This review concerns my experience at The Watermint by Berkeley Living, not other Berkeley developments.
Living at The Watermint by Berkeley Living has been a horrible experience for me. The noise and ongoing building-site disruption are difficult to live with, and I cannot rely on the concierge service when I need help or have deliveries due.
I have repeatedly had parcel problems when nobody was available at reception. I have also been woken about a parcel that was not mine. Having a concierge is of little use if I still have to chase deliveries and deal with redelivery myself. I am not saying every delivery has failed; the problem is that I cannot depend on the service.
I want reliable reception coverage and a parcel-handling process that actually works. Based on my experience so far, I cannot recommend The Watermint to anyone expecting dependable resident support. If the problems are genuinely fixed, I will update my review. Right now, I am extremely dissatisfied.

Berkeley Homes sells properties as luxury, premium living, but the reality is a complete lack of quality, craftsmanship, and basic care.
The interior execution feels cheaper than standard housing. The functional design is terribly thought-out. It is clear whoever designed these spaces never tested them in real life!
Floors are unfinished, the paint chips immediately, no studs in the walls, and questionable electrical wiring layouts. Kitchens are marketed as premium, but the quality is worse than a standard flat-pack kitchen (actually, IKEA is so much better!). While they include brand names like Bosch, the appliances feel like clearance or defective stock. The freezer drawers fall straight out onto your feet unless you hold them at a specific angle. Balcony drainage allows water to leak directly onto the balcony below when it rains, something customer service claims is "by design."
I have also serious concerns about fire doors that fail to meet basic accessibility and Equality Act standards, posing a genuine safety risk for vulnerable residents. But of course they were dismissed.
The aftercare experience is by far the worst part. Customer service is a constant game of passing the buck, deflecting blame, and ignoring complaints. Instead of fixing clear defects, they try to make you feel like you are unreasonable for raising valid concerns.
Kevin Snelling is the worst for customer care I have ever dealt with, and he should definitely not have the title "care" in his job title.
Overall, immensely disappointed. You are paying a premium price for low-quality materials, terrible design, and zero post-sale accountability. Avoid.
Also, building new flats in 2026 without air conditioning is completely out of touch, especially given the recent extreme heatwaves.

The Wandsworth Mills development has caused more heartbreak, stress and sleepless nights than I ever thought possible.
It’s also important to know that my parents are also customers, having purchased a property in the Distillery Wharf development a few years prior, which makes what happened next even more shocking.
Our first experience was with one of their salespeople, who tried to get my husband to follow her on Instagram and encouraged us to use her husband as our interior designer. It was awkward, unprofessional and honestly quite bizarre. My parents were also refused their referral fee, which was equally odd.
After a Commercial Director became involved and tried to put things right, we exchanged contracts believing we were buying our forever home. We had saved for years and committed everything we had towards building our future there. We planned to get married, start a family and have a baby in a home we loved.
Less than a year later, the developer reduced the prices of comparable two-bedroom properties by around £300,000. As a result, we could no longer secure the mortgage required to complete.
For months, we asked for a fair solution to a problem created by decisions they had made and that were entirely outside of our control. Every request was either rejected or ignored. We dealt with Jennifer Galea, the Customer Services Director, who was one of the most heartless and unhelpful people I have ever encountered.
In the end, we were forced to walk away and lose £120,000, which the developer kept without showing a shred of remorse.
What hurts most is that this wasn’t just money. It represented years of hard work, sacrifice and hope. Watching our dream disappear has been heartbreaking.
Based on our experience, I would urge anyone considering purchasing from this developer to proceed with caution. We were left feeling that once they had our money, nothing else mattered.

Berkeley has a strong reputation for offering premium properties, and that is largely my experience with their Glasswater Locks project. Most aspects were delivered against the top standard. There were some minor flaws that stopped me from giving Berkeley a full five stars, however. The dishwasher door catches the plinth and makes noise when opening and closing, and the backing board under the bathroom sink was not fitted at the time of completion. Costumer service is responsive and keeps me updated throughout, but the dishwasher door issue has not been fully resolved. That said, the overall experience with Berkeley is great.

Woodberry Down is not safe! Crime is now so bad that walking outside puts you at risk of theft or stabbing, any time of day, any day. Even cars are being stolen from the street. Berkeley don’t care nor have they done anything to address the rising crime rates. It’s not safe here anymore. The local gangs have also recently started entering the buildings, so we are not even safe inside. Where is the accountability?

An endless list of issues with new build properties that they take zero responsibility for and will not disclose to other or new residents. You will pay huge maintenance fees for little to nothing in return. They will also completely dispute that there is an issue or fault at all when raised, or just point blame elsewhere despite being a new build. As well as incentives that are promised but never actually followed through on.
Bonus fun fact...you may have a water bottle containing URINE sealed in your bathroom unit, apparently common for builders to do this and a known issue by the company; I have seen the evidence of this.

I am very happy with the overall experience I had purchasing my flat with Berkeley Group. The Sales Team were extremely helpful and supportive from the very beginning, throughout the purchase and up until completion. Following completion, the Customer Care Team have also been very helpful and responsive. Both teams did their best to make our purchase and move as smooth and straightforward as possible, and we really appreciate their support throughout the process.
I would, however, like to raise one point as constructive feedback regarding transparency around the availability and release of flats within developments.
It would be very helpful if Berkeley could provide customers with clearer information from the outset about which flats are currently available for sale and vacant. At times, the way properties are released can give the impression that the flat you are considering is among the last available units, whereas additional flats may subsequently become available. As a customer making a significant financial decision, this can understandably make you wonder whether waiting a little longer might result in having a wider choice or finding a similar flat at a different price.
As a suggestion, I think it would be much more helpful if, at each stage of a development, Berkeley could publish a clear list of all units currently available for sale, together with their prices. This would give customers much better information and allow them to make a more informed decision about which property is right for them.
That said, this is a relatively minor point compared with our overall experience. We are genuinely very happy with our purchase and with the support we received from Berkeley Group. I would definitely recommend Berkeley Group to anyone considering purchasing a new-build property.

For the last 6 years myself and neighbours have never had any form of

But no action.

We used to know what days, and work to be carried out, that specification has now been removed, so as residents we have no idea what the gardeners are supposed to do. VERY CONVENIENT!!
If you have meetings with Berkeley, it’s just lip service, this is an experience many other residents have also had.
If you suggest your going to hold back
Payment for garden area in question.
You are threatened with all sorts.

The sales process is very focussed on cash buyers and there is pressure to complete purchases quickly. We needed to sell our existing property before we could proceed to completion. This inevitably took a few weeks - although was achieved quickly given the circumstances. Despite being aware of this the sales team were constantly presssing us for updates which we found very stressful.
In contrast, the support we have received from the customer service team since moving in has been
exceptional. Problems both big and small and small have been resolved without delay and or question. The concierge team are always available to assist with any other matters.

Berkeley homes are proposing to build an extremely large housing estate on Greenbelt in Bromley. The plans are out now and the houses and apartments are in the main cheap looking, featureless with large blocks of flats looking more like borstals of the olden days than homes. Very disappointed and not what I would have expected. It looks like materials are scarce as they were just after the war and the homes reflect this. I wouldn’t buy a Berkeley Home - they look cheap and nasty!

Be very careful believing anything the sales team tells you verbally. We were told explicitly upfront that we could rent out the parking spaces we bought. Based entirely on that assurance, we spent an extra £25k on a second space.
We don't even own a car, so we obviously would never have voluntarily spent £25k on a dead asset if we couldn't rent it out. It makes zero logical sense.
Now they are trying to backpedal, relying on the word of an ex-employee who isn't even there anymore to claim it was never agreed. They are completely denying what was said in a private meeting and choosing to believe a former employee over the customers who actually handed over £725k.
The matter is now with our solicitors. A completely dishonest, frustrating experience. Once they have your money, they do not care. Avoid.

Overall, our experience with the developer has been very positive. The sales team, customer service, and staff were all professional, patient, and genuinely caring throughout the process. The human side of the service really stood out, and after moving in we are also very happy with the quality and overall living experience.
However, the one thing that has been extremely upsetting is the significant price reduction within just a few months after purchase. For new buyers who have just completed and moved in, it is very difficult emotionally to suddenly see similar apartments, sometimes even on higher floors, being sold for lower prices shortly afterwards.
Unlike many retail purchases, property cannot simply be returned or price-matched. That makes the situation feel quite unfair and unreasonable for recent buyers, especially after making such a major financial commitment.
Aside from the pricing issue, everything else has genuinely been very good.

I bought a flat in their Riverside development two years ago and received the keys this May. I have so many complaints to share.
Compared to all other prices in the market, the flat was so overpriced that no bank was willing to give me a mortgage at the price I paid. My purchase was at £610K, and the cheapest valuation any lender would accept was £590K, many others valued it at £540K or £560K.
Over these two years, I went through a divorce, a war broke out in my home country, and I suffered through very severe mental health struggles. My employer also went through serious financial difficulties, which further impacted my own financial situation. I asked Berkeley to support me, either by offering a discount so I could secure a loan, or by offering me a smaller flat on the same terms. While they appeared supportive on the surface, in practice they were not. The best they offered was a one-bedroom flat that no one had wanted to buy in three years, and the conditions of that flat were not suitable for my situation. I explained everything to them, and the response I received was: "If you do not complete the purchase, you will lose your £90K deposit." A billion-pound company said this to me at a time when I was dealing with the trauma of war, divorce, immigration, financial hardship, and the loss of loved ones. I cried all night and just wanted some relief. I will never forget how zero sympathy Berkeley showed me.
I had to get money from my ex-wife and use the money that I put aside for furniture to collect around £50K just to complete a purchase that is not worth what I paid. And the trauma of everything that happened before I even moved in makes living here incredibly difficult. Every day I am reminded of how hard it was, and how easy it could have been if Berkeley had shown just a little more understanding. God knows how many years I will have to live here before I can sell without losing money.
A message to Berkeley officials: not everything is business. Not everything is money. Be a little more human. And if you do only think about money, a few thousand pounds is nothing to a billion-pound company like yours.
A message to anyone considering buying off-plan with them:
1- don't. Wait until the development is finished, then buy. And honestly the prices are so high that it doesn't make it worse.
2- Do not trust what is being shown to you at the time of purchase. They told me this development would have a shuttle bus. It does not. They told me the development would have work-from-home offices in communal areas. It is not. They told me if something serious happens we will have understanding, they did not have. Do not trust them.

I am extremely disappointed with the after-sales service from Berkeley Group. Before I completed my purchase, their sales team made specific promises regarding my car park space.
However, now that I am trying to resolve the parking issue, they are completely ignoring my emails. There are no proper replies, no solutions, and just total silence. Do not trust their official complaints procedure either, it is completely useless and just a waste of time.
Once they have your money, the customer care simply vanishes. Be very careful before buying from them!

This builder is unethical and ridiculous. I bought a house in Hartland village and my transfer contract plan clearly states a part as our demise without any limitations. But they will ricdulously said it is not your demise and I cannot use that spot for come home improvements. They then use a terms that we need their approval over everything even if that it is unrelated to the demise reason. So basically you are only a rent tentnant under their unfair terms and their unprofessional staff that call a stag a horse. Dont buy from them and be cheated!
