Very awful experience with Letsafe. My house got riddled with moulds and I informed them on THREE occasions and nothing was done about it. I eventually got sick and had to take a sick absence from work for the first time ever as I am also allergic to it. Still nothing was done. This caused me to terminate my rental contract and I was still fleeced off my deposit afterwards. Let’s safe allegedly spent over £340 to fix a burn mark on the kitchen table. They proceeded to send the ‘my deposits’ form to the wrong address three months after issuing my quit notice which effectively ensured I could not dispute the my deposit. I thought being that model tenant who never gave them any headaches whatsoever would translate into good services. I was wrong. And also to mentioned I thoroughly cleaned the house at the end of the tenancy and disinfected it. That house was basically perfect for the next tenant to move in without much work but I still got fleeced. Landlord’s should actually consider if this is how they want their properties managed. Potential exposures to unnecessary and avoidable legal tussles. * There is a response saying the would issue was towards the end of my tenancy. This is simply UNTRUE. I have email evidences of reporting this months and months ahead. I also mentioned this severally on phone calls with your agents. This is BLATANTLY not true.*

We are sorry to read you have not been satisfied being a tenant with us Having reviewed the reports of the mould / water damage, we can see this was only reported as you were ending your tenancy and Letsafe made efforts to gain access and resolve these issues as soon as possible but were not able to access the property before you vacated shortly after. We aim to maintain our properties to the highest standards, but we were unable to resolve these issues (caused by a water leak) at the end of your lease We have noted you were unhappy with your end of tenancy deposit deductions, our closing inventories detailing damages are independently provided and based on your start and ending condition, you were provided evidence of any deductions made. We note you were unhappy the deposit forms were not issued correctly, we did not issue these, you should raise this with the deposit protection provider. However we understand they do issue forms to the address registered provided by the tenant We are employed to maintain the landlords property and investment, and on this occasion we believe all reasonable steps were taken.

So help me god we will never use this "company" again, Joanne bless her heart is probably the only saving grace to this place she is the 1 star and Sean is absolutely appalling. 1- tenancy documents to sign every day/week emailing saying do we need to do anything else got a response no it's all sorted. One week later we still need this and that from you guys then it's fully sorted, gave them this and that was told it was all sorted, another short while after hearing nothing got told again we were missing stuff, eventually they figured it out we had done everything. 2- we were left with no hot water for 40 days from October to November, around 10-14 days after the initial email someone finally came to check the boiler and he informed us that Sean told him there was no heating not that the hot water wasn't working ( don't remember no hot water sounding like no heating, IN AN EMAIL) so we were told that he doesn't do boilers so someone else would have to come, eventually someone else came ( the correct guy ) and told us we needed one very small part but he was unsure if the landlord would buy it as it was expensive!! ( Baring in mind this in the middle of winter) with no hot water to the point I had to go buy a water heater from Amazon which took about 2 hours to heat up a small cold bath and then we asked for the money back for having to buy the water heater and was told by Sean " that dropping our rent back to the original price for 1 month ( because they up the rent price after every single tenancy ended ) is more "A GESTURE" from the landlord and he's under no obligation to compensate us basically, after NO HOT WATER for 40 days considering we paid our rent 9 days early almost every month! And got no complaints while we lived there for 2 years. 3- mould in the en suite bathroom initial email was sent in July, after messaging the decorator and the letting agents about it never got sorted it just got worse and worse but we were told " it's fine you don't have to pay for it if it not fixed before you move out" oh wow thank you so much obviously we wouldn't be paying for it considering they never bothered their ars£ to get it sorted for 4 months to point my flatmate who has the room just stopped using it absolutely appalling. 4- we moved out (THANK GOD) in October 25 and just received an email today from Sean. " Just wondering if you could help me with something, we've been sent a estimated bill for Friars Wharf and we've tried to get access to get the readings but we are unable to as we don't have the code. You wouldn't by any chance know what the code is and confirm the location of the meter? I assumed it's in the cupboard in garage. Receiving this from the actual main estate agent 4 and a bit months later after moving out is an actual travesty for this business, how do they not have their own codes for access to the building? Why am I being asked where the meters are? How do the team not know? never known a place to be so unorganised and down right ridiculous.

LET'NOT SO'SAFE PLEASE BEWARE OF THIS COMPANY We were tenants with letsafe for over 8 years, the first few years were plain sailing and we had no problems. About 5 years into living there is when problems with the property started to arise. Letsafe then sent one of the managers out who then led us to believe that the issues with the damp were our fault and our doing. So another couple years of continually painting/papering over the black mould (Affecting both our physical and mental health's) which we believed was our fault, so we continued to struggle on. We asked for help again several times over a few month window(see phone log photos attached) and were refused help, ignored, told it was our responsibility. Most of the issues were in my daughters bedroom and were caused by lack of brickwork pointing and poor drainage. which environmental health pointed out(excuse the pun). A simple fix in which they neglected to acknowledge and the property quickly fell into disrepair. Now this is why we started pushing Letsafe as my daughters room was getting to a point where we weren't comfortable her sleeping in there. Our daughter was too embarrassed for years to invite her friends over due to this, even though we tried our hardest and spent a lot trying to maintain and rectify the problems. It was an endless cycle of damp paints, wallpaper, vinyl wall murals and fabric wall murals were hung in the end as it was reoccurring so quickly we were having to bleach her walls every couple of weeks. At this point we really had nowhere else to turn bar environmental health. When we were visited by environmental health we were reassured it wasn't us that had caused the issues of the dampness to the property. We even forked out for a condensing tumble dryer trying to help the issues or further avoid blame from LETSAFE. (Please see the attached environmental health report in photos) Once letsafe received notice from environmental health, the real issues started and tensions between agent and tenant rose. Upon completion of the repairs we'd planned to raise our child in this house regardless of the tension between estate agent and tenant it was OUR HOME. We received notice that the rent was being raised to an unreasonable amount thus pretty much forcing us to pay their demands or move out. We refused to sign any new tenancy due to the unreasonable request put on us, 6 weeks later with no further discussion or negotiation about rent we received a section 21 notice, their reason was to sell the property. This notice served at end of August to be out by October. We did manage to find new living arrangements fortunately, as they enforced this eviction trying to put a family on the streets just before Christmas. The house then remained empty for 4 - 5 months and now is being rented again. (NOT SOLD) Despite putting thousands of pounds over the years into their dilapidated property. LET'NOTSO'SAFE used every trick in the book to keep hold of nearly £900 of our bond. Please BEWARE potential sellers buyers and renters. Upon leaving we left a new functional double wardrobe at the property believing it would be a nice start for any new potential tenant as it wasn't going to fit into our now downsized property. We were then charged £160 for its removal. Now it is still in the property to this day as we know the new tenant and our neighbours very well(Small world I know) daughters school friend moved in. They've been advised thoroughly. They also tried to palm off the council tax bill to us for the period the property was vacant from October to March. All was forgotten until we were threatened with enforcement AGAIN. This is the reason for the review 2 Xmas in a row they've tried to throw us under the bus Under hand tactics by this estate agent if you have an option to use another estate agent I'd recommend it. Please see all info attached with regards to this company. Potential new tenants/owners/sellers to please try elsewhere before using LET'NOTSO'SAFE. MERRY CHRISTMAS

Thank you for taking the time to post a lengthy review We are sorry to read you have been unhappy as a tenant with us On reviewing the file, we can see there has been multiple visits to the subject property by ourselves and the council, with various reports provided confirming the issues which impacted the mould build up at the property, we can see these reports were provided to the tenants with recommendations and various works were undertaken, although the problems persisted, despite the landlords best efforts to resolve these, including various cleaning and ventilation improvement measures. We note you have shared a redacted copy of your notice. We would not share in a public forum the council findings on their inspections, along with why the tenancy was terminated by the owner. We have viewed the end of tenancy report and confirm that check out inventory inspections are provided by an independent party and any deductions made against a deposit would have only been made with due evidence of the start and ending condition. We are sorry you have been unhappy with deductions made against a deposit but tenants are notified of deductions, and provided an opportunity to appeal via the registered deposit provider if they believe a deduction is unfair in anyway . We wish you every success in your new home.

Company is a joke from start to finish, first of all moved into the property and the carpet had been poorly fitted and wasn’t under the kick board and didn’t even meet the end of the skirting board, doesn’t stand well with a pregnant fiancé and it being a tripping hazard, I had to wait 3 weeks whilst not even been present at the property for someone to come out and try to stretch the carpet before we could move furniture into the property, at this point the carpet fitter even admitted the carpet had been poorly fitted , we wallpapered the chimney breast wall coz it looked a mess when we moved in, when we left the property we got a 200 pound deduction for wallpaper removal and a light toilet clean coz there was a tiny bit of dust on the toilet, £20 TO CLEAN DUST OF A TOILET , customer service was dreadful (advisors on the phone where extremely rude), having driven back past the property turns out the wallpaper is still on the wall!

Hi Nathan, thanks for taking the time to submit a review, we are sorry to hear you were not happy with the damage deductions applied to your deposit. On undertaking a review of the check out report and deductions, we can see the works to reinstate the decoration was duly completed and invoiced / paid, you are welcome to attend the office to view this information, and in regards to the toilet clean, we consider £20 a very fair deduction and it would not be possible to get contractors to attend a site to clean a toilet for less than this figure. We are unable to see any issues on the check in regarding the comments made in that regard, the house looked in super condition, with a plain white newly decorated chimney breast. We can see you were advised on how to raise a deposit deduction dispute in the correspondence,. however you chose to accept the deductions were fair and reasonable and did not raise a dispute on the evidence supplied to you. We wish you every success in your new rental.

Absolutely awful service. I applied online to book a viewing at a property, they sent me an email giving me a long list of questions asking for all of my details. I responded to this email no more than 2 hours after it was sent to me. I had no response from letsafe for 2 days after that so I emailed them and, again, no response. I called letsafe multiple times about getting a viewing, they did not seem interested in the slightest and didn’t help at all - instead told me I could only apply online. I went to the office as well about booking a viewing and they still continued saying I could only sort it online. Once they eventually emailed me back they said that the property had been taken! This was not communicated to me at all which took time away for me to look at other potential properties. I do not recommend anyone to buy or sell a property under letsafe considering their very unprofessional manner!

We used Letsafe while looking for a property in Whitley Bay. I can't compliment the staff highly enough, especially Sean and Joanne who made the application and move very easy and straightforward. If I was a landlord or a tenant I would look to Letsafe to manage either my house or the move . Cheers guys

Good communication for viewing property and immediately following application, however communication dropped. I have emailed twice since applying and heard absolutely nothing back. On other occasions I’ve expressed interest in a property, filled in a long list of questions then heard absolutely nothing back. Terrible service.

Wished to view a property, inflexible with viewing times. They do not show flexibility for those working full time. For a business whose aim is to do lettings and viewings, they showed inflexibility.

Can’t seem to rent with these unless you don’t have pets and have a guarantor… even when you’ve stated your retired in your 60s/70s, have lived in rented properties for over 30 year where rent has always been paid. Have a great reference from current landlord about being decent tenants they don’t care. What’s the point in sending emails with properties we might be interested in to book a viewing to then say no you must have a gaurantor even though you know our circumstances due to having all of our details on what we can do and what we can’t, waste of time!

Thank you for taking the time to submit a review. We are sorry to hear you have been unsuccessful in securing a rental property via Letsafe due to a guarantor/pets criteria. With regards to pets, unfortunately due to increased government legislation which now restricts landlords ability to take a higher deposit to protect against excessive pet damages, this has reduced the number of landlords who are prepared to accept pets in rental properties. The government cap of a 5 week damage deposit has impacted this decision for many landlords. With regards to guarantors, again due to increased government legislation, unfortunately the process of taking action against defaulting tenants is now extremely costly and time consuming for landlords, therefore many landlords now ask for the additional security provided by a suitable guarantor to protect themselves against such adverse scenarios. We confirm Letsafe do not have blanket policies in such regards, landlords are asked as part of the listing process whether they will accept pets and if they require a guarantor with applicants.

What an awful experience. Rang up to view a property, was asked to fill out an application first. Then told we couldn't have a viewing as the landlord didn't accept pets at all. Contacted the landlord directly 2 weeks later, who told me they were absolutely fine with us having pets. So rang again. Got a snotty attitude from Letsafe. It seemed more important to them they find out how I contacted the landlord. The question should be, why did I have to? Because of a blanket no pets policy the landlord didn't even know about? No apology offered from Letsafe. Booked a viewing, went, was told if we liked it to apply which we did within 2 hours of receiving the application. We were then told the next day it had been let! What an absolute waste of our time! Had it not been for the lie about pets being allowed we would have viewed & applied 2 weeks earlier. If I were a landlord I'd avoid them at all costs, they clearly have their own agenda passing up tenants before even presenting them to the landlord so they can collect more fees from them for finding tenants! All the meanwhile landlord is not only paying fees to them but council tax etc for an empty property. If I see a property in future let by Letsafe I'll be avoiding completely and any friends & family looking to rent will be warned of the same. If this is how you conduct yourselves I can only be thankful we never entered into a contract because from the word go you were completely unprofessional to deal with. God only knows what the tenants go through.

We are sorry to hear you have been unable to secure a rental property via Letsafe. On checking the comments within your review, upon listing this property the owner did confirm to Letsafe their preference was no pets and reason stated the property had communal areas, unfortunately you appear to have received conflicting information from one of the owners (not who listed the property), however on submitting your application this was reiterated by the owner, you are certainly free to check such with the owner. Your application was not passed up as stated, the landlord was passed all applications received but proceeded with another applicant which is their decision not the agent.  The property was let very swiftly and occupied by a tenant the owner approved. We do not understand the comment relating to tenant fees, but we would clarify we do not charge any kind of tenant fees in accordance with current legislation, nor would you have been asked to pay such as part of the process.

We have never rented before so this was our first experience, let safe have been absolutely brilliant from start to finish, any issues have been sorted and Sean Courtney in particular went the extra mile when sorting out a previous billing issue with the gas suppliers.Highly recommend them and would use again if needed.

Your properties are in great hands here! If you are a landlord and looking to get your properties rented out, then these are your guys! Always great communication and transparency, amazing support and will look after your tenants. They have been great at finding good tenants for us, not just quickly(within a week) but also reliable and loyal ones. Very easy to work with and as a landlord I am assured they keep up to date with all the consistently changing policies. All in all fantastic experience with them, all the staff and great and fun to communicate with.

Letsafe have managed my portfolio of properties since they opened for business five years ago. They could not be better. They liaise closely with tenants to ensure tenants are happy which means tenants tend to stay for a long time which is what most landlords are looking for. When a property does become vacant, Letsafe invariably find a new tenant very quickly. On the odd occasion a tenant falls into arrears, they are quick to take action so very rarely do I have any arrears problems. In summary their service is first class and I would highly recommend them to both tenants and landlords.

Rented a property through Letsafe for 7 months . Very professional staff , Sean in particular . We had a couple of issues during our rental , both dealt with quickly with a minimum of fuss . Would highly recommend.
