who lack not only the basic skills, but pride in the work they do. Then of course the ultimate responsibility is for Linden's to ensure that when a contractor finishes their work that it is thoroughly checked. Goodness knows how many other horrors are lurking behind the plaster board and under floorboards!!! If there was only one house left in this world and it was a Linden's I would choose to live in a tent!

Brought a new build 6 years ago now

Brought a new build 6 years ago now, they fitted no vents in the loft and condensation built up. The windows were fitted so bad we had water pouring in and they wanted to hear nothing about it. They also came round and washed everyone's render and left cracks and patches across the whole new estate and have not and will not do anything about it. Never buy from this sub par cowboy built company.

Message to Louise1234

Message to Louise1234 You have had such a lucky escape from ever having to deal with Linden Homes or the NHBC ever again. I have written 4 reviews. Please have a read of mine - I have had 3 years of living hell dealing with both of these unscrupulous companies and their lawyers and it is still ongoing. I have been signed off sick for 2.5 years following a nervous breakdown caused by Linden Homes and exacerbated by the NHBC. They have no moral compass and they ruin lives. Linden Homes seem to think they are above the law and the NHBC is no better. Their respective lawyers will do anything to protect their clients at whatever human cost. I rue the day I ever walked into the Linden Sales Office, from the rude Sales staff right up to the spineless Chief Executive Officer, Peter Truscott, who to this day has never had the backbone to respond to a single email I have written. They have robbed me of my hard earned money for a house 'not fit for purpose'. Have a read of my reviews and you will be thankful every day that you were lucky enough to walk away, although I don't underestimate the stress the whole experience will still have put you under - at least you have been saved from a lot of heartache - I am still living mine. Linden Homes and the NHBC need to be held to account. There should definitely be an option for a ZERO star rating on this site. To anyone reading this - DO NOT BUY FROM LINDEN HOMES and be very wary of trusting the NHBC. Read the Guardian reports and do your research.

Cowboy builder

What a typical cowboys builder company which one is after our money with rubbish customer service & poor quality 1. Paid upgrade in November 2017 still not delivered each time chasing it receiving empty promises and nothing happening2. On house demonstrations just before handing over key you can find patches of not painted wall.3. According to site manager house was cleared by cleaning company but you can find windows not washed as covered with paint; lamp shade covered with paint, marks on painted was as someone was using pen on them and more.Simply avoid them, as houses over prices and they after your money.Worst development site Hawkswood Development in Bicester

We saved ourselves and pulled out of…

We saved ourselves and pulled out of the sale at the last minute...1. Houses that were on the development that were more than a year old had terrible looking rust stains in the rendering, spreading from the balconies. When I asked, the sale person just said ' call customer service if it happens to your property'2. The houses carried at £40,000 premium over (better) second hand houses in the local area. Instant Negative equity anyone?3. The sales people were really brisk, pretty rude, and were trying to hustle us into completing before Christmas last year. Made me feel like not wanting to buy one of their properties.4. When we did pull out, not a word of acknowledgement from any of their staff. This re enforced what a wise decision this was.

A message to "Susan" ex-employee of Linden Homes .....You only need to read this Code of Conduct from Linden Homes (parent company Galliford Try) launched in 2016 and in particular read the statement from the Chief Executive Officer, Peter Truscott and you will see that Linden Homes has no moral compass, no ethical code and does not hold true to a single word in their Code. www.gallifordtry dot co dot uk/press-centre/code-of-conduct(TrustPilot doesn't allow website links, so remove the spaces)How Peter Truscott has the bare face to spout such a statement when he has ignored me for 2.5 years and when his company walked away, taking my house keys with them, leaving my house 'unfit for habitation', whilst I have had to continue paying a mortgage on it since January 2016, as it has remained uninhabitable for 2.5 years, then serve me with eviction papers from the temporary accommodation Linden Homes left me to find myself and then has the audacity to state that they "Do The Right Thing" and act with "integrity and honesty" is beyond me. How the man sleeps at night is also beyond me. Linden Homes ruins lives. Peter Truscott has no back-bone as he cannot even respond to me but instead hides behind his corporate lawyers. "Susan" - I implore you to WHISTLE-BLOW on your ex-bosses because they are ruining innocent people's lives. If you were personally bullied - that was and is unacceptable. Bullying in the workplace or in any area of life is unacceptable. Bullies are cowards. I have been bullied by Linden Homes, bullied by their lawyers, Gateley plc, bullied by the NHBC and bullied by their lawyers Dentons LLP for a total of 3 years. Bullies are weak people who think it gives them power over others. It does not. There needs to be a Public Inquiry into Linden Homes (Galliford Try). Their Shareholders need to be made aware of how they operate and how they treat people, both their paying customers and now, it appears, their staff as well. I have said it before and I will say it again - Linden Homes is not fit to trade and they are certainly not fit to build houses and rob innocent people of their hard earned money for houses which then prove, as mine has for over 2.5 years, "not fit for purpose".

DO NOT BUY A PROPERTY FROM LINDEN HOMES

Actual Rating: ZEROIt is hugely frustrating I find myself writing about a major leak once again from a property purchased from Linden Homes in December 2015.The quality of contractors selected for the development by Linden Homes is substandard. The latest leak brings the total to 4 in my flat since I bought the property. Regrettably I am unable to get reasonable insurance given the history of leaks in the flat.I am extremely disappointed with the duty of care from Linden Homes. I was refused a survey of the pipes in my flat after the major leaks during the warranty period. They also turned down my request to extend the warranty given the problems I encountered. I wrote a review 6 months ago in the hope that it would be the last one. I was pleased your readers found it useful and hope more will take notice of the persistent problems experienced. You Have been Warned - Do not buy a property from Linden Homes

Public Inquiry urgently needed on…

Public Inquiry urgently needed on Linden Homes Since posting about my uninhabitable house that Linden Homes forced me out of on 19/01/2016 and to date I've never been able to go back to, yet am still paying a mortgage on of more than £1,235 every month (~£33,500 to date since being forced out), I've monitored this site and to date my post has had 786 views. I really hope I'm helping people to not make the mistake I did and not part with their hard earned money. Do NOT buy from this unscrupulous company if you don't want your life ripped apart as mine has been. Once Linden Homes has your money, they don't care and they won't fix THEIR mistakes. I'm not at all surprised to read all these bad reviews on Linden Homes. I would urge people to go onto the website : Nomorejerrybuilt .com and select "dirty tricks" from the menu on the right hand side.(Sorry, links aren't allowed on this site) but it's easy to find. Particularly referencing the CEO of Galliford Try, parent company of Linden Homes, Peter Truscott, who has never had the common courtesy to respond to me in more than 2.5 years and yet I still remain unable to live in my brand new house. Interestingly, I am aware first hand that he has responded personally, multiple times, to a MALE customer but not to me a FEMALE customer. Very telling. The NHBC, the Buildmark Warranty Provider, who has been exposed by The Guardian (so this is all in the public domain) for paying millions in incentive payments back to the builders instead of using that money, the policyholders money, to fix their shoddy houses and compensate them, is cosily tucked up in bed with builders such as Linden Homes and as such the 10 year NHBC Buildmark Warranty that all new home buyers are told is there to protect them, is not worth the paper it is written on. Google : The Guardian - new homes warranty firm pays millions to leading homebuilders. An article from 05/02/2017. The NHBC is supposed to be impartial but has been publicly outed for being anything but. Again, all in the public domain. Google : The Guardian - new homes warranty nhbc uk. An article from 06/02/2017.It's all out there showing just how corrupt these organisations are, all the while being allowed to destroy innocent people's lives, ..and their paying customers at that... the very people who put their bread and butter on their tables. As MP Oliver Colville has stated in one of those Guardian reports, there needs to be an OMBUDSMAN. THE GOVERNMENT NEEDS TO DO SOMETHING AND STOP THE CORRUPTION IN THE NEW BUILD INDUSTRY!

Avoid Linden Homes at all costs - East London

Avoid Linden Homes at all costs! East London development. Terrible from start to finish. Sales team outright fabricating things to make a sale (e.g. saying there will be parking spaces to buy when this was never going to be the case), shocking delays to completion dates, shoddy workmanship in the actual apartment, non-existant aftercare and snagging...and the worst customer service team I've ever encountered. Someone else said 'cowboys' in their review - absolutely true, there's no other way to describe Linden Heartbreaking that our dream home has turned into such a negative experience. Shame on you Linden Homes.

Absolutely useless after sales

Absolutely useless after sales. Bought in the south west and just get empty promises to fix any issue. Took 18 months to get the guttering fixed properly. Now been waiting 7 months for another issue. They never call back when they say. Have tried the complaints system and never received a reply. Useless!

Everybody has their experience and I wouldn't seek to cast doubt or comment on others here, this is just our story. All I would say is that we bought a new house on the Elmbank development and it has been nothing but a pleasure from start to finish. Yes of course there have been a few snags and stuff but all of these without exception have been remedied promptly and with great courtesy. Works here are ongoing and every effort is made to reduce the inconvenience to residents. We were very worried after reading all the experiences of others but thankfully we have been very happy

Fabulous Expeience

Credit where it's due. People come here to complain but people rarely give positive feedback. We purchased a new home at Northstowe "The Boulevards". It was frustrating getting a completion date and it was a month delayed due to some terrible winter weather but it was understandable. All the staff have been fabulous... smiley, friendly and happy to help. Yes of course we have had a lot of snagging and the quality is poor in places (but that's to be expected with all new builds) but Linden are going above and beyond to get everything ship shape.Special thanks to Val, Carla, Jake an Paul the maintenance man.

Wow what poor customer service we have…

Wow what poor customer service we have been living in our supposedly new home for ten months and it looks like a patchwork quilt. Every wall internal and external needs painting as the workmanship was poor. With over 50 snags when we moved in! NOT what I expected from a new home. What is sad is that they then pay someone else to fix the original subcontractors shoddy workmanship

Great home and service so far

Admittedly it is only one month since moving into our new home but I have to say I have been impressed. We made a offer on a detached property that had come back to market as previous buyer had fallen through. After we made the offer we read all the reviews and feedback and were apprehensive and concerned. However upon moving in we have had a good experience so far, yes we had snags but nothing that I would consider ground breaking. Unfortunately as the development was completed we had no sire manager and therefore have to deal with customer services, Emma Briggs who has been courteous, helpful and informative and has already arranged most of the contractors to return with dates penned. In fact it is one month tomorrow since move in date and I would say by the end of W/C 25th June most of the work will be done. So in essence would I recommend Linden Homes, yes I would for reasons as mentioned. Thank you Linden Hones and Emma for making it as painless processs and I have a beautiful home to show for it!!!!

Bad doesn't even come close.....

Bad doesn't even come close to these life wreckers and if you think that your NHBC warranty will cover you, forget it. They are just as bad, if not worse. The policy is there to protect you but they are in bed with the builders (source: The Guardian) and they give them cash back from the money that they've indirectly taken from you for their worthless 10 year warranty which is built into the purchase price of the property. NHBC will then set their lawyers, Dentons, on you. Read the reviews and make your decision but if you buy a Linden Home beware. You will live to regret it and suffer the misery. Caveat Emptor !

I wish there is negative star for this…

I wish there is negative star for this company, not even worth a star. Appalling customer service from Guildford customer centre since we moved in on JUNE 2016. They pick the call but after hearing the name / site details they just drop the call off and never pick the call if dialled from same number, but they pick call immediately if from a different number and obviously drop off call just recognizing our voice. How can they be so rude like this? This is the ATTITUDE OF LINDEN HOMES SOUTH - NO ONE CAN QUESTION THEM ON ANYTHING LET ALONE THE CONSUMER, THEY ARE LEAST BOTHERED AS THEY HAVE SOLD ALL HOUSE IN OAKLAND HORSHAM (FEW STILL LEFT) SO NOT TO ANSWER ANY OF THE CUSTOMERS FROM THERE. ITS LIKE THEY ARE OPERATING IN A UNDER DEVELOPED COUNTRY, SHAME YOU OPERATE IN GREAT BRITAIN AND INSULTING THE CORE VALUES OF OUR COUNTRY. I have complained to the regulatory board about their behavior and also to NHBC.

Message to Stacey Tylisczuk and others

Message to Stacey Tylisczuk and others If only Trust Pilot could let you message them back - I would say to this lady/couple "you have absolutely no idea how lucky you are. Yes £475 might seem like a lot of money to first time buyers and it's disgusting and I am sorry you too have been stung by this unscrupulous company, but try losing £309,950 or more as my lender has now valued my 3 bedroom Linden Home at £363,694 yet I've been unable to live in my uninhabitable brand new Linden Home for a month short of 2.5 years but I'm still paying out a mortgage on it, so what good is it to me when it's not fit for purpose" (Read my review below Uninhabitable House 2++ Years) Are you seeing these reviews #PeterTruscott? You are the Chief Executive Officer of #GallifordTry parent company of #LindenHomes (and btw as well as posting this PUBLIC on my FB page I'm also putting it on TrustPilot in the hope that this lady (but certainly others) will see it and realise just what a lucky escape she has had from the cowboy builders and despicable company that is Linden Homes. All of these people posting reviews cannot be wrong and I will continue sharing these posts to warn anyone even considering buying from you. Caveat Emptor #buyerbeware Do Not Buy From Linden Homes if you do not want your life ripped apart. Once they have your money they don't care and when you have problems, if you dare to escalate them, they will just set their unethical lawyers onto you. Then try utilising your 10 year NHBC Buildmark Warranty and you will soon realise that the NHBC is in bed with the builders (as reported by The Guardian) and they and their equally unethical lawyers will simply use their bully boy tactics to try and break you. They are two companies with no moral compass.
