I was not a tenant or landlord but had the misfortune to have dealings with their property sales people. Despite multiple attempts to get them to pay me a couple of hundred pounds that they owed me they did not respond, that despite visiting the office on a number of occasions and also emails and phone calls. Highly unprofessional I would not recommend dealing with Belvoir Aberdeen.

The team at Belvoir Aberdeen were absolutely wonderful to deal with, they quickly we able to assist us in finding a rental apartment when we first moved to Aberdeen from Australia and get us settled in quickly they were always prompt with responses when urgent matters needed to be attended to such as our broken washing machine and a leaky boiler. Would recommend anyone to stop in and discuss rentals with them Jenni and Ann, you are champions

I had to move at very short notice and Belvoir staff have been very helpful throughout the leasing process, especially Lisa, who helped me when we ran into any bumps along the way. £250 deposit to reserve a property is also quite reasonable, considering some of the other letting agents in the city ask for the full month's or more. I'd recommend them highly! So far, so good!

Review of Belvoir Aberdeen and Property at 4B Trinity Lane, Aberdeen I lived at the property managed by Belvoir Aberdeen, located at 4B Trinity Lane, from August 2024 to December 2024. At first, the property appeared better than expected compared to the online images. It was mostly renovated, fully furnished, and seemed ideal. However, my experience during my tenancy was deeply concerning and requires attention. Surveillance Without Consent: I discovered that cameras had been installed inside the property, excluding the storage room. This is a serious breach of privacy and is unlawful under UK surveillance and tenant rights laws. The presence of cameras violated my reasonable expectation of privacy within my home and caused significant distress. Health and Safety Hazards: There were multiple incidents that jeopardized my safety and well-being. The water supply was compromised due to an upstairs neighbor’s property issues, including a large hole that led to water contamination. Additionally, the power supply, including water heating, was intermittently turned off, creating further hardship. Illicit Coercion and Abuse: During my tenancy, I was subjected to disturbing incidents involving my neighbor, who coerced me into using substances such as marijuana and Xanax, under circumstances I believe were orchestrated. This has raised serious concerns about the safety and integrity of the living environment provided by Belvoir Aberdeen. Invasion of Privacy and Monitoring: I became aware that my mobile phone and personal activities were being monitored. Incidents included individuals knowing specific details about my private conversations and actions within the flat. For example, individuals across the street appeared to observe my activities, and my phone number became public knowledge without my consent. Key Denial and Financial Coercion: Despite multiple requests, I was not provided with my own set of keys. This created unnecessary dependency and vulnerability. Moreover, the company ceased collecting rent during my stay, which I believe was a calculated effort to exert control over my situation. This led to severe stress, malnutrition, and low blood pressure as I struggled to maintain basic living standards. Harassment and Legal Violations: My partner and I were subjected to surveillance of our private interactions, including intimate moments and personal conversations. Additionally, attempts to report these incidents, such as financial discrepancies with my bank, were obstructed. These actions constitute serious breaches of tenant rights, privacy laws, and human dignity. While I acknowledge that rent arrears have accrued, squatter’s rights and legal protections require landlords to address such issues through the appropriate legal channels rather than engaging in unlawful practices. I intend to bring these matters to the attention of the Magistrates’ Court, as the cumulative actions of Belvoir Aberdeen and associated individuals are not only unethical but also illegal under UK law. Tenants deserve to feel safe, respected, and protected in their homes. I hope this review serves as a call for accountability and improvement in the practices of Belvoir Aberdeen

Another company abusing paying tenants. I left this flat cleaner than I found it, and it was agreed by safetydepositscotland that i was left in a cleaner state but still Belvior managed to squeeze £70 out of me for a professional deep clean..... They will try to take away your deposit for leaving a hair in the bathroom and fragments of fluff on the floor. Meanwhile they will happily let you move into the flat containing mold, just look at the pictures. Furthermore the agent Skylar confirmed on phone that there was no problems with the flat and only minior cleaning needed done and I would get my deposit back soon. I spent hours cleaning before moving out, would of lost all my deposit if i left it as "clean" as they had it when moving in. Be aware and get as many pictures and evidence and email transcipts as you can. They will try to take your money regardless.

Be careful of this agent, something major changes are happening about this branch. Emails are either ignored or not attended to. As a landlord, it is disheartening to see furniture and appliances got damaged throughout various tenancies and no actions were taken. I am following up a complaint procedure to seek reparations As a landlord, the service of this agent has deteriorated significantly in recent years. A total lack of response in addressing urgent tenancy issues. A real shame as they were quite good at the beginning but has gone down hill after pandemic. I am looking to change the agent.
