I rather to give 0 reveiew if I could . Flat been flooding because the pipes burst upstairs. Landlord not even come to paint t or repair. When tenancy end. Landlord charge me for repaint ! £394 It's took nearly 3 months to ask agency to contact with landlord and another 6 months for landlord to come to changed the emergency light. Co operation with this agency very poor. Never think about you can ask for help. Deposite will take over 3 months for agency to agree and pass it to Landlord. Do not use this agency I warn you !

Hi Patt, Thank you for your review, though we do not believe it is consistent with the facts of the matter. It’s important that facts are established when in the public domain, so we list them as follows: - CPS Homes manages the property on behalf of your landlord. Occupation contracts are between the contract-holder (tenant) and the landlord. Therefore, if there are ever any proposed deposit deductions to claim for at the end of the tenancy, it is the landlord who chooses to submit this claim. We would much prefer not have to make a claim from a deposit. We don't profit in any way from said deductions, and it's far quicker and easier to return a deposit in full. - Seven months before you vacated the property, you experienced a leak into your flat due to an issue with the pipes in the flat above. An emergency, out-of-hours plumber immediately rectified the cause of the leak and subsequent conversations took place in regard to all parties being ultimately satisfied with how the matter was handled. - At the end of your tenancy, your landlord claimed for two unrelated items from your deposit: cleaning and some redecoration due to marks on walls in different rooms of the property that were noted as being above the 'wear and tear' threshold, and weren't present when you moved in. - You disputed the deposit claim, as is your right. However, the independent adjudicator that was appointed by the Deposit Protection Service to rule on the dispute agreed that your landlord's claim was fair and accurate. The adjudicator stated "the recorded décor defects are not consistent with water damage", meaning they agreed that what the landlord claimed for was entirely unrelated to the leak you experienced. In summary, we feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, contract-holders are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. As with any deposit return, if a contract-holder feels a landlord's claim is not justified and a mutual agreement cannot be reached, the deposit scheme that protects the deposit can appoint an unbiased, impartial adjudicator to consider all evidence and make a ruling. We're pleased to say that the vast majority of deposits CPS Homes returns are done so with mutual agreement between landlord and contract-holder, meaning only a small minority require independent adjudication. Many thanks, The CPS Homes Team.

I have been a client of CPS Homes since 2007. They are friendly, efficient and professional. In particular, following the recent departure of the tenants in one of my properties, I received excellent support and service from Max Evans who managed the departure and refurbishment of that property along with support from Jordan Parry. I would recommend CPS to any prospective landlords.

Went for a viewing and was asked to meet at the office. We were then shown new houses and told the ones we wanted to view were now let. The environment was chaotic and we felt very pressured to put a deposit down for a house. We were told that there was no point going to view any houses if we weren’t going to be putting a deposit down on one of them. Wouldn’t recommend using this agency

Hi Olivia, Thank you for sharing your feedback with us. We’re sorry that you had a less than positive experience during your visit to our Woodville Road branch. Your viewings appointment with us was during what we call Cardiff’s ‘student lettings season’: a period where hundreds of groups are house-hunting for next academic year’s accommodation. Within this period, it’s not unusual for us to view with up to 60 students each and every hour of the working day, such is the demand we receive for the properties we advertise. Whilst we accept the branch can be busy due to the number of bodies inside at times, we do have scheduled appointment times and groups are allocated to a member of staff on arrival. The atmosphere within the office is positive and excitable, as groups secure their ideal homes with their ideal housemates. As we often let 30 properties per day, it’s common for some, or even all, properties that were selected to be viewed at the time of booking the appointment to have been let by other groups by the time the appointment goes ahead. This is especially the case if there is a big gap between booking the appointment and the appointment itself. For this reason, we always ask about a group’s requirements when booking (location, proximity to uni, budget, must haves, must-not-haves, etc), so we can suggest alternative properties if some/all of those selected are no longer available. Not only that, but our staff know the properties inside-out, and the sheer volume of choice online can be overwhelming, so we like to understand what the group is looking for in case we can suggest a property they have missed when browsing our website. Groups regularly choose to let properties that they hadn’t even cast their eyes on before coming in, which we like to think is testament to our Lettings Team’s dedication and capability for pairing groups with the right property for them. Some of our reviewers have even commented on this. At the time of booking, we always ask that all of the group try their best to be in attendance for the viewings appointment, as we usually find that everybody wants a look and a say, which is understandable for what is a big decision. Not only that, but due to the high-speed nature of properties being let, it is highly likely that a property viewed ‘today’ will not be available in a couple of days’ time when those who did not attend the first appointment may wish to view. It’s therefore likely our Lettings Team asked that if you were to view a property ‘today’ that you liked, would you be in a position to proceed with it. If not, then in order to avoid disappointment, we would always recommend viewing at a time when all the decision-makers are present. We’d love the opportunity to show you the available properties we have. Either way, we wish you the best of luck in your future endeavours to find a new home. Kind regards, The CPS Homes Team.

Emma George was extremely helpful: despite all of our original viewings/prospective houses being taken she showed us all other options available, organise a rather last minute viewing and we managed to secure our house for next year! Thank you :)

Emma George was amazing - the houses we were meant to view had been taken but within our hour slot she shown us all options available and even managed to get us a viewing of a house which was perfect which we ended up taking - she went above our expectations and we are super thankful

Had a first viewing for a property, upon arrival, they did not have the keys to the property at all. They appeared to have an old set of keys which didn't work on the locks so they rescheduled my viewing. Then after my second viewing on this property, I asked to put down a deposit. They said I would have to ring the office. I did this, they said they would tell the agent doing the viewings (who told me to ring the office) and said I would get a call back later. I never received a call, so I rang back after a few hours only to discover that they had given the property to another person. Absolute waste of my time.

Josh · 14 November 2023 · CPS Homes Cardiff (34 Woodville Road)

Agent replied · 11 June 2024

Hi Josh, Thanks for your review. We’re sorry that your experience with CPS Homes has been a less than positive one. Although it’s rare, there are occasions when we will be unable to gain access to a property. This could be due to one of a few reasons: the landlord/occupant changing the lock and not providing us with a new key, the occupant having a key in on the other side of the door, or simply a human error in picking up the wrong set of keys from the key board in the office (shouldn’t happen, but has been known to, due to the amount of keys on the board). We’re sorry for the inconvenience in not being able to gain access on this occasion. We will certainly look at ways in which we can improve our communication post-viewing and pre-paying a holding deposit for anybody who has expressed an interest in taking the property. Due to a shortage of available properties to rent across the UK, we are currently inundated with requests from prospective contract-holders (tenants) wanting to view and subsequently let advertised properties. According to data commissioned and published by the BBC recrntly, “competition among renters is so intense that there are 20 requests to view each available property… and the queue to view is even longer in some regions”. As such, it’s not unusual for landlords to have to choose from upwards of 5 or 6 parties wishing to proceed. Regrettably, they can only choose one, so there will always be several disappointed parties. You were one of these on this occasion, unfortunately. To clarify, it is the landlord’s decision who lives in their property, not CPS Homes’, and they will typically make their decision on a variety of different factors. There are elements of your review that we will indeed take on-board and internally review, so we thank you for bringing these to our attention and apologise for any inconvenience caused. We wish you the best of luck in your future endeavours to find a new home. Kind regards, The CPS Homes Team.

Awful service! Phoned in a week ahead to book a viewing. Wasn’t informed about the time slot or address. Didn’t received any email or text message regarding the address or time slot as promised. Had to phone in that very morning just to be told that it was my fault not asking for the address by calling again and that they have no responsibility whatsoever for what happened. This is awful for professionals who need to take time off in advance and travel for hours to do viewing in Cardiff.

Agent replied · 17 June 2024

Hi Jie Zhou, Thank you for your review. We're sorry that you've had a less than positive experience with CPS Homes, though we don't recognise some of the comments you have made. When we book a viewing appointment, we do so with an agreement of the day/time with the viewer, so we can be sure that the both parties are available. You should have therefore been aware of the day/time of your appointment, as it would've been agreed with you. At the same time, we communicate the meeting place, which is typically at the property to be viewed. Once booked, our software automatically sends out viewing appointment confirmation. We wish you the best of luck in your search to rent a property, and we'd be happy to book you in for another viewing appointment if you so wish. Kind regards, The CPS Homes Team.
