GoogleAbsolute con of a letting agent. Only rated so highly because they ‘cancel your £100 fee if you rate them 5 stars’. Useless agent who only care about a bit of paper rather than customer satisfaction. Highly would not recommend

GoogleAbsolutely the best example of incompetence, our landlord was changed mid-contract and we are not even notified. All sorts of bills problem came along with it, and we are helpless against. Do not go there whatsoever unless you like to be abused mentally and financially.

GoogleRead the reviews from people after they have signed and cps have taken their money, guarantee they will all be 1 star. You don’t matter to them anymore and they will take any opportunity they can to squeeze any more money they can out of you. They are all friendly and happy to your face in the office but I actually struggle to work out what they all do in there all day. Because every single thing I have ever asked them to do since July this year has been ignored. Would not touch their business with a barge pole moving forward and I suggest you don’t either. Disgraceful business. Would have given zero stars if I could.

GoogleVery poor organisation of viewings. CPS are required to give 24 hours notice of a viewing, but what the actually do is give notice for the next day, most days of the week, and then just turn up when they feel like it. This defeats the purpose of notice, but somehow they get away with it. CPS could instead take viewing bookings in advance and then send proper notice like many other letting agencies do. Luckily my house is managed by the landlord (not CPS), so the viewings are our only contact with CPS.

GoogleDO NOT SIGN WITH THIS AGENCY. Not long ago they had an average 2.5 stars, but they are definitely cheating the system and paying for higher reviews. Everyone I know had a horrible experience with them. I know they’re probably the largest in the city as far as renters to students go, but AVOID THEM AT ALL COSTS. My personal experience: moved in to find a spider infestation and mold on most of the furnature. They wouldn’t send an exterminator as they said “spiders are seasonal” (I’ve never had over 500 spiders be seasonal before) and they fought me on the mold and tried to blame me (though I’d only moved in that week). Finally agreed to replace the furnature as it was covered in mold and came home to almost all the furnature gone and nothing was replaced for 3 weeks! Pretty sure they lie about energy ratings as your bill will always be higher than what has been promised/agreed upon. Had an absolutely horrible experience that ruined my life for a year and after that they tried to take half of my deposit - though in the inspection they said they found nothing and that no money would be taken!! It’s a disgusting company, and even though some of the employees were helpful occasionally, do not rent from CPS.

GoogleGreat and efficient service from Maddi & Patch who helped us find the ideal property on the first day of viewing and were really helpful in arranging the paperwork the next day afterwards! Feels like we are all sorted to sign on the arranged date within less than 24 hours of viewing

GoogleFar and away the worst letting agents I’ve ever used. The landlord was not registered (which is against the law in Wales) the house was so damp it gave me asthma, the kitchen ceiling collapsed due to a leak which we repeatedly reported, and they were extremely difficult about giving the deposit back; it took 6 months from the end of tenancy. They lied about the property not being cleaned and tried to charge us for a ‘stolen’ chair we’d never been supplied. Also, the state the house was in when we started the tenancy was appalling - clearly the extortionate portion of the deposit they take from every property is not going toward cleaning bills. Use literally any other agent and you’ll be better off.

GoogleCPS have been extremely helpful from initial viewings through to signing for our property. Maddison was especially helpful in making sure we knew everything we needed to know going forward. She made sure that any minor problems with the property were noted. Thankyou to the CPS Team!

GoogleCale and Chelsea were very helpful and nice. They answered all out questions without hesitation. Viewing with Chelsea was really fun, she was really friendly and approachable. Cale was really funny and open with me and my friends. Quick and pleasant process with securing the house. Thankyou!

GoogleVery helpful and professional staff; they organised several viewings for us, within a couple of hours of us registering our interest in the properties. They answered any questions we had quickly and professionally. It is very easy to get in contact with them, especially through the live chat feature on their website! - Would recommend CPS homes to a friend, especially to any fellow students! :)
