Poor service & communication

As a non-UK resident landlord who had used Hunters York for their tenant-find service before, I approached their lettings manager about the criteria for a rent review in the case of referral to a tribunal . She said that she didn´t know what the criteria would be and suggested £100 pcm without any reference to the value of the property or period since the rent was last reviewed. She was quite unwilling and defensive about discussing the issue further. I found out later from ChatGPT that the criteria for rent reviews is the current market rent which in our case would have indicated an increase of at least £500pcm since last reviewed over three years ago. Several weeks later, after our tenants gave notice, I enquired for a quotation to use their tenant-find service and had no reply. It´s possible that they no longer offer a "tenant-find" service for non-UK residents landlords, (only a fully managed service which we don't need or want) even for previous clients, but it was annoying to have no reply. It´s difficult to see how they can stay in business with poor service and communication like this.

I am a landlord currently letting my property through Hunters (Bradford). I am severely disappointed with the way my property has been dealt. First my I was forced to let the property to a tenant I was not sure about. When I queried the tenants financial checks I was told by Mohammed ‘what you worried about you have best insurance package their is nothing to worry about we will deal with everything’ despite the red flags of the tenant named on the tenancy agreement not living in the property and just was effectively acting as guarantor for the actual tenant who originally failed the financial checks. Now the rent is paid late every month. I have to chase hunters every month to chase the rent payment. If I don’t chase hunters they don’t chase the tenant. Then I got a call from council tax office stating the tenant wants change on the name on council tax as the tenant named on the tenancy agreement no longer wants anything to do with the property and the tenant who lives at the property now wants to be named on the council tax. I have called the office numerous times to query this. The only person that’s seems to know anything is Aleks. Every other representative just says we don’t know anything we will ask for call back which rarely gets made. On one occasion I was told I can’t tell you anything I am already in trouble for telling someone something wrong this week. This does not fill me confidence in hunters services. I was also advised the property will be inspected however currently at the property there cars parked over the garden which is breach of the tenancy agreement. I am deeply concerned on how my property is being treated. I would not recommend hunters services for landlords letting their property as they disregard any concerns you may have and want to charge extortionate fees for minimal management services. I will be using a another agency once this tenant leaves.

Feeling sorry for vendors hoping to sell their property

Mid of August I telephoned Hunters Sunderland to view a property, giving them all requested details - a little while later they sent an email asking which property I meant (I had told them but if they wanted to clarify: why didn't they ask this when I phoned?). I responded in writing. No answer. Contacted their useless AI chat. No result. Tried to phone. No luck. Send another email (to the branch manager?) No reply. It's been over a month now just to arrange for a viewing. I really feel sorry for the vendors trying to sell a property when it appears that their chosen Estate Agents are not responding to buyers.

Putting the house on the Market and having a good informative chat with Graham- make the decision to go with Hunter very easy. Both Samantha and Ellie have both made the process of selling our house as easy as they could! Even though there were some bumps along the way, (no fault of Hunters), they kept us informed with helpful, friendly advice and updates! We would definitely and do recommend Hunters Kendal estate agents. Thank you

Never easy buying a property from abroad but Hunters tried their best to make it so. Samantha was proactive and communicative every step of the way (even while on holiday!) from setting up viewings all the way through to getting our queries cleared up and the exchange & completion confirmed. Couldn't recommend Hunters highly enough. Thanks to all the team!

Avoid Bromley Branch & Adrian Lawrence

If you are a tenant or landlord, avoid Hunters (Bromley Branch) at all costs. My experience with this branch regarding my tenancy at Greenleaves, Oakwood Close, BR7 5DD - specifically owner Adrian, Daniella, and their revolving door of staff - has been a nightmare of administrative chaos, financial intimidation, and bad-faith manipulation. 1. Holding My Deposit Hostage Without Evidence & Ignoring My LBA After moving out, I claimed my deposit. Within minutes, Adrian blocked it, logging an unevidenced dispute on the DPS portal for 100% of my £5,192.30 for "extensive damages." I had to ask him five times who held my deposit; he only responded after I set a legal deadline. Adrian explicitly admitted in writing that he did this despite not possessing a checkout report, inventory comparison, or repair quotes. They completely ignored the statutory 14-day window, using a silent stalling tactic to force me into a bureaucratic Statutory Declaration track to delay my money. They have also ignored my formal Letter Before Action (LBA), proving total contempt for consumer rights. 2. Catastrophic Statutory Breaches Their paperwork is in a state of absolute compliance collapse. They failed to protect my deposit properly and served invalid statutory Prescribed Information. The document sent as "proof" was signed 12 days before the deposit was registered with the DPS (a legal impossibility), was completely blank regarding the unique DPS Deposit ID, and omitted the landlord's mandatory details. 3. Deliberate Data Deletion & Evidence Spoliation The moment I escalated their statutory breaches, Hunters retaliated. On 31st July 2026, they abruptly revoked my credentials and deleted my account from the official PayProp tenant portal. This was a transparent, malicious attempt to block access to historical rental invoices and closing transactions. Furthermore, they deactivated or ceased using the Fixflo maintenance app to bury records of the extensive structural defects I reported. Both platforms maintain immutable backend audit logs capturing timestamps and user IDs of who deleted my data, which will be handed directly to the courts. 4. Severe Structural Neglect & Deceptive Bait-and-Switch The house is falling apart with poor maintenance and hasn’t been painted in over 10 years. Expect constant issues and a handyman or workman inside your home on a monthly basis. The garden also floods every single winter, which Adrian will deny. Any maintenance issue you ever bring up will be answered with his standard script: “in 10 years of renting this property, we’ve never had this problem before”. For a property that they have now brazenly upped the rent to £4,750 a month, Hunters fraudulently concealed major structural roof defects (they had repair quotes from March 2025 but hid them when I signed the lease in May 2025, leaving the roof broken until winter). Water damage and mould were deliberately hidden behind wood panels. The electricity constantly tripped due to a neglected garden pond, and when I raised structural cracks, Daniella dismissively stated that "the house was old, stuff breaks, and the rent was not reflective of luxury, but merely the location." 5. Retaliatory Harassment and Silent Treatment Because I raised legitimate concerns, Hunters engaged in hostile silencing tactics, including staff explicitly telling my daughter not to use the terrace attached to her bedroom to "avoid further complaints." I submitted two separate formal written complaints to senior management, Adrian completely ignored and refused to answer both of them. I also explicitly informed the operations manager, Jo Orchid, about Adrian’s behaviour, but apparently Hunters corporate don’t care what their rogue franchise owners do, even if it breaks the law. Final Word: I have now initiating formal legal proceedings in the County Court for the return of my deposit, a statutory 3x penalty for their Section 213 breaches, and full damages for harassment and distress. Trading Standards, The Property Ombudsman, and the CMA have been notified of their deceptive marketing and systemic compliance failures. Landlords and tenants: take your business to an agency that respects the law. Hunters Bromley does not and will be the reason you as the landlord or tenant end up in court

Awful customer service

I remain deeply disappointed in the way my most recent complaint has been handled at their Newcastle branch. The way the branch manager speaks to tenants is appalling! If you have a complaint then don’t expect any sympathy or accountability. We have rented this property for 11 years and in that time, we have been superb tenants but sadly that doesn’t mean anything to them. I anticipate a reply to this which will more than likely attempt to completely contradict what I’ve written here but just know that our experience has not been a positive one!

Nightmare move

I used Hunters to sell my home after living there for approximately 35 years. I want to acknowledge that the sale itself was complicated and involved significant delays, including probate and Land Registry issues. Hunters did work to keep the sale progressing, and I recognise the time and effort involved in that process. However, my experience on completion day was extremely distressing. I was still in the process of removing my belongings when the buyers and members of their family arrived at the property. My family and I were placed under considerable pressure to remove a lifetime of possessions as quickly as possible. My belongings were outside and in the street, and I felt deeply embarrassed, overwhelmed and humiliated by the circumstances. I had expected the handover of my home to be handled in a calm and organised way. Instead, what should have been an important and emotional moment after 35 years in my home became one of the most distressing experiences I have ever had. I raised a formal complaint with Hunters. The agency investigated the matter and explained that they had followed their usual procedures and were not aware that the buyers intended to attend the property at that time. I appreciate that Hunters were not present at the property and therefore could not comment directly on everything that happened there. I also appreciate that the completion process itself is controlled by solicitors and that many aspects of the timing are outside an estate agent's control. However, I remain deeply upset by the way the handover unfolded and by the experience I had on the day I left my home. I believe clearer communication and better coordination of the physical move may have prevented the situation from becoming so distressing. Having considered my experience and the response to my formal complaint, I would not recommend Hunters based on my experience of the completion and handover of my property. This review reflects my personal experience and the impact the events of completion day had on me.

Very disappointed with Hunters…

Very disappointed with Hunters Harrogate branch After viewing a rental property and expressing my interest in applying, it took over a week for them to respond to some questions I needed answered before I could complete the application form. During that time, I called three times and left a voicemail each time. I also emailed the agent who showed me around the property, the general Hunters email address, and even contacted them through the Rightmove listing. Despite all of these attempts, my questions were never answered. A week later, I finally received a call informing me that the landlord wanted to continue looking for tenants. When I asked why wouldn't be considered, I was simply told that they were not legally required to give me a reason. To make matters even more confusing, shortly afterwards the agent I had been trying to contact all week finally called me back and asked me to complete an application form. I explained that their colleague had already told me the landlord wanted to continue looking for tenants. I asked for clarification because the information I was being given was contradictory, and I'm still waiting for a response. The lack of communication, contradictory information, and poor customer service throughout the process was extremely disappointing. Based on this experience, I won't be using Hunters again to help me find my next rental property.

illegal procedures - 1 bed property Sparks Close (Terrible Agent & Terrible Landlord)

1 bed property Sparks Close, Dagenham, RM8 - Landlord and hunters agent where complicit in illegal procedures regarding discrimination. We went through all the paper work and wasted 2 weeks till they call me and tell me the Landlord dont want a baby in the property. Don't trust them slow untrust worthy. And definitely dont rent the sparks close 1 bed property, Landlord seems like a handful save your self

HUNTERS BLACKPOOL- Waste of space

If you ever need a letting agent to look after your property, give this shower a wide berth. All they do is take their commission every month. I used them for around 10 years to look after my property and they only ever carried out one inspection during that time. They never accept any responsibility for any issues,they never reply to any emails whatsoever,they are a total waste of time and space. Look elsewhere if you need a proper service provider because Hunters Blackpool most certainly is not in my opinion.

Not transparent, poor communication, poor customer service

1. Not transparent, even though they have a duty to disclose issues with the property once asked. When I asked why is a 2-bed in the city centre is only £995 (when I already knew the answer being ongoing construction site), they were purposely very vague. He emailed, "Regarding the prices, there are a number of factors affecting a valuation of a property which include size, conditions, time of year, building etc." 2. Get clients names mixed up and books you in for the wrong viewings. Eg. I asked to see a £995 2 bed property but they linked me to a £1300 property. I had to correct them. They also kept emailing me and calling me Chris when I said several times I am not Chris. Worrying early signs of poor communication, little to no client care. 3. Viewings are incomplete - why schedule a viewing of the property, only for me to turn up and that is when you say there is a communal laundry room but I am not allowed to view it. After the viewing I emailed back and this was their response: "The communal laundry rooms are on the stairs, one per floor. At the moment we don’t have capacity for second viewings unfortunately. I made it clear from the beginning of my enquiry that I wanted to find a quiet home to rent and no drama. Clearly, the initial contact and viewing experience already hints there will be drama, probably worse if I did sign a contract with Hunters.

My experience selling a property in the…

My experience selling a property in the UK with this agent was extremely frustrating. For over four months, they delayed the transaction. Despite my constant follow-ups, they kept giving me excuse after excuse, like mortgage problems or minor issues, saying it would happen next week. Eventually, I told them I would pull out and sell to another buyer, but Matthew insisted I still had to pay. I also want to warn people about this company, be very cautious, because in the contract, they include terms that are unfavorable to the client. Once you sign, they do very little to follow up, and you can’t even be sure if the buyer will complete the deal. Their main priority is just getting you to sign, and regardless of whether the sale happens, they still take your money. And when I tried to back out, Matthew actually threatened me, saying that if I didn’t pay, they would escalate it to other departments. I feel this is a form of intimidation.”

I am very disappointed:

I am very disappointed: After my property was managed by Brandford Hunters for around 6 years, I was suddenly charged £240 for a new rental reform bill contract and £45 plus VAT per person for AML checks. These fees were not clearly explained or agreed with me in advance. The deduction was also made from my refund before I had signed or agreed to the new contract. I feel this is unclear and unfair, especially as a long term landlord client.

I would strongly advise others to think twice before renting through this estate agent. When we signed our tenancy agreement, the property was advertised and agreed with included parking, which was a key factor in our decision to rent the flat. However, just a few months into our tenancy, the parking was suddenly closed off and made unavailable. This caused significant inconvenience and disruption to our daily lives, especially as parking had been a major factor in choosing this property. What’s particularly frustrating is how the situation was handled. The estate agent did very little to help resolve the issue and took no responsibility whatsoever, despite the parking being part of what was originally offered. Communication was poor, and we were essentially left to deal with the consequences on our own. During this time, we were forced to park in a Tesco car park and pay for parking after work. On multiple occasions there were no spaces available, meaning I had to drive around late in the evening trying to find alternative parking elsewhere. This was both stressful and time-consuming. To try and resolve the issue, my partner had to take several hours out of his working day over the course of a week, including attending a three-hour meeting. Despite this effort, the only solution offered was for the landlord to contribute just 50% towards alternative parking, which was located far away from our building in a public car park. Even with this contribution, it would still leave us paying over £100 extra per month for something that was originally included. To make matters worse, the flat has now been re-let at a significantly lower price than we were paying. We were paying £1,200 per month with parking included, yet it has since been advertised for under £1,000 per month without parking. In that context, the offer to contribute just 50% towards inconvenient, off-site parking feels completely inadequate and frankly quite insulting. We were ultimately forced to find a new property, which cost us hundreds of pounds in moving expenses, required taking multiple days off work, and caused a huge amount of stress. Despite this, the agent offered no compensation and even suggested we should be grateful to have been released from the contract. Once we had agreed to leave due to the parking issues and lack of support, we were then required to accommodate viewings of the property. This took up additional hours of my partner’s working day and caused further disruption at an already stressful time while we were trying to organise our move. Only months after we moved out did the agent state that the landlord would cover the additional parking costs we incurred, but this was conditional on us agreeing to drop any other potential claims. We will not be agreeing to this. Had they taken proper responsibility for misrepresenting the property and the significant inconvenience, cost, and stress caused, this situation may have been handled very differently. The issues didn’t stop there. They then attempted to charge us money from our deposit for items such as “discoloration in the washing machine drawer”, something that was already documented in the original check-in report. They provided an amount for repair without any supporting cost evidence. When we challenged this and requested proof, the quotes we eventually received were extremely high and unreasonable. We had to stand our ground and escalate the matter to TDS for dispute resolution, and only then did we end up paying only 40% of what they were trying to charge. It has now been months since we left the property and we still have not received our full deposit back, which is adding further financial strain and stress. Overall, this experience has been extremely disappointing. A letting agent should provide support, take responsibility, and offer fair, reasonable solutions when issues arise. Unfortunately, this agent failed on all counts, and I would not recommend using them

We purchased our house through the Bishop Auckland branch of Hunters. If it hadn't been for the excellent service, help and assistance of all at the branch I doubt if the purchase would have happened. If you want to sell or buy do it through Hunters. The offer of assistance after the sale was much appreciated. I cannot recommend Hunters highly enough.

Avoid this agency at all costs.

I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused. Every part of the process felt unprofessional. They changed key terms after taking payment, ignored the written agreement, and then tried to keep the deposit even though the change was entirely on their side. I had to escalate the issue to the Property Ombudsman because they simply would not do the right thing. This experience caused unnecessary stress, wasted time, and disrupted my housing plans. Based on how they handled this situation, I would strongly advise others to be extremely cautious before handing over any money.

Robot refused to give me a viewing

Awful experience trying to arrange a viewing. Spent yonks on the phone with a robot. It asked me unnecessary questions and misheard things; then had to reconfirm everything. Eventually it was happy. I hung up and it started again this time by text. In the end it refused to let me have a viewing unless I told them my spending budget - which I wasn't prepared to do. Do not sell your property through these idiots.

Placed an offer of the full asking…

Placed an offer of the full asking price on a property in Sutton Coldfield. It was a one bedroom 1st floor flat in Wylde Green and I fell in love with it. The Agent said she had already had an offer in the morning. Despite the property being on the market for several weeks. She indicated that my offer was higher and she would put it to the vendor. Later that day she came back to me to say that the vendor had accepted the lower offer as the vendor stated that the buyer that visited in the morning of the same day was paying cash and that the vendor felt it was a more reliable offer as one sale had already fell through. I offered to take the full asking price around to the local branch in cash and asked if that would prove to the vendor that I was an honorable buyer. No reply from Hunters. Therefore this furthers my reluctance to use any of the “reputable” estate agents to ever sell any of my properties. Absolutely disgusting. I put my money where my mouth is and it was ignored. Don’t touch them if you’re a vendor !!!! You might get less than you expected for your property. I sometimes think it’s the estate agent who decides who’s buying the property and not the vendor.

Disappointed

Disappointed, we learned our house purchase had fallen through at the point of us being ready to exchange on our property. We found out that the office had known about it and left it to the agent, who had been looking after us, to tell us after she came back from annual leave! We never got a reason for the purchase to fall through and they even tried delaying us putting an offer in on another property. Luckily this was with another agent and we trusted our gut as the trust with Hunters had gone. 7 weeks later we were in our new home. Felt let down and disappointed with Hunters. This was our first and last time dealing with them.

My experience with Hunters was deeply…

My experience with Hunters was deeply disappointing. Repeated administrative errors relating to notices and tenancy handling caused unnecessary delays, additional time, and avoidable stress during possession proceedings. When I recently contacted the branch again regarding future instructions, I was informed in a dismissive manner that they no longer wished to work with me due to previous disputes, disputes which arose from their own handling failures. Professionalism, accountability, and respectful communication appear seriously lacking based on my experience!

Invasion of privacy-HUNTERS LETTING AGENTS IN TRING-why not answering e mails matters

HUNTERS LETTING AGENTS IN TRINGThinking of renting via Hunters in Tring?My experience is very poor, at the moment they are not even replying to my e mails. Have had lots of problems with hot water etc, but my Xmas has been ruined by landlord taking it upon themselves to enter my home, poke around, opening cupboards etc, comment on water heater left on, all whilst I am away, under the pretext of a non essential repair that has been outstanding for 4 months at least. Hunters seem to think this is all ok, no reply to any of my e mails (nothing new there), for the last 4 days. I think this is really irresponsible behaviour by a letting agent as this feels like an invasion of privacy, am struggling to get early flight home to try to stop this from happening.I think there are good reasons why Hunters don't actively have a trust pilot account, on reading the reviews that is understandable.
