GoogleIt is well known amongst the renting community that agents that are geared towards letting to students are usually awful. Because of friends who have used CPS in the past, I have always avoided them at all cost. I've heard stories of damp, leaks and other issues that have gone unfixed. Issues with overcharging on rent and extra deductions from their bonds. However, recently we have ventured into the realm of buying our first home and thought that when it comes to sales... Surely they would be alright.
No. They were dismissive on the phone and never got back to us when they said they would. We ended up making an offer on a property they were selling but we found out that there was a prolific issue with knotweed that CPS admitted to, but said "it is not a problem at all". I feel they were banking on our lack of experience as we were first time buyers. We ended up pulling out. We tried to view one or two more properties with them, but we were encounters with the same, dismissive and lack lustre attitude. After all of this, we said that even if we see the perfect house at an amazing price, if CPS is selling it it's a write off.
ADDED - In response to the comments added by CPS.
We were told about the issue with the knotweed. I never said we weren't. But, it was said to us as "it is not an issue at all because a treatment plan has been put in place by the seller so there wont be any issues."
We then latter found out that that whole area, beyond the boundary line is invested with knotweed meaning that, it would be a huge issue.
And even before that time we were had to ring up 2 times before we were even allowed to book in to see the property!
After we pulled out of the sale and we wanted to see another property. We rang up in the morning. We were told that they would have to check when tenants are out before we could be booked in and they will get back to us.
We never had a call back. I called up again and then were told that 6 viewings have been booked in and the only time was nearly 2 weeks later. That is the issue. We never had our call back and thus, were not able to see the property.
When the viewing was cancelled it was literally at the last possible minute as well. Just poor customer service. I was very pleased when I had a call for your customer service representative because I thought that I would get an apology and that CPS would acknowledge that they didn't handle the situation well. Unfortunately, he said that they was a delay in the call on his end so it made the conversation very difficult. Also, he did not address any of the issues I was complaining about. He merely said the same thing you have just did. That everything was done right and it was I that just misunderstood or had unachievable expectations.
I understand that it a property sells before our viewing it is not your fault. However it is your fault that we were not booked in when we called the first time. It is your fault that you did not call us back when you said you would and it is your fault that you cancelled our appointment at the last possible second and allowed us to plan our weekend around this appointment. Poor customer service.
Also - When we asked about the property we were told outright we couldn't see. It was listed at £199,995 (offers over) we said our budget was around £200k. We were told straight blank no there's no point you seeing it, your budget isn't enough. I was told the seller wants offer over £205 and that was the end of that. We were not booked in. I felt like I was being told off for wasting time CPS's time with my request.

Hello,
Thank you for taking the time to review the service you recently received from our Sales Team. We’re sorry that you’ve had a less than positive experience with CPS Homes.
Having been able to look into the matter on your behalf, we can see that our Sales Director, Nathan, made contact to discuss a viewing you had booked that was subsequently cancelled. After discussing your search criteria, it was deemed inappropriate for you to view the property in question as, regrettably, the vendor was insistent on an absolute minimum price they wished to achieve for the property, which you told us exceeded your budget at this time.
In regards to the property you have withdrawn your offer from, our records indicate that our team disclosed the presence of Japanese Knotweed, a plant that is commonly found in South Wales, before you viewed the property, and full details of the treatment plan that is in place were provided to you and persons acting on your behalf, for your consideration. We can assure you that it wouldn’t be in our interests or the interests of the vendor to withhold such information from you or any prospective buyer, as we’re very much aware that the presence of Japanese Knotweed would be flagged up on yours or any other purchaser’s survey, which is why the treatment plan exists.
We’re sincerely sorry that things did not work out this time around and wish you all the very best with your property search moving forward.
Kind regards,
The CPS Homes Team.

GoogleCurrently renting a student property from CPS. We had a small leak coming from our top floor shower to the floor below. I emailed Patch late in the evening about this and he got back to me ASAP the next morning and a plumber was sent within an hour. Very happy with how he’s helped us!

GoogleFrom the moment I started speaking to and communicating with Ellie Quick, I have to say I cannot recommend her enough to anyone needing help to resolve all sorts of issues and problems.
She is extremely pleasant to speak too and was very efficient with everything I needed dealing with.
Nothing was too problematic for her and was extremely efficient in resolving anything I needed done - and quickly too.
I cannot recommend Ellie enough.

GoogleThe agent I spoke with, Chelsea S was very happy to help me and made everything very clear and easy to understand. I applied for my room and CPS came back to me within a day or two which is shows a type of professionalism that other letting agents, particularly student letting agents don"t always show. I was very happy with service. Would defo recommend.

GoogleAs 3 uni students trying to find a house in March during a pandemic we really struggled to find a company that was really interested in helping us find a house we could make a home rather than just trying to sell us anything. CPS homes proved to be the most efficient and lovely company for this. After finding a property we liked online and applying for more information I was contacted very quickly by Ellie who answered all of our questions, even contacting the landlord to confirm a few things. I am very grateful for the amazing service we were given, and we have happily found our new home!

GoogleMy partner and I recently agreed to let a property in Cardiff through CPS Homes. The process was quick and easy, and they had some great virtual tours online of the property we were interested in. I had particularly great dealings with Ellie Q who always returned my calls or emails quickly and was very friendly. She made the entire process clear and hassle free!
Update: following the earlier review, the customer service took a huge nosedive. The staff were rude, condescending, and homophobic. I have since heard horror stories from other users of CPS Homes. Avoid at all costs. There are far better services out there.

Dear E G,
Thank you for leaving a review. We're pleased to read your initial comments, but are sorry that you had a less than positive experience with CPS Homes later on in the process.
Concerning the latter comments, as discussed with our Lettings Manager at the time, you submitted an enquiry about a property that was shown as fully-furnished within the video and photos. Nowhere within the description did it state that the property was being offered differently, i.e. unfurnished, to how it was shown in the videos and photos, so it remains our assertion that the advert was very clear that the property was being offered fully-furnished and in no way suggested that it may be unfurnished. We are able to say this with confidence as we have reviewed the advert that you saw. If you did search for 'unfurnished' on Rightmove and this property showed, that is something to report to Rightmove directly as we were unable to replicate this result ourselves when performing several subsequent test searches. We have received no other reports pertaining to this issue from other tenants or prospective tenants.
When you alerted us that it was your intention to rent an unfurnished property, your landlord explained that she would have nowhere to store the great deal of furniture that came with the property, which is understandable, as not many people would. At this point, you had already signed the tenancy agreement, we had paid the first month's rent across to your landlord, and the deposit had been registered with the Deposit Protection Service. When you made it clear that you did not wish to proceed with the tenancy, we set about negotiating an immediate or early end to the tenancy on your behalf, which was no easy task given a legally-binding contract had been signed and the landlord was within her rights to hold you to it, if she so wished.
We were able to convince your landlord to immediately release you from the tenancy, with full refunds made. She didn't have to agree to this and could have held you to the full term of the tenancy, or at least until new tenants were found, so taking everything into consideration, we believe we achieved a successful outcome for you.
Finally, we take the comments you have made in relation to your telephone exchanges with us very seriously. The claims made have been unfounded during our initial assessment of your review, though should you wish to formalise your complaints and provide further evidence, you may do so by following our complaints procedure.
Kind regards,
The CPS Homes Team.

GoogleI have let my property through CPS homes cardiff since few years. Especially Tamara Price has been very helpful. All the staff are very experienced, give very efficient and professional service to landlord and tenants. I am highly satisfied with their overall service. They quickly send someone so tenants are happy. Staff know when and how to contact landlords, are able to find right tradesmen for repairs done quickly. they give valuable advice how to keep the property in best shape for letting including video advice and I did not have any period without-tenancy since I signed with them. I get timely rent to my account. I even bought the student property through CPS Homes. Their office is the biggest estate letting agent office I have seen!

GoogleCPS have been a really good help and with their no deposit properties that are on the market this year it was impossible to pass on this opportunity. Within a matter of hours they helped us choose several properties view them, find my groups favorite and sign all the papers!
Highly recommend using CPS this year especially for students looking for properties for the 2020 academic year.
