Portico - StratfordLast year I decided to put my property on the market to sell and the sales manager at Portico Stratford Office was engaging and worked hard to promote viewings. Soon after I received an offer, and I was advised by the sales manager that the buyer also had a property to sell. At the time I did question whether there would be a conflict of interest but was assured the sales manager was competent and able to act in the best interest of all parties e.g. myself, my buyer, and my buyer’s buyer. I also questioned what this would mean in terms of time to completion, and I was assured it would probably add a month to 6 weeks maximum to completion.A few months in, I began to question whether the sales manager represented me at all, and things got progressively worse after I sought clarification as to the reason for the delay of my buyer’s property. For my sanity, I paid little attention to the annoying sounds the sale manager produced as it was abundantly clear I was not being represented and instead I was being served up a spoon full of sugar-coated excrement without the accompanying soundtrack from the Sound of Music. In reality, the sounds produced were irrelevant and intended to distract from what was really going on.8 months in, I was close to exchange, and I reminded the sales manager the property was vacant, and that it was costing me money and therefore I needed the sale to be completed swiftly. The sales manager’s response was that I would have to take it on the chin, in other words I should accept that I must pay more. This was the final straw for me and then I received an email passing judgment about the use of my colourful language and my tone. This was ironic but not surprising as the sales manager's sense of self was completely detached from reality, and he probably believed he was justified to pass judgement instead of apologising and taking responsibility for his attitude that contributed to unnecessary delays. At this point I decided to stay away from the sales agent as I felt I had to protect him from the wrath of my tongue as my tolerance for sugar coated excrement had been breached.Instead, I proceeded with the transaction via my Solicitor who kept me sane, but then it transpired the out of touch sales manager had now taken it upon himself to grant buyers access to my property without my authorisation. This action alone meant that Portico was in breach of their contract with me, as there was nothing in the contract to assume the agent could act on my behalf. Also, it implicates Portico with breaking the Law, more specifically trespassing.Disrespectful and unprofessional.

By far the most unprofessional letting agency I have ever dealt with. Would like to start off by thanking Flora and if I could write a 5 star review for her I would, far too qualified to be working amongst such incompetent individuals. However the reason behind my review is to warn people who are currently working with Fahad, this boy is by far the most unprofessional estate agent I have ever dealt with, bad attitude and we are now having to take legal action as we found out he had entered our property after us providing 4 emails and 8 phone calls advising he is not to carry out viewings on that day however, he could the following day. Despite us declining access and asking for confirmation he will not be attending the property multiple times he still went ahead to show our home to complete strangers (may I add we are 2 young girls and we had left personal belongings we would not want being seen on that day). In addition to his breach of the tenancy rights act, trespassing and foul attitude he also lied on multiple occasions advising us only 2 viewing were carried out, we later spoke to his employee to find out 13 viewing went ahead! (please note when he notified us of the viewing he only advised of 1 viewing). We are currently seeking legal advise as one of us is in treatment and on medication for severe anxiety through the NHS and his actions has caused distress and paranoia about being in our own home which we are paying a large amount of money for. If I could give him 0 stars I would. I’m a previous sales negotiator and letting manager so I know one of the first things you learn when you get into the game is always comply with the tenancy act as there can be serious legal consequences, this boy should not have a job which holds such responsibility as he is clearly incapable of the standard the job holds you to.

I met with Billy Crickmar from the Leyton branch initially and he said all the right things to get the property under portico however since then i've had a god-awful service. Portico found a tenant who is now subletting my property! and after weeks of asking Portico to inspect the property where they dismissed my concerns, they finally went and my fears were confirmed. It is impossible to get hold of anyone at any of the branches- via email or phone. I have been left for weeks with no response which i think is unacceptable considering i am paying for the Premium Landlord service. After multiple calls i finally got Billy to give me call back and he finally admitted there was a poor level of customer service and he promised to get back to me regarding dropping my management fees- this was in May and I'm still yet to hear back from him regarding this and its now August. I complained and my case was passed to Omar Ally who is based in the Stratford branch. He again has dodged inspections at the property and communication has been extremely poor.Get your act together Portico!My advice to anyone who is looking for an estate agent- go anywhere else but to Portico! Save your money and time. I've never liaised with such incompetent and careless individuals before, who have such disregard for you as a person and your investment! They are happy to ignore you as soon as you sign on the dotted line. Shame on you Billy and Omar- i don't know how you sleep at night.

Caroline was the selling agent when we bought our property is Chiswick and when it was time to sell we didn’t go anywhere else as we knew Caroline would do the best job and get us the best price. Caroline is an expert in the Shepherd’s Bush / chiswick area and uses her knowledge of the neighbourhood / commuting tricks / childcare provision / yoga classes to really engage prospective buyers. It’s clearly a tricky time at the moment but our place was sold quickly at a good price, and Caroline navigated several bumps in the road to resolve things quickly and always to the best outcome. Caroline was always on the end of the phone which reassured me greatly and she and her team made the moving process as stress free as possible, also advising us on how to manage our purchase when the selling agent we bought from was less than helpful. 4. Claimed they had a prospective buyer despite failing to perform the most basic qualification of ability to buy
The biggest issue which illustrates how untrustworthy this organisation is:
5. Changed a signed contract after signature to reflect more favourable terms for them after failing to generate any serious interest in the property within the agreed period of sole agency.

For Tommy and Bill Right where to start Me and my girlfriend spent months looking around properties in East London for our first home together, unfortunately we had no luck. We found that all the other agencies were focusing on showing us as many properties as possible without listening to what it was we wanted in our first home together. We spent a lot of time after work and on our days off wondering around East London looking at some undesirable places, and that me being kind. One afternoon I stopped in the Portico office on Leyton highroad to look at their listings and that’s when I met Tommy. From the start Tommy was nothing but friendly, professional, and more important open and honest with us. We were very clear from the start as too what kind of property we were looking, Tommy made it clear that he understood and accepted the challenge. On a couple of occasion, we inquired about a couple of different properties that cropped up, and Tommy was honest enough to tell us that they were not right for us. After two weeks and a couple of viewings with Tommy, we were finally introduced to our new home in Leyton. Both me and my partner both agreed that if it was not for Tommy, we probably would have given up looking for a property around that point. We both felt safe in his knowledge and guidance when it came to putting an offer in, and he did not stop there. Tommy showed interest in us even through all the steps of the process. It felt like he genuinely cared for how we were feeling about the process and checked in on us on a regular basis, all the way up to our completion date when we received our keys. These are just a few of the qualities that Tommy brought to the table. On another note, Bill also deserves an honorable mention. As first-time buyers we had a lot of questions throughout and Bill was always happy to help. If he was busy at the time of our call, he always made sure he called us back and was happy to answer our questions. These two make for a good team. I would advise anyone who is planning on purchasing a house in east London to pop into Portico on Leyton high road and ask to speak to Tommy. Both me and my girlfriend have already agreed that when it comes to selling our house in the future, we would want Tommy and Bill to look after the listing for us.

The absolute worst agency I have ever encountered. I never write reviews but I feel completely provoked to do so on this occasion. ABSOLUTE SHAMBLES. landlord had to personally deal with everything and fix everything himself all year as you can NEVER get in contact with these agents. They messed up multiple contract things and the depository. Everything is done through automated emails. They have thought that I have been staying in my flat for an extra month which I am not and this had been communicated multiple times yet I am still receiving automated emails saying that I am still living at the property. They also hiked up the rent prices and tried to say that that was the landlords choice. But that turned out to be completely untrue and now the landlord had gone private with new tenants due to this false information and has kept his rent down. All in all AWFUL AWFUL AWFUL estate agents.

Coerced into taking a no deposit option by making seem like there's no other option, and offers will be rejected if it is not taken.Did not disclose to us that both windows of the flat are completely broken; do not close properly, do not open properly - hidden behind blinds on viewing days. Very remiss of an agency not to disclose this to tenants. Extremely slow to respond to requests. Did not even perform my right to rent timeously- made me go into their office the DAY BEFORE MOVING, after I already did this, to scan a passport. Useless. Inefficient. AVOID. Unfortunately I'm trapped now after signing the contract before noticing the windows in the empty flat on moving day.

Really poor quality service, the whole way through the process.At the start, I was promised my property would be advertised on social media outlets, and in the estate agent windows. None of these things happened - in the end we only had 1 viewing (which is no surprise, given there was no marketing whatsoever).During the sale process, I was not warned at all that the process was moving over to a Move Manager, and therefore was concerned of a security breach when a woman from another company had all of my private and personal details as well as commercial details relating to the sale. Then for some reason it moved back from the Move Manager to the agent, who repeatedly ignored my emails - and ignored my questions. The agent gave access to my property to a surveyor without my permission and without notifying me that someone was coming to the property which from a security point of view is completely unacceptable and from a safety point of view, terrifying that someone had my keys and walked into my property.There were 5 missed completion dates, and zero communication about the delays or the problems from the agent to me - even when I emailed and asked, my emails were only answered after my nudges (which were normally a few days later).I picked Portico because I was impressed with the agent on the first meeting and thought we had built rapport but it seemed that once the sale was going through, the agent clearly couldn't care less about the relationship, about keeping me (the client) in the loop with issues around completion, with the delays that the buyers kept incurring, or about giving proper notice when giving a third party the keys and access to my property. Really shocked that Portico took so much money from this transaction when the quality of the service was abysmal as soon as there was a buyer.

Absolutely glacial responses as a property manager to issues. There have been moments of responsiveness in the last 6 years and they are pleseant when they do respond, but most of the time its very slow, lackadaisical and requires chase after chase after chase. They have now also implemented a cumbersome online reporting process for issues which is not great, and always forgets the details previously entered. They send workmen who do shoddy work also. And even our landlord, who we have gotten to know as a result, is fed up with them.Recently sustained damage due to the flat and the flat below due to a slow response.

GoogleIf you want to waste your time during house search, go to Portico Woodford. I believe an agent Daniel is the best in this.
First he would confirm the appointment at convenient time for you. A day before viewing he would give a call and reschedule it to a slot unlikely convenient for you but for him. At the day of viewing he would call while you were on the way and say that he should go to another house for a client and basically he didn’t care that you were on the way. By the time you reached the property he left.
That’s how it works with them.
I was fascinated with the service and really sorry for the landlords who contracted them to sell their property because potential buyers don’t have a chance even to view it.
I would strongly don’t recommend this agency and go to somewhere else straight away.
Save your time and avoid communication with unprofessional people.

I am a tenant in one of the properties Portico manages. They live up to the reputation that all estate agents are sleazy money grabbers.On a viewing, lettings agents have been trained to steer you towards a 'zero deposit option' where instead of paying a 5 week security deposit, they want you to choose a zero deposit option where instead of paying a deposit, you pay them £70 per month for 'the residency'. The practically coerce you into doing it, saying it will 'strengthen your offer' to the landlord, implying that you will get rejected if you don't choose this option.What does this get you? Basically nothing. A few useless discounts (2% off Asda, one off 5% off myprotein etc.) and perks that you won't use. At the end of your tenancy you will be liable for any damage and have to pay out of your pocket anyway. Because of this, they also require you to pay for tenant's contents insurance. They do not allow you to choose another supplier other than 'Bode', who (surprise surprise) is a sister company of theirs that is almost £20 per month. They do not allow insurance plans from other companies who are normally about 3x less.So if you're looking at a Portico listing on Rightmove, be aware that you'll be paying about £90 per month on top of any advertised rent to Portico for 'the residency' and your inflated tenants contents insurance with their sister company.After seeing this scheme for what it was, I insisted on paying the 5 week deposit, but they said to me that my offer would probably be rejected if I did, and because it is London and everyone is desperate to find apartments, I accepted. Portico take advantage of the depressing housing market to rinse you of your money.Why do Landlords accept this over a traditional 5 week deposit? Because Portico offer the landlord 7 weeks' damage coverage if the tenant uses the residency at Portico's discretion (assuming you don't pay for the damage when you move out). They've basically engineered the terms of this zero deposit option to ensure that Landlords back Portico to make their tenants give Portico extra profits every month.Zero deposit schemes weren't really around much a few years ago. Ever since the government made Agent fees illegal, Estate Agents have had to think of other dishonest ways to scalp extra money from renters. This is it.Despite all these extra fees, the apartment we live in is still full of damage and is need of refurbishment. Will Portico do it? I suppose I will wait and see. Unfortunately London's rental market is competitive, and as renters will know, we do not have many options.If you're a renter, safe yourself some trouble and look elsewhere for your flat. If you're a landlord, avoid Portico unless you want your tenants to resent you by association.

Spencer, Tommy and Daniel in the Leyton did a wonderful job, always happy to help and very knowledgeable and able to give their wisdom. The Portico brand is clean, simple and stylish, so the for sale sign actually looks good when it's up outside your property. The website has a great user interface that's easy to use. But one of the stand out features is how well shot the photography was. John the photographer was a professional who really knows how to shoot to bring the best out of your home.
