Very disappointing and unnecessarily confrontational communication. My experience with Spe* from the management team has been particularly disappointing. I was contacted regarding access to my property for essential fire safety maintenance. At no point did I refuse access. I simply explained that I would arrange my schedule to accommodate the appointment and made it clear that I did not consent to anyone entering my home without my knowledge or prior permission. Despite this, Spe* responded by telling me to “make this time work with your schedule” and warned that if the contractor had to revisit and a cost was passed on to the landlord, I would be expected to cover it. I found this response unnecessarily confrontational and completely disproportionate to what I had actually said. I had not refused access, obstructed the work, or said that the appointment could not take place. I fully understand the importance of fire safety and have agreed to provide access for the appointment. My complaint is not about the maintenance work; it is about the way a reasonable request concerning access to my own home was handled. Tenants should be able to say that they want to be present when somebody enters their home without immediately receiving warnings about potential charges or having their cooperation questioned. I have attached a redacted screenshot of the actual communication so that people can see the wording used and form their own view. I would expect considerably more professional and respectful communication from a managing/letting agent, particularly when the tenant is already cooperating.

Following our recent purchase of a property in Boston Spa we felt it appropriate to leave an honest review for the handling estate agents. We were keen to purchase what is likely to be our last & forever home so when the apartment in Boston came up for sale we immediately contacted Beadnall & Copley who we have dealt with twice before both as sellers and buyers. We had previously received excellent service but not this time. We sent emails to their Office Manager Stacey and got no response which was frustrating particularly given our previous history with them. We eventually emailed their general office address and later received a response. We wanted to discuss the property with them but as we were abroad we asked for contact on WhatsApp. To our surprise Stacey refused to deal with us over WhatsApp which we found unbelievable when you expect an agent to be keen to make a sale and that we were previous Beadnall & Copley clients. However we made initial approaches via email, a useless way to communicate as on several occasions we had to chase up responses. We took the view that we would wait for our return which took an extra 4 weeks due to the war starting in the Middle East. Fortunately for us over 8 weeks after being listed the property was still available so we eventually managed to call Stacey to discuss and this actually put us in a stronger negotiating position. However we felt we were always chasing Stacey for updates on our offers, that she was deliberately awkward, so eventually let another member of the Beadnall team help us. Finally we managed to purchase the property, however the process and poor service left a bad feeling so we listed our own apartment with another local agent. We were then surprised to have a email to say how disappointed she was that we did not give them a chance to sell our apartment? Are you surprised if you can’t be bothered to Wi-Fi call potential buyers and are so difficult to deal with? Throughout the purchase process we had no contact at all from any of the Beadnall team, no updates and not even a well done to say we had completed the sale. Fortunately we had an excellent local agent who pushed our sale along and couldn’t have been more helpful, thank you Furnells.

Excellent estate agent - great people to deal with and we felt supported throughout the whole process. We both bought and sold through Beadnall Copley and we’d use them in the future without hesitation

I have nothing but praise for James, Fergus and the team at the Wetherby office of Beadnall Copley. Not only did James successfully sell my house in two weeks of it going on the market, but then provided outstanding support to both myself and my buyers through a very lengthy conveyancing process. He was there at every step of the way, working above and beyond to move things forward. Thank you for your reassuring weekly updates James and for skilfully taking this sale to its completion. Beadnall Copley are by far, the most friendly, professional and proactive estate agents I have ever dealt with. They really do care about their clients, and I highly recommend them to everyone!

We cannot speak highly enough about Beadnall Copley in Wetherby. After letting our house for 30 months (the rental was expertly managed by Beadnall Copley) we decided to go to market. We knew it might be difficult to sell the now empty property as work needed to be done to sell it, and that we would need extra help and support in arranging this, having moved to the other end of the country. Thanks to Stacey Reynolds and her colleagues at Beadnall Copley in Wetherby the necessary work was undertaken and we have now completed on the sale of the property. The team are easy to contact, communicate well and always on top of issues as and when they arise, and they completely understand the changing property market. They have immense experience paired with local knowledge and could recommend/contact tradespeople for all the required works that we needed to be undertaken; their service is above and beyond what would be expected. They come with solutions not problems and have absolutely got the balance right, between being personable and friendly but also totally professional. We would recommend Beadnall Copley 100% and without any reservation.

I’ve had a really positive experience with Beadnall Copley. As a first-time buyer, I initially saw a house that was slightly above my price range, but when I rang, James encouraged me to view it anyway and said it was worth putting an offer in if I liked it, and I’m so glad I did, because my offer was accepted! James oversaw the sale from start to finish, and the whole process was completed in under 7 weeks, which was amazing. I actually found myself contacting the estate agents more than my own solicitor, as they were so proactive in helping me get everything I needed! Even organising the fixing of a window to keep things moving smoothly. The people who showed me around on multiple viewings, mostly at weekends, were so lovely and really made me feel at ease while looking around, which made a big difference as the space felt comfortable instantly. The team were really professional, highly responsive, and seemed to genuinely care about both their customers and buyers. I feel very lucky that the house I purchased was being sold through Beadnall Copley, and I’d definitely recommend them to anyone. Thank you again!!

We recently bought our house through Beadnall Copley and couldn’t recommend them enough. The whole team were professional and helpful from start to finish but a special mention has to go to James. His communication was amazing. He kept us updated on what was happening in the chain and provided clarity when no one else could . He was patient and reassuring during a really stressful time and always made time for us, replying to phone calls or emails immediately. If we ever need an estate agent again, we will definitely be using Beadnall Copley. Highly recommend!

Terrible service and discrimination is of the charts to disabled people.wont even call a pertential landlord to discuss delaying accepting offers so disabled person can view the property. Not many big bungalows for disabled to rent on the market so would expect a bit of consideration. Wouldn't have taken a lot to call the landlord but they wouldn't even bother just said we would need to see property before they would call them but wouldn't give us chance to as they had only viewings on one afternoon we're my wife had a medicl appointment.

We’re sorry to hear that you are disappointed with our service when you wanted to view a rental property. However we have in no way discriminated against you. The viewing and offer process was explained and we offered an alternative viewing date if the property was still available after the first day of viewings booked for yesterday (which you couldn’t make). Offers from those viewings have been received and forwarded to the landlord. Any acceptance will be subject to the usual pre-tenancy checks. We appreciate your frustration when there is a lack of suitable lettings properties not only in the area but to meet your individual needs, however all lettings properties are available on a first-come-first-served basis. We wish you to best of luck with your rental search.

We used Beadnall Copley to rent out my dads property in Dacre Banks. Donna Fryer was absolutely fantastic. Efficient, well organised and professional at all times. Nothing was too much trouble. If there was a problem - she would resolve it without bothering us which was a massive help. Would recommend Beadnalls to anyone looking to rent out their property. When we decided to sell the property Emily was absolutely great. Great communication throughout the process ensuring that everything went smoothly. She kept us updated with progress without having to be chased or prompted. We would absolutely recommend Beadnalls to anyone looking to sell their house. Thanks a lot.

We recently bought a house in Knaresborough through Beadnall Copley. Our contact was Emily Spurling who was superb throughout the whole process. Emily communicated with us at every stage of a less than straightforward journey. Emily was very positive and raised our spirits when things were difficult. She is friendly and highly professional, together with a sound knowledge of the conveyancing process. We would highly recommend Emily to conduct your house sale and purchase.
