GoogleBought a flat being marketed by CPS having looked at a number of properties. CPS were the most professional and helpful agent we dealt with. They are clearly acting for the seller and aiming to present the property in the most favourable way, but then that’s their job.

GoogleGot the agent Max, honestly very relatable and conversational man and helped me grab a place for the next year. Finding somewhere in cardiff is a nightmare but he kept in contact throughout and phoned me up when he promised and emailed back and forth. Couldn't have asked for anymore

GoogleBooked a viewing with them and got in a train to Cardiff just for this. They didn't bother telling me that they didn't actually have the keys for the property until 5 minutes before the viewing, when I was already standing outside the property, waiting. They apologized and rescheduled to a couple of days after, so I made a second trip to Cardiff and they simply did not show up and proceeded to ignore my calls. I have never been anything but cordial to them and frankly, I am glad they treated my so poorly from the get-go, because I feel like I dodged a bullet and I would regret renting anything from this terrible agency.

To not show up for an appointment would require a rare sequence of errors, and to ignore calls is virtually impossible as we answer all incoming calls 'blind', i.e. we don't know who is calling. GoogleNot used the for years. They had a person in their accounts department that withheld my rent and only paid when l chased them Also, they did a repair than after paying, they charged for matetials. As they were managing my property at the time they deducted the money. Also the person they used for the repair has a relationship, possibly brother or brother in law of one of the senior persons working there.

Without you providing us with your name and/or the property we managed on your behalf (you're welcome to provide this to feedback@cpshomes.co.uk), we're unable to respond with detail, but what we will say for the public record is: - We pass the rent we collect from contract-holders onto landlords within the specified and agreed period of time, which is always within a few working days, so we don't recognise your experience in this regard. We only get paid when we deduct our pre-agreed management fee from the rent received and pass on the remainder, so it wouldn't be within our interests to withhold it as we wouldn't then earn an income. - We don't carry out repairs ourselves. We use trusted, reliable, third-party contractors who subsequently produce an invoice for their labour and materials, as is the industry standard, so it would be normal for you to be charged for the materials they purchased in order to carry out the job. The total cost of each job carried out by the contractors we use is always pre-agreed with each landlord. - Many letting agents are family-run businesses where issuing work to relatives or known acquaintances is commonplace. There is no law or guidance that prevents this. Providing the persons or companies instructed meet the landlord/letting agent's standards, are capable of completing the job asked of them and charge fairly for their time, there is no reason why such work should not be passed their way. In the same respect, some private landlords are builders, plumbers, carpenters etc by trade, or know somebody who is, so will carry out their own work on properties they own or pass it onto known acquaintances. Within a fortnight, from the initial house valuation to photos, marketing and our open house, our house had 14 viewings and 5 offers on the table. We could not have asked for any more. GoogleNathan and the team were amazing, from the initial valuation through to completion they made the whole process as straightforward and stress free as possible. We were really impressed with the photo and video shoot, which really captured our home, and the open house day made it much more convenient for us as sellers. GoogleWe were impressed when we first met you at the flat and had no doubt that you were the best option in a crowded market. That conviction was eminently justified. Over the years we have dealt with quite a number of estate agents and I can honestly say that CPS have been the best. I was particularly impressed by the business like way your staff remarketed the property when our original buyer disappeared. At every step of the way you have kept us informed of what was going on. I have already recommended CPS to some friends and will continue to do so. Would that all Estate Agents were like CPS!

GoogleI have been renting a property managed by CPS and frankly, they are the best agency in Cardiff. Whenever something gets broken they are very quick to fix it (and for me this is the top 1 thing I search for in an agency). They are very responsive and reliable. Their staff is super efficient and organized. If we have ever had a problem this was because of other people and not CPS. My experience is with Emma George and I can say that she's brilliant. Very polite, helpful, and responsive.

GoogleJordan Parry and the CPS Homes Team have been absolutely fantastic! I was not being treated right by my previous estate agent. They never got back to me and left so many issues unresolved and I was just fed up! I then came across Jordan at CPS Homes and was glad I did. He helped me sort out all the issues with my flat and got it rented out in no time! The transition was seamless and I am extremely happy with the service CPS Homes has given me. They have stayed true to every promise they have made and I feel like they genuinely care for the landlord's needs as well.
