Know your rights as a tenant if you decide to rent through them. Pros: - polite, formal communication - on top of the regular legionella checks, PATs, mortgage re-evaluation checks - some of their agents are very nice - good choice if you're a landlord and are looking for an agency that will help you make the most money out of the property you rent out Cons: - here's my experience: They like to make the tenants feel guilty for enforcing their legal rights, making it sound like an inconvenience. If you ask to reschedule a property visit scheduled when you're out of town/busy with work, they will push to attend in your absence anyways, quoting fuel prices and inconveniencing their agents. The first thing they'll do when an issue arises is to blame the tenant so the tenant can cover the costs of repair. They dragged their feet when I reported that the property had a major water ingress issue (granted, this is also majorly caused by the property owners not authorising repairs that are urgently needed). I discovered moisture collecting on a wall in the hallway after I moved in and reported it right away (via email for proof). I also pointed it out during every property visit they did (every 3-4 months). The visiting agent was always very understanding but nothing ever happened after. The paint was peeling off the wall and there was mould growing in the corner that I kept removing myself. Their advice: keep the flat ventilated. I aired the flat our regularly and had three dehumidifiers running. The costs of keeping the flat at well heated were through the roof but lower room temperature was out of the question because of the moisture. Last winter (2 years of living there) water started dripping from the ceiling. When a slater finally arrived to check it out weeks later, he said he had attended there six years ago for this exact issue and clearly nothing was done about it. It's disappointing but also infuriating, because the landlords are required by law to make sure that the property is wind and water tight.

We were with homeguard leasing for just over a year as tenants. They were cooperative, understanding, fast to take care of any issues and respond to us over any matter. We dealt with a majority of the staff who were all very pleasant and welcoming. They are very clear and show their appreciation for good and cooperative tenants, we never had any issues with no responses or no help and always went above to take care of any needs we had. We are sad to leave such a lovely company but hope to deal with them again in future if we ever move. A big thank you to Roma personally who was amazing to deal with and so kind, and to the whole team - we would highly recommend taking a property with them as agents.PositiveResponsiveness, Quality, Professionalism, Value

Even just one star is overdoing it, these are truly terrible people. Flat was in poor condition when I arrived, and the company tried to pin the damages on me. They take forever to assist with any sort of issue be it a leaking ceiling or electrical/water problems. The workers they hire are inconsiderate and will trash your flat. As many others have said they will try and take every penny they can from you citing any form of dust as gross "negligence" and take out of your deposit to pay for a cleaning crew they were going to hire anyway. To top it all off they are very rude. After 2 years I can say that you'd be better off in a cardboard box then in any of their properties. Do not rent from this company.

I had a very positive experience with Homeguard leasing as a tenant. Any emails I sent were responded to within 24 hours with any problems fixed either that day or the next. Deposit was deposited almost immediately and they were quick to release it back to us. I would recommend a full gutting of the flat before handing it back however, as inspections were very particular. We left the flat in a better condition than we received it in and yet they suggested a professional cleaner was needed to come in - the price of which would come from our deposit. Having been a professional cleaner in the past this irritated me. A hair had landed on the cistern and we were told to remove that amongst other small details. No cleaner was required and we were granted time to go back and rectify these issues.

We are in the process of moving out of a property leased by Homeguard and can recommend them without reservation as a letting agent. They always had someone come out to fix our issues and always seemed to keep us and the landlord up to date. The flats boiler was replaced and everything went smoothly being organised by Homeguard and the plumbers. There were also very regular visits which is good from a landlords point of view and we didn't mind so much - no issues but we kept the house clean and tidy!

Landlords, please avoid at all costs.Roma Watt is a nice person and a liar. She is dishonest and unfair! I am warning you against this agency.At first to recruit new landlords she will tell you anything you want to hear then stop caring about your property. You are better off doing it yourselves or going somewhere else. Roma is more interested in getting new customers than doing her job and serving existing landlords. She always has a good excuse….

I rented a property through home guard for 7 years. Always found them to be helpful and professional. Lovely to have the same staff and people doing house inspections over the years. It says a lot about a company when they keep their staff. The women on the other side of the phone or email were always so friendly. People who came out to do repairs were always respectful. I paid for an end of tenancy clean person recommended by homeguard at a cost of £85 ( well worth it) and got every penny of my deposit back no problem.

Getting my first flat after university was made easy by Homeguard. The process to apply for the flat was simple and efficient. During my tenancy the ladies in the office were kind, and always quick to reply to any queries. Very professional service and would definitely recommend.

I've had a great tenancy with Homeguard for the past 6 years or so, over two of their properties and have always found them great to deal with. Issues with the properties have been few and far between and they take action astonishingly quickly, they've always been friendly, polite and considerate on inspections, super accommodating when I wanted to change property, and keep me well informed on various things like PAT testing and seasonal changes on office hours. Solid recommendation from me!

I wish I can give half star. Please ensure you re check the state of the apartment before advancing payment to Homeguard.I have a strange and nasty experience here ad its not nice at all. Don't pay ,if you could ask to see the house finally before making payment as they will not do the final check for youuu! Any complaints after payment,you won't get your full refund and as for the deposit made,there will be stories..........I won't say much.

DEPOSIT SCAMMERS

Ladies within the office are lovely and quick to help you fix any issues. HOWEVER they try to scam you when you move out when it comes to your deposit. The photos they take after you move out are totally zoomed in and focus on a LITERAL crumb / piece of dust! Take hundreds of photos of absolutely everything, I mean EVERYTHING. Not just room-wide photos. Although my flat was left clean, they got a cleaner to go in anyway. I asked to see the cleaning invoice and they tried to charge me ~£25 for mattress protectors?!

Super harsh with their move out inspections! Trying to take my deposit for professional cleaning, when the house wasn't clean when I moved in! The inspection photos were super zoomed in patches on the house that had a little dust and in one case a single dog hair!

I had a bad experience with homeguard leasing when we were leaving the property.They did the checks and claimed more than half of our deposit. I felt they made us pay for the whole property to be done to put back to market which was unfair. The person did the checking was rude and even was checking the toasters of the landlord which we didnt even use which can be confimed by their pat tests. I will never do any business with them again and I will never recommend them to anybody.

A completely vile and disgusting company. I am a homeowner now in my 30s; but after university as a young adult these idiots made my life hell as a tenant. They charged me £650 a month for a crappy 1 bedroom place with damp, holes in the door, faulty wiring; and various damages which they eventually lied and said I caused. Keeping my deposit in the process of course. The damp and mould was so bad I had to throw out furniture at one point. The things they charged me for at the end would have been hilarious if I wasn’t a poor young person trying to get on the property ladder. Including a £70 gardening bill for a garden that literally looked like a jungle when we moved in, which we had MUCH improved. And a cracked sink for £50 which we reported the day we moved in! Lost £600 of our £650 deposit, ALL on faults that were already there. I just wish I had the knowledge and confidence I do now as a more mature person, if I did they never would have gotten away with it. They take advantage of young first time renters and give them run down dilapidated holes to live in, then steal their money when they move out. It’s worth mentioning that the worst person there is an older lady that inspects the houses, whom I believe still works there. A vile, disgusting, patronising witch, that should be ashamed of herself and the undeniable criminals she works for. I shudder to think these morons are still in business. When I saw this advertised on my Facebook I felt compelled to warn others, especially younger renters. Avoid these filthy pigs.

I cannot recommend this agency enough. When looking for a student flat, they showed me 6 flats in one day that each met all of my requirements. Subsequently, I have been a tenant with Homeguard Leasing for three years and have been more than satisfied with them. I have had several problems in my flat over the years (from broken heaters to leaking washing machine and a leaking window) and they have always been extremely responsive and always dedicated to fix the problem as soon as possible. Contact with them has always been friendly. I've heard of other people trying to contact their landlord for weeks without getting a reply and this will definitely not be a problem with Homeguard. Terminating the tenancy is going very hassle-free, too.

Deposit shenanigans AVOID AVOID AVOID

Even if they offer you the nicest property at the best price, don’t use them. It is near impossible to get your deposit back. They take weeks to do a recheck of the inventory. The recheck then goes into ridiculous detail, e.g. left a toilet roll or hairpin or small dust patch. It is my strong suspicion that they get a portion of the deposit if they don’t pay it back to youI have rented for a long time, and this is the first time a rental agent has gone to these lengths to keep the deposit.The photo quality and layout are very different between move in and move out inventory. Move in photos are taken from a distance with no detail. Photos at move out are close up focusing on every single flaw in the house. They would take the original inventory and make sure that the spots they didn’t photograph when you moved in but had flaws are now magnified in the recheck, including the ones that were so obvious you thought no one would ever try and pin them on you
