GoogleI have been on the website recently after seeing a McGranaghan's For Sale at a few different properties. However none of the properties were listed on the site and after a few days I was finally able to access information on the houses via Property Pal. There is no information on their site, when a search fails, advising to try searching on Property Pal. I found it very odd that they would have a For Sale signing indicating they are the agent for the sale but then have nothing at about it on the website. Strange!

Whilst we appreciate you have little knowledge how estate agents list properties, we will try and explain the due process to your good self. When an instruction is received from a client to proceed to market with the sale of their property, estate agents must comply with compulsory regulations. The for-sale board can be erected for parties to register their interest however; properties cannot fully come to the open market until the client agrees to the marketing terms under the Estate Agency Act 1979, The Misdescriptions Act 1991 or The money laundering Regulations 2007. Once the aforementioned has been completed AND ONLY THEN can we advertise properties on the property portals. We found it strange when your good self was searching for properties you could only find them on Property Pal. Property Pal & Property News take their feeds from our website. If a property is not on our website…It will not appear on any external portal. We hope you found the above helpful and it brings clarity to your query. In the interim, if you see a McGranaghan Estate Agents.com…. For Sale Board outside a property, rather than taking to the internet with speculative knowledge, send us an email or give us a call on 028 90 30 90 30…..one of our staff will be delighted to assist your good self.

I have spoken to a few members off staff and each member were wonderful, keeping me up to date on the sale of my house. GoogleI have enquired about 4 properties recently and each experience was negative. 2 were already gone when I tried to book a viewing,1 most certainly was not as described and had extremely outdated photos to advertise it and the Iast one was gone within hours of it being on their website. I wanted to bring to your attention that I have some issues regarding your comments on ‘outdated photos’ … I'm not sure which property this relates to; however, we believe this is a very unfair comment about our client’s property. Some clients do not have the financial means to spend extravagant amounts on updating their home. In fact, in some cases, they could be in financial difficulties and have to sell their property.
Rather than discussing this online, we would love for you to call into the office to resolve any queries you may have. Dialogue is always the best means to solve each other’s concerns.

GoogleI had a very unprofessional experience. We had a viewing scheduled for 12:00, but we arrived at 12:05, only 5 minutes late, because it was hard to find the location. We called the agency to check in, and they told us that the agent had just left. Apparently, they didn't wait for even 5 minutes or contact us to inform us. They didn’t offer to reschedule the viewing at all. As serious buyers, we were disappointed that the agent's lack of professionalism caused the owner to miss the chance for us to make an offer. Additionally, the property would require at least 5 minutes to be properly closed if an agent had been there to show it. I would advise against selling your property through this agency.

Viewers are given an exact time when they book a viewing appointment.
The appointment is confirmed via email at the time of booking and further re-confirmed with an additional email on any viewing day.
Due to the high demand for clients to view properties, the viewing car cannot spare valuable time waiting on a viewer who is late for their designated appointment. If clients are running late, they usually contact our office and advise us.
We note your admittance that you were late and, according to our dash cam records, considerably later than you stated above.
Notwithstanding those above, we found your follow-up telephone call, which is recorded (copy emailed), to be classified as a form of bullying containing explicit foul language.
The language was so disgraceful the employee who experienced this vile call had to be sent home with stress, which has resulted in return-to-work anxiety.
People do not go to work to be abused in this appalling manner.
Your statement to advise against selling with our agency is construed solely to cause financial loss to our company by encouraging potential clients not to trade with our firm, for which we will now seek damages.
Please note that all correspondence will be used to fix legal costs.

GoogleWe were almost set on using McGranaghans to sell until they came out to my house. When we were buying our house from them 6 years ago we thought they did a good job of advocating for the seller (this was Maria specifically).
However McGranaghans grossly undervalued my house, did not respond to my 5 in-person requests to take down the original listing from their website when I bought my house 6 years previously. They only had a quick look over the house and made a lazy estimate. After checking recently sold similar houses in my area I quickly realised I should get another agents estimate. They were no help in answering any of my questions, not reassuring and said they were listing my house at a lower price to “generate interest”. No thanks.
We went with another agent who had our house sold within a day at a much fairer price and was able to help with all of our queries.
Edit: I’ve had to edit my review to respond. I’d like to add my house listing has only just today been removed after a negative review, from 6 years ago, both myself and my husband rang and asked in person for the listing to be removed from the website, not PropertyPal, and not all conversations were recorded as they would have been in person too as I originally noted. I did however also phone directly, you should probably go back and review your communications system.. I expressed concern that I had asked multiple times for it to be removed and it’s disappointing that only after a negative review it finally is removed.
In terms of the valuation, I don’t know how any of the information you’ve added is relevant, you undervalued my house by over 20%, and many other very similar houses in the area sold for the exact price we sold for at the same time.
Your response is disappointing and unprofessional, the fact that it was seven months ago does not matter at all, as the other agent valued my home the same week and showed me many examples of homes sold the same month for the same price. Our circumstances changed at the time and we decided to sell our house for the exact same valuation amount a few months after your original valuation.
I will also note the firm we went with were also extremely helpful and knowledgeable about particular subjects I had also asked McGranaghans a few days previously, and unfortunately McGranaghans fell short. Your review system is not a great one, if it only allows 24 hours for someone to provide an accurate review, given for most it may take a few days to organise a few valuations?
You may have sold other properties in my area, but you have certainly lost my business and I will not be recommending.

We are puzzled by the timing of your review, which came several months after our valuation. However, we apologise if you felt our service was not up to your expectations or if the thirty-five-minute market appraisal was insufficient. In our defence, we did ask for your feedback immediately after the valuation and followed up with a detailed telephone call twenty-four hours later.
To address your comment on the property valuation, Aisling, it's essential to understand that an agent’s property appraisal is calculated on several factors, including the property's condition, location, age, size, etc. However, the current economic conditions play a significant role in determining the main structure of a property's value. When we valued your property, the UK market was in a state of substantial decline due to Liz Truss's handling of the economy, which caused fourteen interest rate rises and led to a collapse in the housing market. Comparing a seven-month-old valuation in this climate to a valuation in today's stable market with low interest rates is like comparing apples with oranges.
Regarding your comment, you contacted the office five times. As you know, we have a state-of-the-art communication system which records every telephone conversation. We have checked our records and have not received any calls or emails from your good self. Notwithstanding those mentioned above, if a property is agreed upon for more than seven months, Property Pal & Property News automatically removes the property from the portals.
We did note that your property is listed with another agent. We concur with your good self that they are an excellent firm and seemed to have agreed to your property within a few weeks of coming to market. However, as you will note, we have also brought similar properties to market within your location and agreed to them within a short time.

GoogleAs a buyer who interacted with McGranaghan's (who were engaged by the seller), I found communicating with Mark to be straightforward and helpful.
I had some extra steps involved in purchasing, such as a slightly delayed timeline on my end due to contracting a building surveyor (outside of lender survey), and Mark was understanding and relayed the information and reasoning to the vendor, helping to make clear it was not something that would cause issues for completion.
Overall, buying a house being sold through McGranaghan Estate Agents was a smooth, painless process, and I would recommend them.
