The Reeds Rains staff in Rhyl branch…

The Reeds Rains staff in Rhyl branch are generally very good, especially Katie, who is extremely committed, professional and helpful. As a Landlord however, I cannot say the same of the centralised maintenance division of Reeds Rains and I would not recommend nor use them again myself. Hence my reason for not awarding 5 stars to Reeds Rains in general.

Avoid Reeds Rains Liverpool at All Costs!

As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare.First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff (especially Leighton McMylor - lettings manager, and Ben Latham who's an ex lettings negotiator) are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn’t even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there.Their negligence doesn’t stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss.The lack of communication is staggering, emails go unanswered for weeks, if they’re answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused.It’s clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence, dishonesty, and lack of accountability are appalling.Save yourself the stress, financial loss, and frustration, do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I’ve ever dealt with.

The photographer did a great job with the photos and the staff were always available to help with queries and provide advice especially Granine who made the whole process so much easier. Grainne is very experienced and her knowledge and attention to detail helped keep everything on track. The Team at Reeds Rains Didsbury have been there for me even before I put my property on the market. Their support and guidance on market conditions and the industry was invaluable, they were honest and very helpful. Elly was my go to, she is outstanding. During the viewing stage their communication was excellent. Not just an auto email but regular calls to discuss progress and feedback. I'm delighted that my property has now sold, STC, and again, David the Manager called and his exact words "it's my job to help and support you through the sale now, i'll do everything I can to help". It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

Yet again introduced to someone who said they can help look at my issues that have been going on for months and so far they have done absolutely nothing, don’t reply they are so rude!!! Since May this has been going on, was meant to have rent increased in May said they can only do it in September! And guess what still not happened. Promised they would fix it and get back to me and nothing at all! No reply!! So so RUDE and have no interest in correcting their mistakes! Can’t afford my mortgage hence why we asked for a rent increase, since MAY this has been going on. Tenant was expecting new amount to be taken and reedsrains haven’t done anything at their end!!! Worst estate agent we have experienced and been renting for years

We have been renting for over 7 years in 6 different properties and our current property managed by Reeds Rains has had the poorest customer service.From moving into the property in November with no heating working and a toilet continuously leaking water into the bowl they have been poor with communication, property maintenance and actually being present in the office. The amount of times you have to call to actually get the phone answered. We ended up receiving a water bill for approx £1000 because of the water leak which we had to sort with the water company. We again have no heating in our property for 3 days and back to the same poor communication and nobody answering the phone or responding to emails.Just avoid. Have had excellent experience with other local estate agents, but the Didsbury branch in Manchester is ridiculous.

If you want to waste your time on the…

If you want to waste your time on the market, recieve no support from the agent. Have them make up contracts. Never have staff to do viewings and end up taking your own photos of your property on your iphone and have them not let you leave them as an agent when you raise the issues. Reeds rains Hull is the agent for you.
