At least lock the house up after viewings!!!
While the staff where very pleasant to deal with in general 2 things really sub standard.The first was that on visiting the house 2 days after they conducted a viewing i went to check the house and found the back door had not been locked and had been swinging open for since the view, surely one lesson of being an estate agent is lock up the house before you leave. in response i got a lame sorry.The second was that before the sale was complete the buyers want access for builders to take measurements, the sherry fitz agent then let them tear wall paper off the wall of one of the bedrooms. I asked for an explanation by phone, email and was studiously ignored.

Terrible company to deal with
Terrible company to deal with, I was looking to buy a house, we arranged for a viewing and they didn’t even show up or bother to let know they can’t come. So I was left waiting for an hour until agent finally answer her mobile phone, oh sorry didn’t you get my mail? No I didn’t. They also lie to you about the house, pushy, they don’t know anything about the house they are selling. They do know offcourse there are 3 bids on the house allready. Bad vibes tbh and will avoid them at all cost. Classic case of market leaders not caring about buyers, they deserve to go bust. I was dealing with greystones locations, avoid.

We bought our first house recently and I would highly reccomened Nora. She is very dedicated and professional. Nora answered any questions and was reachable date night, weekends and even during her annual leave. Thank you again for making our journey so easy

A few weeks on, the dust has settled and looking back I can honestly say I couldn't be happier with our choice in going with Simon Brien. For myself and my partner, the estate agent market felt quite saturated and having lots of different people tell us broadly the same thing about both value and fees it was how everyone at Simon Brien made us feel that sets them apart. You can't shy away from how stressful balancing a sale and a purchase around the same time is but had it not been for someone like Nicola listening to my very regular flapping it would have been a million times worse. If you are thinking about what's different in the sea of people wanting to sell your house, hopefully these words help you make the right choice and pick Simon Brien!PositiveResponsiveness, Quality, Professionalism

Purchased new house through Sherry Fitz
Bought new house where Sherry Fitz are the selling agent. They were on to me every week till the contracts were signed and after that, you will be lucky to get a reply. Never communicated about upgrade option, as a result, I now need to pay more if I want things changed because they didn't do their job. Typical "Big Company" with no sense of responsibility towards customers... There are better agents out there who will sell, let and manage your property 100 times better than Sherry Fitz so AVOID!!!

If you are renting
If you are renting, you are legally entitled to the FULL rental history of the property. it must include every past rental and not just the last one.. This should be given by the estate agent BEFORE you move in. Then contact the RTB to verify all information is correct. Your rent should not have risen all through 2017 or during Covid restrictions 2020. Any rent between December 24th to July 2021 could only rise by a maximum of 4% annually. The 4% rule for RPZ has now been replaced and they can not add 4% since July 2021. Check RTB.ieFor rent increases.Failure to supply the FULL rental history is a breach of tenants rights and RPZ rules.Get a solicitor or threshold to check over your lease agreement and check what your legal rights are as a tenant and what your landlord is legally required to provide. Always know your rights and use the law as it should be

A Fantastic business to deal with, Jonny, Ciara & Susie where a pleasure to deal with, tried a previous estate agent who let me down, but Simon Brien came in and got my house sold :) so thank you very much for doing a great job for me, highly recommended.

Avoid their incompetent Lettings agents
We used SherryFitzgerald to manage our rental property in D8 for 2 years. During the period, they inspected the property 4 times and told us it was all ok to be re-let. However on my own inspection I found serious water damage in 3 area that were totally ignored and cost 1000’s to put right. After a complaint was raised and followed up, nothing was admitted so we fired them! They are incompetent and just want to churn properties. Avoid! Avoid! Avoid!

Their valuation was realistic and based on many other similar properties in the area that they had sold. Their approach was professional and friendly and they got me the price I wanted and helped take away the stress of selling. I found this company downright dodgy. They sent a pair of strange people down to my house with no member of their staff in attendance. These people wanted to build on our site without buying it, instead they would give us a share of the profits of the sale of the property they built. When I tried to talk figures they said 'today is not about numbers, It's about getting to know you.' I was unimpressed Simon Brien had sent them down and not attended to represent us. The next week the sign advertising our site was taken down. I phoned to ask why and was told 'you are in negotiations over the site'. I don't know whose interests they were representing but it certainly wasn't ours. I removed my house and site from the market immediately. David Menary then phoned me 6 times in a row but I had no intention of engaging in a conversation. This is not a client focused company. Avoid at all costs.

I'm writing specifically to counter the frankly absurd negative review recently accorded by "PJ Swain". I'm the seller of the property he's complaining bitterly about, and I can confidently assert that a) Simon Brien have acted throughout with 100% professionalism, b) that he, as an estate agent himself, would have acted no differently, and c) that if he has ire to direct, he ought to direct it against me, not the firm I employed to conduct the sale of one of my buildings. Briefly, this gentleman initially underbid against my asking price in a fairly transparent attempt to circumvent stamp duty, then eventually offered me the asking price. I told the agent that I was minded to accept it, but just a couple of days later the agent called to notify me that another interested party also wanted the building and had offered substantially more. Now, it is enshrined in legislature that a property agent MUST relay any and all offers up to the point of contract exchange, so what precisely was Simon Brien supposed to do? Withhold the information and then tell me later "oh we had a better offer for you but sure we figured we'd keep it secret!" Hardly - they HAD to notify me of a better offer and, with a recent brain tumour diagnosis and my first child on the way, there was no way I wasn't going to instruct them to extract maximum value from my investment at a time when every penny counted. Thereafter the decision was mine and mine alone - I have sufficient experience buying and selling properties in London, Birmingham, Merseyside and Belfast to know exactly how to manage a deal; Simon Brien were there to find buyers and assist me in the process, but the decisions were mine, and this man would have done exactly the same. Unless perhaps he wants us to believe that he'd have declined an ultimate profit of tens of thousands of pounds on some spurious principle? I highly doubt that. Essentially, Simon Brien were instructed by me to sell one of my properties, and they did so expertly, efficiently and highly professionally. Sam Dickey, with whom I've worked before, is one of the few property professionals in Belfast whom I 100% trust, and Lana, his colleague, has been the very definition of helpful efficiency, and a delight to deal with. Perhaps the individual leaving negative feedback believes I should have turned down much more for my property than he was prepared to offer, but there isn't a soul in the city who would have acted any differently, and I don't believe for a second he would have either. Personally, I have no experience of buying through Simon Brien (although I have previously purchased 2 properties through Sam, and he was equally fantastic in this capacity) but as a seller this experience has been unparalleled for the ease and added value they've brought to the process. Seriously, whether a homeowner or investor / developer, you could do a lot worse than instructing these guys.

Terrible experience from start to…
Terrible experience from start to finish. Rented me an apartment with dog urine ava mold everywhere. Very slow to fix things during the tenancy. Kept my deposit at end for no reason.

I found the staff at Simon Brien to be extremely helpful and professional. The commission they charged was very competitive and they really delivered with an excellent outcome on my sale.
