YellAvoid this company
Be aware and be very afraid of renting a property through Homeguard Leasing. As others have said staff are very nice until they have your money and then you are just a number to them. That having been said many are nice with the exception of Roma Watt, who if you read other reviews on other sites is one to avoid. It is the opinion of the author of this that interpersonal skills are not her strongest attribute. Whilst refraining from calling them liars they do twist the truth. We have just finished our tenancy with them and are glad to be away. Went to arbitration in an attempt to get some of our money back. We did proving them again incorrect with some of their facts. Surprised to see the property we had leased now for sale. Same carpets as when we left although they suggested that they had to be totally replaced!

GoogleWhilst a tenant with Homeguard we were fairly well looked after but please do not take this as a trusting relationship! The staff will be warm and welcoming until they have your custom but as soon as you move on the problems begin! Very lengthy moving out process and unresponsive to emails. Indirect and vague replies lead to frustration and no solution.
If you are moving out of a Homeguard property then please, please, please don't waste any of your time cleaning the property. We had 3 people cleaning a one bedroom flat for 8hours and yet still got hit with an outrageous bill for cleaning, including the cleaners parking charges!!
STAY AWAY from this company. Plenty of other agents and availability in Aberdeen just now and I'm sure most of them will conduct business with more integrity!

GoogleAvoid like the plague. Treat tenants with contempt, take forever to deal with issues, and more importantly will take whatever they can from your deposit, no matter how much time you spend tidying and cleaning - you'd be as well not to, as they will hire their own ''cleaner'' to redo everything you have just done. And be sure to clean right under fridges, washing machines etc, crumbs will be scooped out with a pen and photographed as evidence of the kitchen floor needing cleaned. If only they were so diligent in presenting their properties in such pristine condition!

GoogleEven one star is over doing it. I wouldn't recommend Homeguard to any tenant. The agents working there are dishonest and are always on the side of the landlord, rather than being in the middle. We were left without hot water and heating last winter for three days - and, no, we were not compensated for this. When we moved out, we were charged for a chip on top of the door frame - the part of the door that touches the door frame - even though the entire flat was let to us in a poor state. I have rented properties for some ten - twelve years in London and Aberdeen, and this really is the worst lettings agent I have come across.

YellAvoid at all costs if you're a tenant
I rented a flat through Homeguard and have never been treated with such a disregard before. I was left without heating and hot water last winter for three days. I was never compensated for this time either. On moving out, I was charged for a chip in the paint from the top of the door frame (the part of the door that touches the door frame, that can't be seen!) even though the rest of the flat was in a shoddy state and even though we knew the landlord was coming in to redecorate the flat when we'd moved out.I have rented several flats in London and Aberdeen over the last 12 years and can hand on heart say that I was treated appallingly by Homeguard. If you want your deposit back, and you want to be treated with respect, avoid at all costs.

GoogleThe letting agents we were in contact with throughout the tenancy were lovely and informative. However, take plenty of pictures (close ups too) prior to moving into a rented property and just before moving out! Regardless if you've hired a pro cleaner, take pictures! Then, you have plenty of evidence to provide to an adjudicator if you find yourself contesting the huge cleaning cost being taken out of your deposit.

All the persons working there are king and lovely, always glad to answer any questions, and they provided us all the help we needed through the tenancy when we had issues.
I would definitely recommand, I don't I will meet with a nicer leasing agency than this one in the future.

GoogleVery polite staff and friendly when talking to, however almost impossible to get anything sorted from them.
Had issues withy boiler for the entirety of my tenancy, and they were always saying they'd get someone to look at it but they never did.
To sum up I'd say the admin staff are great but the property management is utterly useless. I would not recommend them at all.

All emails are responded to very quickly, and repairs that are required are carried out as soon as possible. When I left my first property, I got my full deposit back without any hassle the day after I handed back the keys.

Googlewould not recommend leasing through this company! Endless issues regarding the property and not a care to be done. We quickly terminated our lease as the amount we were paying to live is such a rundown property was shocking! The company and landlord are more than happy to take your money every month but not pay out for repairs and maintenance.

No matter how much you clean your property - in our case left much better than the shabby state in which it was found - they will shaft you at the end with spurious cleaning charges. Take forever to address any issues and often need to be chased up again and again. Dishonest and unreliable.
