I’ve had three viewings with Veselina (Ivanova) and she’s been incredibly helpful throughout. I’m still deciding on the right property, and she’s been great at answering all my questions and helping me understand the different options. I would highly recommend her 😊 …

Jamila Junusso made the entire shared ownership process with Guiness Homes a genuine pleasure! She showed me round a beautiful new build and, crucially, was completely transparent about the realities of buying throughout, as a first-time buyer, that honesty meant a lot to me. The whole process was speedy, clear, and genuinely exciting from start to finish. Couldn't recommend her enough.

Hellyn and Veselina have both been absolutely brilliant throughout my experience buying at Waterside. As a first-time buyer, I’ve naturally had lots (and lots!) of questions, and they have both been incredibly patient, helpful and reassuring every step of the way. They’re both so personable and approachable, and have made what could have been quite a daunting process feel exciting and straightforward. I’ve always felt able to ask questions, no matter how small, and they’ve taken the time to explain everything clearly and keep me updated. A huge thank you to Hellyn and Veselina for all their help so far, you’ve made my first home-buying experience a really positive one!

I had a fantastic experience with Guinness Homes and would highly recommend them. A special mention to the Sales Consultant, Jamila, who went above and beyond to support me throughout the process. She was warm, professional and incredibly helpful, even providing recommendations for financial advisors and solicitors to offer further support. I genuinely cannot fault the service I received. Thank you kindly for your outstanding support!

I've just bought a shared ownership flat in a Guinness Homes brand new development in London and I'm already in love with my property. The purchase process was very fast and smooth and Veselina did an outstanding job at explaining the process very clearly, as I am a first time buyer and not familiar with the UK processes.

I had a really positive experience with Vesselina during my flat review at the Waterside buildings. She was very nice, friendly, and helpful throughout the whole process. She took the time to explain everything to me in detail and made sure I understood all the information clearly. I really appreciated her patience and professionalism. Thank you, Vesselina, for making the whole experience so easy and pleasant!

1 star is too much but unfortunately…

1 star is too much but unfortunately its the lowest I can do. It's really shambolic that my grandkids and daughter inlaw are living in a house thats not fit for a dog, numerous things have been reported over the 8 years that they have lived in the property, that need repairing, she currently has to use a lamp in the kitchen as the kitchen light doesn't work since they put an extractor fan in the kitchen, and its somehow connected to the light, which has been reported,to be told that she has to replace the strip light/starter plug, which she has already and still not working, and also draw broken in kitchen which they have refused to come out and repair, and these are just minor repairs, im not even getting started on the majour repairs,it ridiculous how they are living like a 3rd world country, and guinnes should be disgusted with themselves ,im seriously contemplating on seeking help and advice from my local mp as the lack of help is disgraceful

Shared Ownership Aborted Purchase

At the end of May 2026 I reluctantly pulled out the house purchase which had been ongoing since I first put the offer in, in November 2025. This was a Guinness Homes property, in Harrogate, North Yourkshire. I pulled out because I despaired of ever seeing a completion date. My solicitors Gough Thorne were one of three solicitors involved in the transaction. Words and phrases that spring to mind include “complacency” “lack of urgency” “incompetence” “failure to seek or consider customer expectation or requirements” “obfuscation” “being pedantic” I cannot place the blame for this transaction failing entirely upon my solicitors as reading trustpilot I realise that Guinness Homes probably bear the brunt of the blame given their very poor reviews on that platform. This property was a shared ownership property in this case 70%. Shared ownership is supposed to be an easier way for a buyer to get on the property ladder however in practice, it seems to me to be an excuse for the parties involved to extend the process indefinitely. I note the government is in the process of improving or reforming the leasehold system in this country however, being cynical (as a result of direct experience) I perceive what they are doing will be too little too late. I cannot stress enough that if you see a property being offered for sale as a shared ownership you should avoid like the plague. The state of the housebuying industry in this country is appalling and so many people seem allowed to get away with doing a bad job or no job at all. Some of the blame for this mess should also be apportioned to my vendors solicitors who seemed incredibly slow at responding to enquiries however they were not my solicitors so I cannot accurately review them here, as I have had no direct contact. The cost to me personally has been over 8 months of my life wasted in the expection that people would “do their jobs” and complete what to me appeared to be a straightforward transaction (the property was empty and I was a cash buyer), and over 1K in solicitors fees. Also, this was the 2nd time this particular property sale had fallen through. I can see why now.

We have lived in a Guinness development for two years and have been so impressed by the building. When we were looking for our first home to buy, Veselina was such a helpful guide. The viewing was incredibly professional and organised. Much like our current apartment that we are renting, the Guinness property did not disappoint in its cabinetry and workmanship. Veselina was also very prompt with the follow up steps. Thank you so much for being part of our house hunting journey Veselina!
