Before i moved in i was told the property was all electric,it is run by a Gas boiler I was without heat in very cold weather.At the very least it would be ideal if I would have been given a folder of useful information re how to use the heating controls, how to get into the metre cupboard, how to use the security intercom to let visitors in etc... I am still struggling with the gas as I dont have an account number. Ive found the whole experience very stressful

One of the WORST estate agents I've ever been with. From the onset there were issues. They'll intentionally ignore all calls and emails. I had to go legal and I also had to get the council involved due to the extent of problems. The council kept having to chase them up as they just didn't care. The landlord was an awful person who took no liability for the damages which she KNEW about. I got a prohibition on my bedroom meaning I was forced to sleep in the living room, I got no compensation or any reduction in rent. I fact they ignored any calls or emails related to that. On top of this they sold my house 4 months after moving in. This was the point they started treating me the worst. I had support letters from social workers and all types of evidence. Photos of dead rats, clothes covered in mould etc.

GoogleJeremy from Reed Rains was professional, knowledgeable and helpful from our first meeting right through to the sale of our property. All members of the team were efficient and timely in their response to queries. They were also kind and thoughtful which mattered hugely to me as I was working as an Executor for my late father's estate. I cannot recommend Reed Rains highly enough and would definitely use them again in either the purchase or sale of a property.

GoogleJeremy, Jack, Stuart and Julie have all been amazing in selling my Mother’s property for her. Julie’s lovely friendly manner when she answers the phone is an asset to the Company. If she can’t answer a question when you ring she always rang back when she knew. Jeremy, from his initial visit right through to Completion, was friendly, understanding and his advice throughout took away all my concerns as they were dealt with efficiently. Jack came round to my home to fill out some of the endless forms from Solicitors which I very much appreciated, as I couldn’t get to the Office. He was always friendly and knowledgeable (and also loved my little Cavashon!). Stuart was always there to help me if Jeremy and Jack were out so all in all an efficient, friendly, amazing team that support you throughout which is what you need when selling or buying property!

GoogleJack was an absolute superstar during the purchase of our first house. As first time buyers we didn’t really know what to expect, so when things with our solicitors went utterly wrong Jack was the one who helped us fix it, constantly communicating with us, ringing the vendors, their solicitors and even further up the chain to make sure the sale went through. We wouldn’t be in our new home if it wasn’t for Jacks hard work and help.

GoogleVery disappointing experience buying our first home. We viewed the property 3 times, and on 2 of those (after our offer was already accepted) we were met by an agent who was consistently rude and unprofessional. One viewing was even cut short without warning because he “had other appointments,” despite no time limit ever being mentioned. The key handover was just as poor, no meeting at the property, no information, just a lockbox code over the phone. We arrived to a pile of old mail on the floor and no follow-up or congratulations. For such an important purchase, the lack of care and basic courtesy was unacceptable. Would not use this agency again.

That said, I would like to offer some clarification, as the service you described is not reflective of our usual standards or practices. Our team aims to provide clear communication around viewing times and availability, and we’re disappointed to hear that this may not have been conveyed properly. Often our agents have arrangements around multiple appointments, therefore we do have to have a limit on time spent within a property. As you have mentioned within your review, we did meet you back at the property and afford you more time. While our agents often have multiple appointments scheduled, viewings should never feel rushed, and I will be addressing this internally. Regarding the key handover, processes vary depending on the seller’s arrangements and completion timing, but it should still feel smooth and supportive. We regret if the key safe handover felt impersonal and appreciate you bringing this to our attention. With that being said, a congratulatory call was made to you upon completion to inform you of the key safe code and we advised you further keys were (and are still) available for you to collect from the office, along with your welcome card from all staff here. Rented a house for my family, before moving in i requested that the house was cleaned and garden fixed as any tenant would expect. (The back garden gate was damaged lay on the floor and it led to an alley way in town. there was masses of waste both in the front and back even inside the house. They called us in on a Saturday at 2pm to collect the keys (They close at 3) & did an inventory in the office and said we could raise any issues within a week if the inventory did not match. When we raised these issues they had contractors take a look and we took 3 days off work for each time they came, nothing got fixed, they didnt stick to their word of even cleaning the garden. There was wiring sticking out of every wall in the house. They agreed to fix these issues, the blamed us for not checking the property properly and accepting it was. They were extremely slow in responding after 2 months of us constantly requesting the fixtures be made, they decided they would rather 'mutually' terminate the contract. Not without incurring costs though.

GoogleMy younger son and myself had seen five properties in one day and were ready to go home and put it all down to experience. As we toured the last one, Jeremy Knight could sense how we felt and asked what I wanted, that in itself was a first. He asked if we could manage one more and we reluctantly agreed, it was a long way home from Evesham. Neither of us could control our excitement, Jeremy had read me perfectly and here was a house where I could live out my old age. GoogleWe sold our 1st home through Reeds Rains, a process we had been dreading given how many nightmares you hear about. Safe to say our experience was completely different, largely down to Jack who was brilliant. He was always available and extremely personable, guiding us through the process of our sale ensuring we knew what was next to do and constantly pushing to get things over the line with solicitors. They answered questions however silly they may have been, they are on the end of the phone and ring back if not available at the time. I felt I was treated as an individual and not just a client. It started off great, we rented a house in huddersfield through them and they were responsive and helpful until the person originally dealing with our move went on holiday. Then our move was transferred to emma, which again started off great however, she started to make us feel like an inconvenience whenever we called and asked for updates as it was getting close to our move date and things were not ready. Admittedly it was a quick move but we were told it was no problem. However, by the day of our move we still had no paperwork or keys despite the fact we were told we would have them by the day before at the latest, which was then changed to midday on moving today however we did not get the keys until 5pm which caused us a lot of stress and inconvenienced us a lot as we had people waiting to help us move so we just had to wait all day. When we went to the office on moving day to speak to Emma as she was just brushing us off on the phone, her attitude was awful and she was clearly irritated by us being there. She also went back on herself saying she never said the keys would be ready by this point, which was a blatant lie. She did not care about us or our move at all and I think that is what bothered me the most.Some of this may have been down to them having a new system, which I was sympathetic and understanding about at first. However, Emma's poor attitude and the fact she just didn't care made me become annoyed more quickly than I usually would have. Also, due to the new system they sent me someone else's tenancy agreement which included the tenants and landlords personal details, which must be major violation of privacy laws and made me feel insecure about the privacy of my information. When I brought it up to them they brushed it off like it was nothing. However, despite all of this, there was one positive experience which was all the handlings we had with Ben. Ben took over after Emma went home and he was kind, reassuring and caring, made us feel a lot less stressed and annoyed, as he actually explained why it was taking so long and what he was doing to speed it along a bit. He was a breath of fresh air after such an awful day.Overall I would not use this estate agent again. The staff need to work on keeping information private and attitudes towards tenants however, Ben was amazing and a saving grace that day.

Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional. Thank you, So Much, to All at the Pemberton Branch, Kayleigh, Jessica and Lewis, we can't wait to finalise on Friday, and pick the keys up to our new home.
