GoogleI went through these agents to rent a property. I'm entirely new to this process and they made it so smooth. Especially Melissa Wilson who has been helping me with the process. She has kindly answered all of the 1000 questions I've asked her and continue to ask her. I've had an amazing experience with renting thanks to her.

GoogleJames Laurence as an agency are always very easy to get hold of and prompt to respond to enquiries. Lottie specifically has been so helpful in trying to help me find a new place to live - responding out of hours and going above and beyond to try and help. She has arranged viewings last minute and nothing is ever too much of an ask for her. I could not recommend enough!

GoogleI frankly wouldn’t have even given a single star to them!! We chose James Laurence with great expectations but it wasn’t late enough to realize that we made the wrong choice. The apartment was handed over in a bad condition, and despite highlighting nearly over 10 major issues to them since day 1 of our moving in, things never got done yet. (Its been nearly 4 months now already!!!!) Everytime we had to follow up with the issues and the works to be carried out, but they had excuses everytime. It now have turned out to a point where we could not adjust anymore with the apartment condition. So if anyone planning to choose them please have your research done properly and ensure that the apartment is handed over in the precise condition as it needs to be. I would advise making an inspection of the apartment before you move in to check the condition (we couldn’t do it and that turned out to be a huge huge mistake) as they always ask you to come to the office and collect the keys and won’t even speak about visiting the apartment.

Prior to starting your tenancy, we notified yourself of outstanding maintenance which you accepted to take the tenancy forward on. Our property management team have been in communication with you and have also since the beginning of your tenancy always addressed your concerns and any maintenance within our company’s timescale. To date your landlord has spent in excess of £3400.00 repairing highlighted and quoted works. The current works which you refer to is being dealt with and you have been informed previously that works will be staggered due to recent large expenditure with the highlighted maintenance. GoogleJL were fabulous, end to end management of the process of sourcing, vetting and bringing a new tenant on. From Charlotte’s initial telephone meeting - she took it from there painlessly. Melissa handled the admin flawlessly and the whole process was smooth and stress free. This is the 2nd time using JL and won’t hesitate using again - which is best compliment I can pay. Good work.

GoogleI've had the pleasure of working with James Laurence on my move to a new property in Birmingham. My partner and I were consulted by Lotti Milner and Melissa Wilson throughout the entire process from inquring about suitable properties to applying for the properties we liked and subsequently doing all the necessary work to set up our tennancy agreement. The experience from start to finish was smooth. We've enjoyed prompt and regular communications and both Lotti and Melissa were very helpful in answering all our questions and in guiding us when needed. James Laurence is also using a nice digital system for managing the applicaiton process for properties and for post-approval admin related to deposits, rent payments and the setting up of utility serevices. This has allowed us to do manage every single aspect of renting out our new property online, which is fast and efficient and gives you the ability to have a clear record of all communications and a good understanding of all processes that you need to go through. I am happy to recommend James Laurence to anyone who is consdiering using their services. If you've found a property manageed by them in one of the big renting websites, don't hesistate to write to them about it and even ask for advice on alternatives. That's what I did and that's how we found our current home.

GoogleDealt with Sam, had an offer accepted on a property in the town centre. Me and a colleague started the process of solicitors. A week later Sam rang me to notify me he had to put another offer forward to the vendor which was accepted and we were just cut off. Disgusting service, I have never dealt with such unprofessionalism. I have brought properties and sold properties in the past and I have never come across the estate agents continuing putting forward offers to the vendor when they have already accepted an offer from a buyer.

She kept me updated throughout the process and gave me good advice. I even had a high street branch in my ears telling me the house was overvalued. GoogleJames Laurence were recommended to me by several friends and therefore despite having high expectations they still exceeded them. Caroline Tiernan-Baker in particular as the sales progressor was exceptional. Despite some challenges selling a leasehold property, she worked tirelessly throughout to ensure we got to completion. Without her I don’t think it would have happened and despite all this hard work, she took the time to keep my informed. I really appreciate everything Caroline and Henry have done throughout the process. I would definitely recommend them.

GoogleThe team at James Laurence was very helpful when I tried to find an apartment in Birmingham. I was in contact with a different letting agency but things fell through and they couldn't help me. A colleague of mine recommended James Laurence Lettings so I emailed them immediately since I was was moving from Sweden and the move would take place in less than a week. The team at James Laurence responded within 5 minutes and managed to offer me a few different apartment-options. Things proceeded quickly and smoothly and just a few days later I had they keys to the apartment. James Laurence helped me every step of the way and went above and beyond to accommodate my requests. The only minor negative thing I can say is that the interntal communication could be improved a tiny bit. I received slightly different information depending on who I was speaking with at the time. When I said I received different information earlier the person I spoke to said she would talk to her colleagues and then get in contact with me later with the "correct" information which she did and the issue got solved very quick.

Having previously had a poor experience with Purple Bricks, I instructed James Laurence to help sell my property. I have worked with Henry throughout the whole process and have found him to be very professional and knowledgeable as well as being efficient. It can't be stressed enough how important this is to have an estate agent that responds quickly, negotiates well and truly understands the market (especially during uncertain times like recently with the cover pandemic). I have briefly worked with Caroline and some of the other team members who also seem to be very efficient and friendly. She showed genuine excitement for getting our property onto the rental market, supported us through a long journey to get it there, helped guide us on furnishing and other key decisions and ultimately got us our target rental value within a few weeks of the property hitting the market. GoogleHaving arrived in Birmingham to start my course at the university, with my husband and daughter we had a really difficult time to find accommodation and had to spend a month in a hotel. However the only agency that I found extremely welcoming and helpful was James Laurence. Melissa Richardson was so dedicated and made it her mission, like a friend to me, to get us moved as soon as possible and finally could finds us an excellent property. Melissa Wilson guided us with the referencing, moving in and specially addressing very promptly the issues we had in the first few days in the flat and Charlotte,leading the rental team, who onboarded us initially was also extremely helpful and patient with our enquiries. I can’t be more grateful to a brilliant team who made our move not only to new home but to a new country a lot less stressful. GoogleI was very impressed with James Lawrence, who recently helped me find a perfect apartment. They have been very helpful to me. I came to the UK to study 3 months ago and was having some difficulties understanding UK housing laws. Even though my English is not that perfect and British laws are new to me, Melissa and Lottie helped me a lot. They were patient and cooperative. Also the apartment is very beautiful and spacious.
