GoogleMy property was for sale with Manning & Stainton Adel branch. My property was both for sale with Manning and to let with another estate agent who I have used for many years. Over the years, I have used different estate agents for the sale of my properties and have not used the same agent twice. In this instance, I would be happy to use this branch again. There are a few things that I liked. Top of the list is communication. I liked receiving regular update of what is happening including when bookings for viewings were made and comments as a result of the viewing. I liked having a named contact for my property. I liked that the staff were easy to talk to.

GoogleBullying behaviour that nobody should have to deal with. We’ve had an extremely concerning experience with Manning Stainton during the sale of our home. When we switched agents due to a poor initial experience, Manning Stainton provided a list of people they claimed to have introduced to the property, and this list included only a MALE buyer with a specific surname. However, the person who ultimately viewed the property with the second agent and whose name appeared on the memorandum of sale was a FEMALE buyer with a completely DIFFERENT surname. Neither we nor our new agent had any idea the two were related… until six months later. Despite this clear discrepancy, entirely their oversight, Manning Stainton are now demanding commission and insisting they were the “effective cause of sale,” even though they had no involvement in the successful negotiation or progression of the transaction. They have since escalated matters by warning us that we are in breach of contract if we do not pay, even mentioning potential legal action. Their tone has felt unnecessarily aggressive and bullying, especially given that the issue stems from their own failure to provide accurate information. What makes this situation even worse is that they are effectively bullying a couple into paying two sets of commission to two different agents, something no reasonable seller would ever expect or consider fair. And now, despite all of this, Manning Stainton have taken things a step further by issuing a County Court money claim against us, even though we had only completed less than three weeks ago. Rather than resolving their own administrative mistake, they have chosen to drag us into legal proceedings, a shocking and disproportionate approach that no customer should ever have to face. Based on our experience, I would strongly advise anyone considering Manning Stainton to be extremely cautious, read every clause carefully, and be prepared for this kind of behaviour should any dispute arise. They are not proactive agents, and at the end became opportunistic, attempting to claim commission they simply have not earned.
Thank you for your review, Michelle. We are sorry you feel this way, but several points need clarification. Our communication has been professional throughout. We have simply outlined the terms of the contract you signed and attempted to discuss the matter with you. When you withdrew your property, we provided a full list of buyers we had introduced. This should have been shared with your new agent so they could carry out the usual checks. The buyer who ultimately purchased the property was one of our introductions; a different surname does not invalidate this. There is no hidden small print. The contract clearly states that our fee is payable if a buyer we introduced goes on to purchase, regardless of which agent negotiates the sale, standard practice across the industry. We appreciate that no seller wishes to be in a position where two fees could be due, which is why we attempted to resolve this collaboratively with you and your new agent. We only issued a formal claim after communication was declined, and you confirmed you would not engage further. We remain open to resolving this matter constructively and are happy to discuss it directly should you wish.

GoogleI recently put our house up for sale ,after reading reviews i decided with manning stainton ,adel , Mathew came round a lovely young gentleman, who went through every detail with me about selling ,he explained about prices asked if i was happy with it ( everyone wants more ) and why he thought the price was right for mine , hes the boss so agreed ! And he was right! So thankyou Mathew for all your knowledge and im glad i didnt ask for more The next day what can i say this lively ball of energy turned up in the name of Bel,this bundle of joy, again explained everthing ,made sure we understood what the next steps were ,fun ,down to earth but you just know shes the one to get the job done ! Less than a week later my house was sold ! Thankyou Bel for your expertise ,you made what could have been a stressful time alot easier for us ,i knew i could email ,ring for advice and nothing was to much trouble however big or small I spoke to a few others apolagies i cant remember their names but again all just wanting to help Very professional Thankyou

From the very first valuation to the final completion, the team was professional, proactive, and incredibly supportive.
