Hollis Morgan worked so hard to get my late Mum's tired, but still full of potential property sold. I was kept informed and queries were answered promptly and they were very sympathetic and supportive throughout the process. Highly recommended.

Be careful before you sign! Unfortunately, my time with Hollis Morgan was not good, which was a surprise as there’s so many great reviews on here. After I initially enquired with Hollis Morgan to auction my property, I exchanged emails with Olly Hollis himself who suggested a guide price, reserve and target price for my property. Along with his valuation, he said ‘This guide price will generate both interest and competitive bidding - I would anticipate the eventual sale price to be towards the upper end of the target range’. At the time, he knew the market and knew my property had been for sale for 18 months. Their valuation couldn’t have been more wrong. After under a month online, Hollis Morgan contacted me to say they’d had little to no interest aside from one viewing which ended in nothing. They suggested I call them to ‘discuss tactics’. I was very shocked when they suggested I drop the reserve by 25%!. They said this huge drop to ‘gain interest’, the exact thing they expected my first reserve when they valued my property just a month before. I understand the market is bad right now, but with their years of experience and knowledge of the market you’d think they’d be a little more accurate than this. How can you get it so wrong. Now, as I’d signed their terms of business, withdrawing my property from the market as it had no interest at the price they set, I faced a large fine. I questioned the timeframes and how long i was locked in for. I was told that their terms of business lock me in for 2 auctions and 4 weeks after the second one. That would mean I need to wait about 15 weeks to get my property back. I was so shocked. Thankfully, this turned out to be wrong and the terms of business clearly don’t lock me in for that long but it did take me explaining their own terms to them over the phone to get there in the end. Another point of confusion, was the fact they kept changing the date of which there needed to be someone ‘registered to bid’ for my property. Within their terms of business it says ‘If no one is registered to bid on the lot prior to the auction we reserve the right to withdraw the lot’. I was initially told over the phone registrations are closed the day before the auction and then it moved again to 5 days before the auction. All very confusing. At this point, I’d lost all trust and confidence, and didn’t feel I could continue with Hollis Morgan being responsible for my property. So, I made the decision to remove my property and they charged me £1200. Over 60% of what I would have paid them if they sold it at the new reserve. I emailed Olly, who was the person to initially give me the valuation and he ignored my emails and forwarded them to colleagues to reply to. It’s a shame he was so fast to reply to begin with and at the end he wanted no involvement in helping an unhappy customer. In summary, don’t allow their copy and paste statements they email you to give you any confidence - ‘This guide price will generate both interest and competitive bidding’.

It is incredibly disappointing to read that we fell short of your expectations, as you have pointed out this does not tally with how the vast majority of our happy and successful clients describe their experience selling at auction with Hollis Morgan. Selling a property that has already been on the market for 18 months is always a complex challenge and there is not always a one size fits all answer to solving this problem, we tried our best and provided frank feedback and solutions for you to consider. We take on board your comments and whist we are not necessarily in agreement or recognise many of the points raised we thank you for settling the terms of your contract and we wish you the best of luck selling your flat in the future.

Hollis Morgan are PACT's go-to auctioneers in the Bristol and surrounding areas. They continuously provide us with a great, reliable service from the initial inspection through to the sale day. In my personal experience their enthusiasm is un-rivalled, across the entire team lead passionately by Olly Hollis. They really understand their market and they deliver, often going way beyond expectations to ensure a good result. It is a joy working with them.

A great experience with the Auction team, really good communication leading up to the sale, even better post Auction, achieving a sale in excess of the guide. Delighted to recommend Olly and the team.

Our first time selling at auction. We were unsure tbh. They handheld us through the process and advised us well. On this advice we opted for a low reserve and guide price and achieved more than our preferred reserve price. I watched the auction online and was in awe at Olly's handling of the auction itself. As I watched I almost wanted to buy the pace myself. It also fired up our interest in buying at auction. Strong recommend.

We inherited two multi-use commercial investment properties both of which had problematic repair and maintenance issues. We were unsuccessful in selling the properties through a local estate agent and turned to Hollis Morgan to undertake the sales by auction. Hollis Morgan were very proactive from the start despite the properties not being local to their offices and having to set up the sales for their next auction within a short time scale. We were kept up to date regularly with interest in and viewings of the properties. At auction both properties sold for well in excess of what we had anticipated. Many thanks indeed to Hollis Morgan for they're excellent professional advice and service throughout.

I cannot recommend them highly enough for anyone looking to navigate the Bristol property and land auction market.A special shout-out must go to Olly, who was super efficient, incredibly professional, and brilliantly proactive from start to finish. He kept the entire process moving seamlessly, took all the stress out of the paperwork, and answered every single question instantly. It is refreshing to deal with an expert team that delivers high-tier, reliable service while maintaining a genuinely friendly, personal touch. 5 stars all the way."

I had a poor experience with Hollis Morgan. I was in the process of purchasing a new build property advertised by Hollis Morgan, and had my offer accepted in Sept 25, and progressed close to exchange of contracts. Late in the process, I was informed by my solicitor that there was an issue with the property title relating to access to the property, and that indemnity insurance would be required due to the absence of a formal easement. Although the developer paid for the indemnity insurance, I was very frustrated as this had only been raised months down the process and not disclosed at the outset. Based on this new information and the associated risks, I decided to withdraw from the purchase. My experience was that this was a significant issue to be raised so late in the transaction, and earlier transparency would have influenced my decision-making. I requested for the developer to pay our legal fees as a gesture of good will which they refused. I also raised this with Hollis Morgan and they didn’t provide much support on this matter and just told us to raise it with our solicitor. I appreciate that Hollis Morgan may not have known this but we were purchasing this property via them and they were not helpful at all!

Thank you for your review. I am sorry you feel we have not been helpful, as our team truly valued the positive relationship we had with you throughout the majority of the transaction. It is always a disappointment when a sale does not reach completion after so much progress has been made. When the developer acquired the site, they were provided with an indemnity in relation to the lack of easement. The level of sum insured is adequate to protect the lender and all buyers; to date, we have successfully sold all plots subject to contract, with several already exchanged or completed. The legal protections provided have been reviewed and accepted by the various independent solicitors and lenders involved across this development. Regarding legal fees, the developer’s offer of a contribution was contingent on the purchase proceeding. As was shared at the time, it is standard practice that such contributions are not maintained if a buyer chooses to withdraw from a sale. We did meet with you at the property post-reservation to address your concerns directly, and we left that meeting feeling we had reached a positive understanding. We are sorry that your perspective has since changed, but we wish you the very best of luck with your future property search.
