Honestly a disgrace to the city. Rented through them in my second year at uni, never again. My house flooded and they refused to send a plumber, black mould all over the walls and refused to address it, charged me for damages that were pre-existing and hung up on me when i called to make a complaint. NEVER rent with this company

Still awaiting our deposit return after 2 months. Ridiculously slow, no contact or communication from CPS to explain the delay. Avoid like the plague! Go to an independent landlord!

Fraudulent is the only way to describe CPS. No fees no deposit is a lie, they took a deposit. Everyone is forced to go through them as they hold the monopoly of the nicer Cathays houses. They now charge full August rent which is disgraceful. Full of con artists frauds and losers God I hate them so much we were forced to settle on a sub par house due to scare tactics

The people will rob you of every penny they can. When reading the reviews I noticed all 5 star reviews were given in reference to the viewing process. This is the trick they use to get you in the door and then they will treat you like dirt.

Although some members of their staff have good attitudes, they could not do much for you. The biggest reason I give one star is because they rob your deposit for deep cleaning (almost two hundred pounds) to get rid of dust and stains that were accumulated through many years.

CPS are well known as one of the most corrupt and useless letting agency's in the country let alone the city. DO NOT rent with them, they will steal your deposit on sketchy premises. The houses are overpriced and barely fit for human habitation.

Previously rented with CPS. Terrible experience. Agents couldn't care less. Moved into a filthy house despite assurances it would be professionally cleaned - when I pointed this out to them, they didn't believe it was dirty, refused to come see it, then admitted that they had too many properties to ensure that all were up to standard. The reason the house was filthy was due to builders in over the summer fixing a damp issue. Because the landlord was a cheapskate, the issue was not fixed properly. Damp returned and after weeks of asking for something to be done, CPS had contractors come in and do maintenance while we were in the property which is a severe health hazard and according to a surveyor I consulted, also illegal. CPS also neglected to mention that the damp issue had hospitalised and nearly killed a previous tenant. Moreover, CPS would regularly have unannounced or very short notice viewings. No 24 hour notice. Not ever.

This company takes procrastination to a new level! They are determined to hang on to your money as long as possible. It is now almost 4 months since my daughter vacated the property. There were two minor wear & tear issues which weren't justified and we are still waiting! One star is more than they deserve.

Hands down the worst estate agents ever. Signed a contract with them in August. When we got out keys to the property, they had not been to check the property after the previous tenants moved out. Since living here there has been a serious mold problem and every email we send they ignore the problem. They informed us of an electrician coming round to the flat but did not inform us of a date and time and the electrician just enetered out property without our consent. I emailed them just over a week ago complaining about this situation and they still hasn't got back to us. THEIR COMMUNICATION IS AWFUL!!!

Rude useless staff. After paying our deposit and agency fees they told us we could no longer have the house - leaving us looking for other accommodation. Due to timescales, availability of funds and the limited properties available were stuck with them. No compensation offered and tried to keep our deposits when landlord had OKed release of them to us in FULL. Avoid at all costs. The houses might look flashy but they won't fix a single issue and soon you'll be in a damp mould infested pit.

CPS is a fascinating company, I am not sure how they do it but they do an incredible job at alluring you into signing up with them. They initially appear to be incredibly friendly, professional and honestly despite knowing that almost every student shouts at you to never sign up with them, I was initially very impressed. That was until, we moved into the house - where their fake facade slips off. Unprofessional messages, lies and a complete lack of respect for their tennants is what you quickly find out. It's almost comical. Especially when you get to the end of the year and you want to try and get your deposit back - I have honestly never met such an unprofessional and deceptive company. I am not sure if they are magically really good for non-student tennants because there are somehow some positive reviews. But to anybody who is a student - please avoid this company like the plague, I have never met a single person who has had a positive experience with them.

Here is a list of all the things CPS managed to do over the course of my time at Uni. - Signed students to a different agency without informing them. - Offered houses to students not fit to live in. - Sent repair men around and granting them access to a tenants room without that tenants knowledge. - Deceived students about the size of rooms, bill payment methods and if bills are included in the rent. - Declared a house as clean despite there being soiled underwear and stolen spirit bottles present. - Failed to repair a toilet seat within 10 months. - Sent a repair man to fix items that worked better before the repair. - Showed up for viewings with little to no notice beforehand. - Taken most of the month to respond to an email. - Ignored emails. - Declared a house as unclean despite the lack of soiled underwear and stolen spirit bottles. - Lied about when the deposit were approved for release. - Taken 119 days to return a deposit. - Have yet to provide any evidence of any repairs carried out. - Given inconsistent instructions on how to submit a complaint. - Attempted to remove almost half of their reviews on trustpilot just this year.

Had displeasure of renting with CPS is my second year of university. It started after we paid nearly £1000 holding fee for a year lease, and they refused to take us for a second viewing at our chosen property. Bad prices, poor to non existant property maintenance, rude staff who will purposefully mislead. Laura Devine caught lying about who holds our deposits and laughed at students for not understanding property renting enough. Refusal to resolve complaints. Will pass you on to dead phone lines if they don't want to resolve a problem. I would implore you to reconsider renting any property from CPS if you are a student.

The house wasn’t clean or in good order when my daughter and her house mates moved in. I personally went to help move her out and I’d say we left it in better condition. Cps did not respond to a complaint about my daughter’s room not having a working lock on it and she explained how she was doing a media course and had expensive equipment. It jammed in the locked position on one occasion which could have been fatal in an emergency situation. They ignored calls about vermin under the floorboards or the broken fence which enabled neighbours bull terriers into the garden. The house was clear and clean when vacated. We have photographic evidence of this. The rotting skirting board in the kitchen when they moved in was no better or worse and I couldn’t see anything different from the move in except it was all cleaner. They owe each of these students nearly £300 but won’t reply. Latest is that they are waiting for invoices for the major work that needs to be done! BE warned, do not use....

There is a long list of issues, they were so bad to deal with I am actually writing a review. It took them over a month to clean up our backyard when we were told it would be done within a few days of moving in. They entered our apartment to do showings without 24 hr notices, they also left the back door open when they left and we were away for term break. We had plumbing and maintenance issues which they didn't take care of so we had to do it ourselves. We were international students from Canada and told them we will be paying by credit cards which they said were fine then randomly said that was against their policy a couple months later (they did let us continue paying with credit cards after a discussion with the manager). Our dryer broke and they took over a month to contact the landlord and finally replaced it. All in all they were a hassle to deal with and not worth it, once they have you signed up they don't care anymore. It also took months to get our deposit back because the landlord didn't respond to the DPS

Rented with them for 2 years - the first year the landlord was in charge of the house. He was absolutely great, sorted anything that was needed and we got all of our deposit back. The second year was Absolutely awful, we moved house for cheaper rent, CPS was in charge of the upkeep of this house. I only got £120 back off my £330 deposit. Which took months to get. The house was cleaner when I left than it was when we rented it, we had problems with mould. When I moved in, I had to clean everywhere and moved my wardrobe out because there was a bin bag full of someone’s old boxers behind it. They only gave one of my housemates a inventory form - he only filled out his room ad signed it off not thinking. They blamed us for problems that were there when I got there, and a lot of them we fixed ourselves. One of the biggest problems was a mattress which seemed to be at least 15 years old, with springs coming out of it and it being so warn you could fold it like a sandwich (which made it easier to change the bed, but still ridiculous) I Would never recommend to rent with CPS. Especially if they are the ones in charge of the upkeep of the house!

In my five years of living in Cardiff. CPS is by far the worst and most incompetent letting agent I have had the misfortune to be with. This is not a review on my property or the landlord for those two things were some of the reasons my sanity remained intact through my one year tenancy with them. Context: I lived in a studio apartment and had to live on a sofa bed. When I first arrived there was a fault with the cooker, it kept tripping. When they came to do the inspection the woman insisted they will call an engineer to fix it against my wishes and she ensured it would not incur any costs for me.I was away for the month and when I returned found that they had left the light on. A couple months later CPS charged me because the engineer could not find a fault and not they want to charge me again on my deposit. Furthermore, not only on multiple occasions they scheduled house viewings without 24 hours notice. They just never stop disturbing you a constant stream of passive aggressive emails. Stay away from CPS if you value your dignity and sanity for they will not treat you with respect especially if you are a student.
