I am now coming up to almost 5 years with CPS Homes who have been managing multiple properties of mine to date. Over that time they have shown nothing but proffesionalism an integrity with all aspects of renting a property, and something I would expect from a “Fully Managed Service”. They always keep me informed of any Goverment legislation changes and either carry out any work themselves using their own contractors or advise me to complete work myself in order to always stay compliant. They also try and ensure that any gaps between tenancies and kept to a minimum to avoid any rental losses and that has been evident over the years. I have used various agents over my many years as a Landlord in Cardiff, and they are by far well ahead of other agencies in the city and hence why I continue to use their services year on year.

Purchased a house through CPS and the service we received was excellent. From the initial first viewing right through to completion. They kept us up to date and were very accommodating when we asked to have a second viewing. Very friendly staff. Would definitely recommend.

I have contacted agencies but no agency like this one. Contacted them by email and got a response promptly by Kelsey who was very helpful. They arranged a viewing within the day and the adviser Emma that showed me around was amazing. Very kind and professional. Highly recommend!

Beth M was on time to the viewing, very welcoming and knowledgeable about the property. She made us feel comfortable on the viewing and allowed us plenty of time to have a look around. As a student, estate agents aren’t usually good at communicating and responding but Beth was helpful and quick to reply to queries and get the ball rolling. Overall a positive experience.

Amazing experience with CPS! My group were late trying to find a property so were all very anxious, the worker who gave the viewings, Emma George, was an absolute godsend. She answered all our questions honestly and with a great deal of knowledge, and was incredibly support of our somewhat unique situation (a mix of unis, years, and current education/employment which was challenged for the first company we tried to rent through) Overall a highly positive experience, would recommend to any and all students or professionals looking to rent :)

Just wanting to commend Max on his character during the application process. When he was showing us around we really appreciated his knowledge, including how he gave his own opinions. He was also very accommodating regarding any adjustments that we had. The ‘after’ was also seamless and it couldn’t have been easier to secure the property. Thank you Max, we can’t wait to move in :)

Classic letting agency that will try to take all your deposit.

Zebedee · 12 June 2023 · CPS Homes Cardiff (34 Woodville Road)

Agent replied · 11 June 2024

Hi Zebedee, Thanks for your review. We house around 5,000 contract-holders and the majority are happy with us and our service. If you've rented a property from us, we're all ears to any detailed information or feedback you'd like to provide to us, so we can look to address this for you and anyone else moving forward. You can send this to feedback@cpshomes.co.uk. Occupation contracts are between the contract-holder(s) and the landlord. Therefore, if there are ever any proposed deposit deductions to claim for at the end of the tenancy, it is the landlord who chooses to submit this claim. We would much prefer not have to make a claim from a deposit. We don't profit in any way from said deductions, and it's far quicker and easier to return a deposit in full. Our contract with the landlord stipulates that we will document the condition of the property at the end of the tenancy (as we also do at the beginning of each tenancy), then provide this report to them for their assessment, as, again, being the owner of the property, they are the decision maker. Within the report, we highlight items that we believe are a result of wear and tear, therefore the responsibility of the landlord to make good before any new contract-holders arrive. We also highlight any items we believe to be over and beyond fair wear and tear, which, if substantially different to the condition at the start of the tenancy, he/she may wish to claim from the deposit for. Once the landlord has decided how they wish to proceed, we add comments to the inspection report and send it over to the contract-holder(s) for their perusal. We invite contract-holders to comment on anything noted as being over and beyond fair wear and tear. This demonstrates a transparent, two-way process that is geared towards avoiding any potential deposit dispute. When contract-holders provide their comments, as we always encourage them to do, we revert back to the landlord and attempt to negotiate the deposit return of behalf of both. We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, contract-holders are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Thankfully, the process described earlier in this reply successfully resolves the vast majority of potential deposit disputes before they become protracted, which we think is something that should be commended. As with any deposit return, if a contract-holder feels a landlord's claim is not justified and a mutual agreement cannot be reached, the deposit scheme that protects the deposit can appoint an unbiased, impartial adjudicator to consider all evidence and make a ruling. We're pleased to say that the vast majority of deposits CPS Homes returns are done so with mutual agreement between landlord and contract-holder, meaning only a small minority require independent adjudication. Many thanks, The CPS Homes Team.
