Friendly process let down a little by timescale

Our heating and hot water broke down with a boiler fault. Contacted Hamptons and Max was swift to reply at 8.40am. Engineers were called the same day. I let Hamptons know the problem and the next day the simple repair was approved and fixed the day after that.The only reason I didn't give a 5 is that for such a simple repair it seems unfortunate that the process left us without heating for 60hrs when the cheap and basic part was even in stock with the repairer company 4 miles from the house.Max was exemplary throughout the process but it seemed long-winded for such a simple repair. I'm just grateful the part didn't need ordering. In truth it should and could have been fixed the same day.

Great Property Management Experience

We have had a great experience with Shahena our property manager (as well as Annabel who helped while Shahena was out on leave). They have always been prompt and communicative as things have come up with our flat, but our big test came after the basement of our flat flooded following a big storm where they have done a great job getting it remedied and keeping us updated on the Progress.

Service way above expectations

I bought a house using the Marlow office. My main contact was Stuart Miles who I would recommend to anybody. He was proactive, professional, polite and throughout the process which had its challenges, but Stuart was always calm and looked for solutions. It didn't end there as, once the deal was done he came around with the office hoover on the day I moved in as mine was broken. He even did the hoovering for me.Top class service and refreshing to be able to write such a positive review over a house move that can be fraught with stress.

Great Amersham Team

The team at Amersham were professional, friendly and on the ball throughout our sale and purchase. The photos and details were exemplary.I felt I knew the whole team and was happy to have any of them attend the viewings. For various reasons it was a more complicated process than usual and they went above and beyond expectations. I genuinely think it went ahead because of the team at Hamptons, so i'm delighted we decided to sell our property through them and would recommend them to friends and family. In fact we already have!

Bad for tenants and bad for landlords

Listen to the bad reviews and avoid this agency. They are a big messy organisation whose incompetence has consequences for both tenants and landlords.The property I moved in had a damaged window and a damaged balcony door (they can’t be closed, which leaves in cold, dampness, draft, insects (plenty of dead insects near those doors) which is strange considering it’s a new build, high standard property, but anyway. I made an offer on the condition that these be fixed before I move in and this was put in the contract. Not only were the issues not fixed, even though I checked with them every week to get updates, there were other issues too like a missing smoke detector, broken cupboard door, broken tap, leaking sink, etc. But by far the worst issue remain the windows, which can’t be closed and have made the apartment damp, cold, and there’s a strong draft. The engineer who came to have a look again said he told Hamptons about needing to replace the balcony door months ago, which is why I say they’re bad for landlords too. They won’t care about maintaining what was a very nice apartment and have exposed it to all kind of risks like exposure to weather and dampness, the missing smoke detector, etc. I’ve received a lot of conflicting information during my interactions with them, with one person at some point telling me they weren’t aware of any issues with the windows, even though one of their own agents came and got stuck with that balcony door for long after the viewing was over.There was also a lot of confusion about how they handle contracts, where different people gave me different answers, and just an overall frustrating experience. But the issue remains the the windows and balcony door aren’t fixed and the contractor looking into the repair said it would take 6-12 weeks and they haven’t even heard back from the company that needs to send them the parts, then on top of that however long it takes to recondition the apartment and get rid of the damp and cold, is not something any tenant should be expected to have to deal with. 3 months of cold and dampness when this isn’t a low end, old property. I also feel sorry for the landlord because I’m sure he had no part in this and they let his property get into this state. I’ll be looking to end my contract.

I wish I can share the same views as most reviewers. Unfortunately my experience with Hamptons is very disappointing. We moved in this flat August of 2017. There was a sewage smell emitting from the kitchen floor. Informed the manager straightaways and yes the respond was immediate. They sent a plumber who have found nothing and the manager has took the report of the plumber alone. The plumber didn't bother to look behind the cupboards where pipes from upstairs apartment runs down to the property. Day after day, we called and send emails to the Heather Fraser to solve the issue as we feel that we are inhaling toxic sewage fumes. Heather was very dismissive to our concern and insist that there is nothing wrong within the apartment. I told her that there is a problem because we are the one living here and we are concern of the health implications that it causes us. We were stressed, we slept with windows opened, extractor fans in full blast and yet we can't get rid of the smell. Our eyes stings from this fumes. We have repeatedly asked for a service using the apps, emails and calls. In the apps, it reflects that issues was attended or resolve whatever language or words it says was frustrating. Just because you sent a plumber, it doesn't mean that the issue was fixed! Heather was adamant that there was nothing in the flat and was adamant that if there was a sewage smell I should call Thames Water? I am not and idiot and I know that Thames Water or the council are not responsible to solve this problem. All I need is for Heather to send a plumber who is competent to come and check it again. Nearly 3 months before the issue was fixed, every time my neighbours upstairs flushes their toilet, contaminated and toxic liquid leaks into our flat. The pipe from upstairs apartment runs down the property and behind the kitchen cupboards.Contaminated fluid from the neighbours toilet flooded underneath the floorboard in our kitchen. Should Heather listened to our concerns and acted as an efficient managers would do, the problem would have been solved immediately. This flat have so many issues, we have asked for the managers to help us with the utility meters. The utility meters in this property DO NOT correspond to this address and in the national data base. The address itself is not registered. We tried our best to solve the problem and since we are not the leaseholder or the freeholder, we are not eligible to make changes this is why we have repeated asked the assistance from Hamptons. On the 8th of December 2018, a couple and a child walked in our living room. It was unnerving as we don't know them and they have the key. We took the key from them and phoned the emergency hotline and told them what happened. Due to security reason and for our safety, we asked that the locks be changed immediately. Hamptons don't really care about our safety because we have to called them again and again and also visited their office. It took them 13 DAYS to change the locks. Please do not tap yourself at the back because it was a poor service. If you really take pride in your customer service and take complaint seriously, you should have contacted me first and clarify the situations before responding to this review.

I have looked into your experience and understand a smell was reported shortly after move in, I can see a plumber was immediately sent out to investigate who reported no fault in the apartment, he did however suggest it could be either a blocked mains or a problem with another apartment. We therefore advised you to contact Thames Water to check if there were any issues. During this time we also touched base with the developer/block management company, to enquire as to whether they could send someone to investigate. Following their investigation it was established that there was a blocked pipe in the upstairs apartment toilet which was then cleared. We do appreciate this issue took time to resolve and apologise for any inconvenience, however I can see Heather and the team were working very hard to resolve the matter for you but were delayed by circumstances out of their control, for example, being unable to access another apartment in the block which we do not manage. With regards to the access of the apartment, I can see that all our keys were accounted for. It is clear there has been some confusion surrounding this incident in regards to a cleaner and the developer but understand we have now changed the locks at our expense to ensure you are comfortable in the property. I hope the above provides some clarity and reassures you of our best intentions at all times.

Martine and the team have been very lovely and honest with me when I was looking to rent a flat. They were quick to respond and helpful. They were prompt upon getting my references, sending me documents and organising a viewing. Since I have moved into my flat, they have checked in with me to make sure I am getting on okay. As a first-time lone tenant , their help has been extremely valuable. I never felt pressured into anything, and felt the team appreciated my needs and wants.

Terrible experience with Hamptons of Windsor. All was going well, we were informed that our offer on a purchase of a Hamptons listed property had been accepted. The next day, we were told another bidder had come in with a higher offer and we were gazumped. From then on, the communication (or lack of) from Hamptons went from bad to worse. Trying to get hold of Nick (the "Sales Manager") was impossible. We were in a position to increase our offer to the asking price, yet could not get through to Nick who was handling this property. Multiple phone calls and messages through the Windsor office to ask him to urgently call us. We then found out the property was listed online as "under offer", despite our intentions of beating the requested price. Dealing with Nick is something we will not forget. Perhaps some training in his communication style is required. I would highly recommend people look at other estate agents in the area.

I dealt with Amelia at the Windsor…

I dealt with Amelia at the Windsor office and had a great experience when we had to undergo some major changes before new tenants started. There was lots of communication, and relevant options for us to consider, and it was dealt with well. I did have to fight to get a few of the quotes down to an acceptable minimum, and I was also incorrectly refunded rent on two occasions, but otherwise the service was really good.

Paid £9000 in rent over 6 months & still cannot shower

Unfortunately I have had a horrible time with Hamptons Caterham, to my real surprise as a brand as esteemed as Hamptons, you’d expect perfect service.I moved in, in May 2024, paying £1500 a month for a 2 bed flat. A nice flat, I expected some small teething pains upon move in of course, but not to spend 6 months with no bathroom hot water - meaning I am left to boil 4 pots of hot water a day to have a hot bath.Not only that, since moving in, the dishwasher didn’t work and had to be totally replaced. The shower unit was broken and also had to be totally replaced.Thereafter, I have had no hot water in the shower. The plumbers they use, Homeserve, are so inadequate they have no clue what they’re doing. They have been here 3/4 times, and the issue persists. They now blame the shower manufacturer, the manufacturer blames the plumbing - who knows. Ultimately, it’s been 6 months with an inability to shower - when I’ve now paid £9000.I am fed up, drained, stressed, it’s impacted my skin (long term eczema) and is now impacting my everyday wellbeing.Their complaints department also do nothing. You are really just left to suffer and pay your rent - regardless of the environment you’re left in. The landlord throughout all of this has refused to discount my rent. I will therefore take legal action for pain and suffering and my partial of my rent money back as I have not received what I paid for.If you are a potential tenant my advice would be to:-thoroughly check all appliances and plumbing yourself *before* you move in. Do not take Hamptons word for it that all is working.-do not accept Hamptons inventory report that all is working, as they said on mine all appliances and hot water was working fine, when it wasn’t.-be prepared that any issue you have may take 6+ months plus to be resolved and you will not have a rent reduction.The best thing to do is save more money and buy your own property, so you can be in control of all repairs and the quality of those repairs. Do not rely on Hamptons or a landlord to be fair or give you the service you pay for.Jessica

I recently moved in from the Netherlands to Windsor for work. It wasn't long clear on how or where I would live. One of my friends introduced me to Jiya Saeed and she was very helpful. Not only did she get me an apartment within a week, she managed to get the price a bit down. It's the first time I'm living outside of my country so leaving everything behind and start a new life is scary but thanks to Jiya I'm got a great new apartment to live in. Communication was easy and she replied quick. She even did a tour of the apartment via Facetime to show me the apartment since I was still in the Netherlands. She helped me with all the paperwork and was patient on that.

Hamptons were prompt in responding to emails, and to offering relevant properties for me to view. All of the people involved in my rental were strictly professional, no-nonsense approach to the entire process. I would particularly like to thank Jiya Saeed, who was walking me through every step. As I was a first-time renter in the UK, her help was invaluable. Will do business with you again. My two recommendations: 1) make online card payments possible not only for the holding deposit, but also for the first-month rent, the 6-weeks deposits, and your fees. This would simplify the process, especially for international tenants; 2) produce a 1-page step-by-step summary of the entire process for first-time tenants. Again, thanks for all your help.

We have had excellent service from all at Hamptons in selling our house. Staff there, and especially Lilly, have made a potentially stressful experience bearable. The Hamptons team develop friendly and helpful relationships with their clients and the communications have always been prompt and informative. When glitches occurred - as I am sure they often do - they have gone the extra mile to move things along. I would recommend Hamptons to anyone selling or buying in Windsor.

I am currently renting through Hamptons and the letting side was great, we got everything in order quickly and it was done, props to Ms Holt for that. The horror of our tenancy began a week later when we realised our drain wasn’t working. No one from Hamptons has any definitive answers or information. They decide to play these mind games with you where they send different individuals to “investigate”. This issue has cost us an abhorrent amount of money and ruined our Christmas. They choose to respond selectively. I was looking forward to Christmas in our new house and obviously they have already ruined that. Please do not let through Hamptons. Their sells department must be great but go through the rest of the reviews, only the sales bit is great. Their property management has caused us great emotional distress as well as forced us to live in an unliveable flat. If they compensate us for the amount of losses we’ve had and give us a reasonable amount of time to vacate the property, I will at the earliest possible chance. Pathetic service. The excuse of this being the holiday period could have been used but I have given them fair notice of over 2 weeks prior to the period with several reminders that this period would be approaching and we would need it done prior to it. To add to my review, someone could have died due to the negligence of the property managers, a heavy chandelier has fallen in the flat below us because of the damage. This could have literally killed someone

We have been very impressed at how professional the approach has been when needing things fixed through Lockdown. We have had a number of Property Managers since starting our tenancy, Melanie Hudson is by far the best! She is personable, professional and highly efficient! Helpful estate agents that went the extra mile

We dealt with Sharon James at Hamptons when we rented a property last month - she came across honest and down to earth. She was always punctual and organised when sorting out everything we needed from viewings to getting all the referencing checks sorted. When one of our checks failed, she went the extra mile to sort it out for us and so luckily we still got the rental property, when it seemed at one point like it was going to fall through. I'd recommend working with Sharon again.

Why was i told by a Hamptons agent in West Hampstead that Countrywide has nothing to do with Hamptons when they are apart of the group and it states on the Hamptons site at the bottom of the page (Hamptons is a trading name of Countrywide Estate Agents Limited) Hamptons Estates Limited is an agent and subsidiary of Countrywide Estate Agents Limited and even have the same registered office. Why was i told a mistruth by your agent?
