GoogleKravens is a great letting agency. I had recently moved to the UK and they made the process very easy for me. They were timely with maintenance requests and supported me in the referencing process for my new flat as well - without any delays.
Special shoutout to Rashed Elahi, who always went above and beyond, whether it be accommodating our lease extension, drafting reference letters, or liaising with the landlord on our behalf. He's even helped me get my mail since I moved out! All in all, great experience.

GoogleOur experience with Rashed was like being cast as the unwitting extras in someone else’s property drama.
We made a fair and flexible offer - even signalled we were happy to go higher - only to later discover that Rashed had used our offer as leverage to get a better deal elsewhere. At no point did he mention existing offers (because apparently transparency is optional now?), and we were left completely in the dark.
Turns out we weren’t actually in the negotiation - we were just helping him run the bidding war. If you’re into smoke, mirrors, and plot twists worthy of a Netflix thriller, this might be the agency for you. If you prefer honesty and basic professionalism… maybe look elsewhere.

GoogleThis agency is poorly run and seems to have an agenda that benefits neither the customer nor the landlord. I attempted to rent a flat and, despite offering to pay the entire tenancy upfront, I was rejected without any real explanation. Their excuse? I’ve been self-employed for 15 years and recently incorporated my business into a limited company to optimize my taxes. They fixated on the fact that my company is new and used that as a reason to deny me the flat.
Their lack of understanding about accounting and personal finances in today’s London market is astounding. They seem completely out of touch with modern financial realities and the flexibility required to deal with self-employed professionals.
It’s also suspicious that all of their positive reviews appear to be from ghost accounts with little to no history. This raises questions about their credibility and how they conduct business.
If you’re a customer or a landlord looking for a reliable, professional agency, I’d strongly recommend looking elsewhere. This agency’s narrow-minded approach and poor service will likely lead to more frustration than results.
Kravens ? More like discrimination and frustration.

GoogleHad the worst experience ever whilst trying to reach out to the allotted agent and confirm a price and date to move in. Was mentioned during the viewing to put forth an offer price but was not heard back from even though I called Rashed back everyday when I got time off work. Have contacted so many property management agents who pursue you with a polite and marketing approach whereas with Rashed, only saw rude and neglectful behaviour. Was also yelled at on the phone for trying to reach out to him as I didn't hear back for a whole week. Would never recommend this company to anyone and it's just unfortunate when you find a good place you're eager to move into and willing to put in the effort to communicate consistently with when they don't really want to care about you or even get back to you to let you know that the landlord is not happy with the quoted offer. Lacked so much in professionalism and hospitality and just inappropriate behaviour with my so called agent who should have been willing to help me out and not just leave me by.

My offer that was held for me, my calls were not picked up and a friend of mine who reached out to the property listing was called up instantly instead. Rashed did not bother taking my texts and ignored my calls for more than a week, the 5 month tenancy was discussed previously during my visit to the property and also screamed at me on the phone when I kept trying to reach him to finalize the offer. But it's a good cover up on your end rather than seeking the customers out with their issues and understanding the problems with your staff.)

Upon review, we see that Rashed went above and beyond by securing an offer for you without the usual holding deposit. However, after the offer was accepted, you requested a 5-month tenancy, which was not mentioned initially and something the landlord would not accept. Due to this inconsistency, we were unable to proceed.
We hope you are more transparent in future communication and wish you success with future agencies.

GoogleBad, just so bad. Avoid at all costs.
They worked on a property we wanted to rent in co-operation with a large, well known property management company and the service was so laborious, condescending and panicky that we had to pull our offer off the table due to the aggravation it was causing, even choosing to lose our deposit in the process to avoid dealing with unprofessional behaviour.
No doubt they communicated to the landlord that the deal was cancelled for problems to do with the renter rather than problems with the agent. If you are looking to list your property with this company beware, their ineptitude will cost you time and money.
Update: 5 years later I have only just seen a snarky review from the company below. The reason they do not have a record of my name is that I use an alias, to stop creepy companies from using threats when they get called out for bad service. Either way, your threat of calling Google on me achieved nothing.

GoogleI have recently moved out of one of Kraven's properties due to change in personal circumstance. I rented a room in a shared accommodation for over 4 years and it has been the nicest experience. Its particularly hard for foreign students/ immigrants, to find accommodation where they could feel safe and supported and Kravens team, especially Laila (when she was working with Kravens), Kalpesh and Sarah, make you feel welcome and supported.
All of Kraven's team is super helpful. I am realizing it even more so now, as dealing with another estate agent (one of the big companies in town).

Thank you for your feedback. While we regret your dissatisfaction, the condition of the property does not reflect our standard service. You rented the property without personally viewing the property and made an offer based on a video viewing from your brother.
The flat you moved into had been occupied by the previous tenants since 2020. You moved in the very next day after the previous tenants vacated, the move in date could not be delayed as you were flying in on this day, which left us no time to address any issues. Upon raising concerns, we sent a cleaner within an hour, who stayed until your flatmate confirmed satisfaction. Major issues like mould were addressed within five working days, and additional improvements, such as new bathroom flooring, were made for your comfort.
Given our response time and efforts, we find the 1-star rating unfair and totally unjustified. However, we are glad we managed to resolve all off your issues and also negotiate changes to the flat which would normally be agree on an initial offer prior to moving in. We hope you enjoy the rest of your tenancy.
