GoogleAt the beginning of our tenancy I never would have thought I’d be writing this review because everything was carried out so professionally initially. I wish I had read these reviews before going ahead with the tenancy because as soon as we handed in our notice to move out (after over a year) the way we were treated was shocking, and seems like there’s a real pattern with this company when I read some of the other reviews.
The last contact I got was from Tracey who called and proceeded to shout at me over the phone, despite explaining I was in work and in the middle of my office (and that my colleagues could actually hear her from their desks) she still wouldn’t lower her voice, and I ended up having to hang up on her.
When it came to the £900 deposit we ended up having to dispute their huge list of claims they made (again I see from the reviews many others have had this same issue) and eventually got our deposit back yesterday (mid November) when we moved out at the end of May, so as you can imagine after 6 months of waiting for our deposit to be returned I wanted to take the time to warn any prospective tenants!NegativeProfessionalism

We're sorry to hear that the end of your tenancy was not as good as the rest of your experience with us. Unfortunately there were issues noted on the inventory recheck carried out by the independent company that compiled the original report, and in accordance with the landlords instructions costs were gathered. As with all deposits it was held by a government approved deposit scheme and as there wasn't agreement between both parties on the amount to be returned it was put to the arbitration process before costs were awarded to the landlord. All Tenants are able to start the deposit return process directly with the deposit scheme at the termination of their lease to start the clock running, but the timescales for each party to submit costs and the arbitration process are set by the Scottish government. Hopefully this information may be of use for future tenancies or for any other Tenants reading this.

GoogleHi, we took on a house from MDL that was full of damp, was stuck in the 80s, had several appliances not working and a very distinctive aroma to the place. As the house was in Bieldside an area we wanted to try and a short lease was on offer we took it as it suited our needs overall. In the beginning as one reviewer has already pointed out the staff there couldn't have been more helpful, send them an email and you got a response and overall during my stay i have to say i was satisfied with the service i received from them. Then 3 years later and over £50K in rent it was time for the games to begin. Firstly was there inventory contractor METHOD INVENTORIES who are a complete bunch of amateurs, taking pictures of the house when we moved in and then taking completely different pictures when we moved out then claiming this that and the next thing was down to us. one of the most hilarious things was they were charging me cleaning of a cupboard they claimed was sticky, they then went on to say there was a Vase missing but if told them its whereabouts they wouldn't charge me for this.......guess where the Vase was ??? yup in the said cupboard!!!! they were trying to charge me for a whole number of things from pin holes to bulbs, doors and items of garden furniture that went missing even tho i had emails from them stating that the Gardner would be removing said items!! During my stay they had workmen in doing a painting job in the living room and during this the workmen failed to cover any of my sofas, TV, cabinets etc and they were covered in paint and dust.........what did they do about it ??? said they would get the workmen to put it right!! yeah because of course im gonna let that happen when they made a mess of it in the first place!! so all in all originally they were trying to fleece me for just shy of £800 of my £1500 deposit. naturally i went to SafeDepositScotland, presented my evidence and found out yesterday that not only are METHOD INVENTORIES incompetent but so is a member of staff at MDL who she will remain nameless. after nearly 4 months of this process the initial decision was granted in my favour!! RESULT!! or so i thought. MDL then went ahead and requested a review of the decision (dragging things out even longer, she obviously has nothing better to do with her time). Im VERY pleased to say now that HER request for a review was declined by SafeDepositScotland and i will be receiving 99% of my deposit back!!
Let me please finish this by saying that staff at MDL are not as they seem, they are very
forgetful so keep every single email, letter, bit of correspondence you have with them during your tenancy should you be stupid enough to take on a rental with them. As for METHOD INVENTORIES do not ever pay them a penny, firstly they are incompetent and secondly to charge inventory fees is now illegal.
STAY WELL CLEAR !!! THEY ARE A DISGUSTING COMPANY WITH NO MORALS!!!
I FEEL SICK TO THE STOMACH I EVEN HAVE TO GIVE THEM 1 STAR!!

From moving into the rented property, I discovered a significant mould problem and a rusted and broken oven. Margaret Duffus Leasing failed to deal with any of these problems within the first 3 months of my tennancy and refused to address the high humidity concerns within the flat (these concerns were validated as significant by a 3rd party company who agreed 85% humidity was not healthy in a property). Having now moved out of the property and leaving it cleaner than it was when I arrived in the property they have requested to charge my over £70 for dust and a single cobweb in the flat. I would never recommend anyone use Margaret Duffus Leasing.

GoogleWish I could give zero stars. My experience with this business has been less that favourable, they are unprofessional, lack basic communication skills and manners. The first issue arose with them when on the morning of a confirmed viewing they had failed to inform us that the house in question had been taken off the market. Had we not enquired ourselves, we would have faced a long car journey for nothing. The second issue arose when thirty minutes prior to our second appointment, after a long drive, they informed us we could not view the house without full PPE ( the PPE in itself is not an issue it was the fact we were informed 30 minutes prior.). The final issue was the unfriendliness and lack of professionalism we were greeted with. Not only did the agent sit in their car and stare at us for 10 minutes, they had a discussion about us to their colleague in front of us instead of welcoming us to house. All in all a very unsatisfactory experience, would not recommend.
Edit 1: as per your response, no voicemails, no mention on PPE in emails and we were apologised to over the phone for this mistake. Please take responsibility for your mishandling of the situation.NegativeResponsiveness, Professionalism

Looking into your complaint, it appears that we did leave a voicemail on the 16th June to cancel your first appointment so apologies if you did not receive this.
We have been sending out the government guidelines with regards to viewings, which includes the PPE required, via email and I can see this was send out to you twice prior to your appointment. Where we have not had acknowledgement of the guidelines, we will phone the viewers again on the day of the viewing.
One of the guidelines includes that a maximum of 2 people should attend a viewing so when our viewing agent saw that there were more than this present for the viewing, she contacted the office to get advice on how to proceed. Apologies if this gave the wrong impression, but we are all still getting used to the new way or working. All the best with your search for a new home.

GoogleWe had property inspection appointment today and they didn't show up. We emailed the agency and they said that inspector couldn't get in when we were actually home and waiting for her, on that note we did find it very strange that they didn't call us when they have our phone numbers, and of course we asked why didn't she call us in the first place if the inspector was here and really couldn't get in. After 1 hour and half the inspector shows up and this time apparently she did find our phone number and called to get in. Once in the house the inspector said that she went to the next wrong building in the first place and a man didn't want to let her in and she said that she rescheduled with this person... So she rescheduled the appointment and took the word of a total stranger. You can Imagine the level of professionalism this firm has.

GoogleRented a flat from margaret duffus for 18 months. When I moved in there was a damp spot on the wall that I was told would be tended too. 10 months after reporting more damp spots, I moved out as the flat was uninhabital due to the mold issue from water ingress. Was told repeatedly that it was not mold (though no one ever came by to check) and continuosly sent pictures. Margarette Duffus said that they had contacted a roofing company to inspect but I never heard from them. Had to evacuate the flat several weeks before moving out since the mold was severly affecting my and my partner's health (when he visitied). Went back to clean the flat the best I could considering going in there caused rashes and severe headache. Even still, half my deposit was taken due to a couple smudges of kitchen cleaner on the cooker and a slightly dirty microwave. A further maintance fee of 40 gbp was also added to cover the cost of screwing a door handle back in that had obviously been re attached multiple times judging by the holes behind the handle itself. Half my clothes, textiles and bedding had to be thrown out after since they were infected with mildew from being there (even after vinegar soaking, washing and tumble drying ALL my clothes at least 5 times). Would not recommend renting off of margaret duffus.

GoogleAfter a year of house hunting through difficult times, I know everyone's feeling the challenges of Covid 19. However, after the 7th poor experience with Margaret Duffus Leasing, I decided I don't have anymore patience for this agency who on the phone setting up viewings are friendly, polite and engaging but come to the viewings its like Jekyll and Mr Hyde.
I have been hung up on two video viewings (one at the wrong property) and never called back. Never called at all as the agent just never bothered to show up for an appointment. Agent called me a hour after the appointment was scheduled to do the viewing as someone in the office wrote the wrong time down. I had a viewing cancelled a minute before the call was to take place by someone so keen to get off the phone all I got told was the viewing was cancelled - good bye. No offer to re-arrange (and the property was still on the market). I've had to chase so many times I know the number for the office by heart.
I have been told one thing the landlord taking in multiple offers to review only to have the first accepted. I have been told I can apply for a property unseen then when calling to make a deposit payment the property was gone (when it was not even available to view). A landlord changed his mind at the very last minute to do something else with the property entirely.
I am starting to feel like I have had every excuse under the sun in attempting to view properties with this agency. I've never met them in person, but I think if I wonder if they would even come to the viewing.
The only positive thing I can say is Monica at the office is incredibly lovely. She very helpful and willing to answer any questions about properties and does come back to you very quickly from Landlords with answers (I ask about pets a lot of the time). I just think there has been a breakdown with the viewings side for my personal experience.
