Disruptive experience

Landlord let himself into the property on multiple occasions with no notice to tenants. Repair people sent to the property and not always with enough notice, and occasionally with no notice at all. Continuous disruptive building work in and around the property during the tenancy. Felt difficult to relax in the place that was supposed to be home due to strangers coming in and out to fix one thing after another, that could have been done before the tenancy or even afterwards. Access was on occasion needed to my room, on occasions where I was told it would just be the communal spaces. If this wasn’t the case and I had received more communication it wouldn’t have been quite so bad, but it really felt like I wasn’t respected as a tenant.

I wasn't happy to be a tenant of…

I wasn't happy to be a tenant of Mistoria until manager Sarah Boothroyd visited me together with the new landlord and I realised that some people really want to do their job properly. I was a bit angry with them due to lack of repairs in the property but Sarah was very friendly and professional and tried to sort out the issues. I wish that all managers in Mistoria could be like her. Thank you Sarah!

Absolutely TERRIBLE AWFUL company

Absolutely TERRIBLE AWFUL company. Please do not use this company, they have switched names from student haus go get away from all the bad reviews. When we moved in the house had a mice in, and they failed to fix this issue fully throughout the whole tenancy. They take ages to reply if they reply at all and have to constantly message and call them everyday to get anything seen to. The boiler broke and we had no hot water or heating for 3 weeks in December and they just didn’t reply or do anything to help us, and when we asked for compensation as we couldn’t shower or wash dishes or use the heating Josh from mistoria told us to boil the kettle - the house didn’t even have a kettle. The company is an absolute disgrace, they completely ruined our uni experience for the year. PLEASE DO NOT BOOK WITH THIS HORRIBLE COMPANY.

Run a mile from this company.

Do not have any dealings with this company. They offered to buy our house, strung us along until all the conveyancing was complete then pulled out with no reason when everyone was ready to exchange. To make matters worse they refused to communicate for several weeks, running down our mortgage offer in the process. This has caused huge misery and expense to us and to the families further up the chain. Clearly this company have absolutely no morals. Would give negative stars in the thousands if I could.

No regard for anyone

If I could give negative stars, I would. Mistoria has destroyed the structural integrity of my home, with their horrendous workmanship and lack of regard for neighbours. I am in a far worse position now than before Mistoria bought the property neighbouring my home. It was a 2 bed family home. Not anymore, now it's a failed HMO with a semi-destroyed extension and 3 bathrooms, being disguised as a "FAMILY HOME". This company should cease to exist. No amount of name changes will relieve the people you've burdened. If you or anyone you know has had issues with this company, please, do not stay quiet.

I cant find anywhere to post a review for the specific office in Salford, but here was my experience: I have spent 4 years living in student accommodation and I have never had to deal with any company as despicable as this one. I wish it were possible to give zero stars because they don't even deserve the one I've had to give. To begin with, we were asked to pay rent starting from June but were not given access to the house until September due to 'maintenance' however it was clear when we finally moved in that not a single bit of work had been done. None of us were even given a top door key (we were supposed to have two) and the amount of times we came home from uni to discover we'd been locked out was ridiculous, not to mention the attitude we'd receive from the maintenance man when we'd call to ask to be let back in. Many times we'd stood out in the rain waiting for access to our house on an evening because nobody could be bothered to sort this. Upon moving into our house, the state we arrived to was appalling. Both the sofas were torn to shreds, the house was caked in dirt, cracks and marks everywhere and the mattresses were appalling, we had to get them cleaned and one replaced. The discarded mattresses then lived as a fire hazard in the hallway for weeks while we repeatedly asked to have it removed. Since then we had a council inspection to discover that none of the doors or windows met any regulations and had them replaced, leaving debris and dirt in our bedrooms, in the floor, in the garden etc. We've also had multiple issues with the boiler and a gas leak in which we discovered that one of the bedrooms had access to the gas, and she was absent at the time meaning her room was locked and there was no way for anyone to get in (Which we then discovered was illegal as well as dangerous! We were very lucky she hadn't been there at the time as she could've got very ill). During the whole of December we had more fire doors installed, and came back after Christmas to find that they'd left cracks in the walls, dirt EVERYWHERE and the job itself was unfinished. Items were also MISSING, including a Nintendo Switch and a huge chocolate gift I had bought during the holidays for my friends and left in the fridge. Naturally, nothing was done about this. Towards the end of the year we found a mouse in the house and the bare minimum was done about this too, we were essentially told just to deal with it, and after more complaints a man came in and sealed the mouse in the wall. Very helpful. We never heard from the exterminators we were told to get in touch with. Despite all of this, we ensured the house was thoroughly deep cleaned before moving out, leaving it in a pristine state, nothing like what we moved into, in an effort to ensure nothing could possibly be deducted from our deposit. But we were obviously very very wrong! We had £88 deducted from over deposit for over usage of bills, despite the fact that we texted and left multiple tickets on the student portal, which were marked as resolved but never once resolved. We had no physical way of monitoring our usage and made this crystal clear. But why would the company bother to help when they could just steal money from 3 girls instead? Phone calls and emails were then exchanged, resulting in nothing but attitude and rudeness, with no willingness to help. In our year of living here, I'd like to point out that only one staff member, Tanya, was even remotely helpful, and she was also the only person to be polite and ever offer any help. I couldn't recommend this company any less if I tried. I'm sure we'd have had less hassle if we'd have just bought sleeping bags and resided under a bus stop for the year.

Genuinely disgusting , waited 5 weeks for a deposit back and they charged 100 for cleaning damage that was there before we moved in . The landlord went on holiday to Canada and dident care if we were paid or not , avoid 32 highfeild road at all costs 😂🤦‍♂️🤦‍♂️

Great experience both letting and selling a property with Mistoria EA

I recently sold a rental property with Mistroria Estate Agents in Bolton and would like to say a big thanks for Dewi and Sarah for going above and beyond in getting the deal over the line. They both remained incredibly patient with seemingly endless enquiries from a difficult buyer, and were able to provide valuable advice throughout the process. I also let the property with them for around 4-5 years before this and always received excellent service. I have worked with several letting agents over the years and I know what it is like to receive bad service. Mistoria is an an agent I could always rely on and I would recommend them to anyone letting in the area.

Extremely poor service

This company are completely unethical and do not care about tenants in their rentals. My daughter and her friend have had a dreadful time at their property rented through Student-Haus/Mistoria Group in Salford. The house is adorable, and on a lovely street, but sadly, the Mistoria Group are very unprofessional, and just out to make money, with complete disregard for tenants' comfort, safety and well-being. Avoid, avoid, avoid.
