GoogleDidn’t think there was anything wrong with this company until I went through the website. The website itself looks professional but the information provided for each property is vague and unprofessionally written. When you go on the “meet the team” section, the pictures look AI generated so fairly fake and disingenuous. Then I went through the reviews and negative comments basically confirmed my suspicions, the company doesn’t seem trustworthy enough for me. Is this company even real?

GoogleAmazing company and thoroughly recommend. Lived in my property with my brother and a friend for a few years after graduation, loved our time in the property and was well cared after. Agency managers are quick to reply and always willing to help. Couldn’t ask for more!

Hi Lou, I hope you are well. I can only presume this is regarding a utility allowance within the AST for a property with bills included? Purple Cactus Properties do not set the utility allowance amount for properties. The final say on the utility allowance included within the rent is set by the landlords themselves. Purple Cactus Properties do recommend an allowance and the vast majority of landlords do follow this recommendation (it is actually only 2 landlords who do not follow this recommendation and set their own utility allowance). Purple Cactus have recommended a large increase towards utility allowances (over 65% increase from the previous years allowance) to landlords. All adverts state “A utility allowance will be included in the rent. This will have a fair usage limit. Please see AST for the exact details.” Then each AST clearly states such utility allowance. This current year (academic year 22/23) is the very first year since we started the business where students may go over their utility allowance due to utility prices skyrocketing. Such high utility prices have been incredibly shocking and a reality affecting everyone. Unfortunately in tough times like these, students and landlords do need to work together to ensure utilities are used sensibly so tenants can stay within their allowances. As I do not know the exact details you a referring to (as I do not have your name), then please do contact us directly and I will happily discuss the situation in greater detail and take on any constructive feedback you have. We are definitely not an awful company who rip off anyone (we don’t make any money AT ALL on utilities. ALL utilities are in landlords name). We have only had 1 group withdraw from a property pre signing off the AST due to them not being happy with the utility allowance and we returned the non refundable holding deposit to them all in full. I can understand your initial frustration but I believe this review to be unfairly damaging and hope after you have reached out to us directly to discuss, your opinion on us can be changed. As touched upon above, we are also very open to constructive feedback to improve our workflow (utility allowances have never been an issue in previous years so we are working hard on being fair and also keeping rents low). GoogleWe have been with Purple Cactus as Landlords for 3/4 years now. We had been scarred by other local agents and were extremely apprehensive in who to trust. We met Colin and was/still are impressed with what he and his agency had to offer for our perspective student tenants. He has always been responsive, honest, hard working and positive throughout. Our students have always been happy with Purple Cactus too. We used to get negative feedback from our students whilst we used other agents, but so far, we haven't with Purple Cactus.
