After being in our first home for 16 years I was unsure of how the market worked , solicitor’s jargon and what to generally expect from the process, however… From the moment I met Leanne she put me at ease and made us all feel like our dream move was possible, she really fought for our family to get us the perfect house. Leanne and her team especially Ellie and Kate, always went above and beyond to answer any questions or queries that we had either by email or through many many phone calls that I made. It was always so lovely being greeted on the phone with them knowing exactly who it was and them always being ready to help. They all have an excellent knowledge on the buying/selling process and brilliant expertise, they were always professional, friendly and a lovely bunch of confident ladies. They were there through the ups and downs and I cannot thank them enough for making our dream house come true ! I will definitely been recommending the team at Rustington to everyone I know !! I have been very impressed with the Rustington branch from the initial meeting with Leanne and her team to put my property on the market through to completion.. During a very long process due to housing association involvement, the sales progressor Emma Sampson has been an amazing help, keeping me in the loop about what was happening and very supportive when I felt like loosing my patience. Nothing was too much trouble and for that I would like to thank Emma for her amazing work she was great with keeping me updated and explaining everything, I can't recommend them highly enough

Having lived in 5 different countries and having bought 3 homes , I am not unfamiliar with the process, the selective pitfalls of different countries rules, idiosyncrasies and peccadilloes with regard to real estate. Virtually every estate agency in England I had approached or entered, prompted me to ‘about face’ and walk out again. They were arrogant, disinterested and looked like a smile may prompt a stroke or mild aneurysm. Unfamiliar as I was to real estate in the UK , I was starting to become inured to the unique experience of British service having shopped and dined extensively, or lack of it would be a more accurate description. So….imagine my stunned delight when I walk into Cubitt and West, Rustington and am greeted with charming smiles and words of welcome. I knew this was the one. Leanne made me feel so welcome. There was not one single word of patronisation and her information was both simple and informative. Her wonderful team of Ellie and Kate made the experience even more delightful. My home was sold so much faster than my expectations and I was constantly updated on the process. Simply put, I won’t be using anyone else in the future and neither will my friends if I remain in any way, influential to them. Their concern, their care and professionalism has made me so comfortable and happy in this house sale . If their bosses ever read this rather lengthy review you can be assured that Leanne, Ellie and Kate are a remarkable credit to your organisation. I simply cannot recommend them highly enough. They have certainly exhausted the superlatives in my lexicon. Brilliant! Just Brilliant!! What a team!

I wish to place on record the excellent and professional way that all the staff at Cubitt & West in the Rustington Branch in West Sussex handled the sale of my property I was handicapped by the fact that my printer had broken and that since I last sold a property every minute detail was on line and to a novice in computing terms this was very difficult for me. All the staff from Kevin the Manager through to Kate and Ellie assisted on numerous occasions to guide me through the minefield of paper work and numerous photocopies to ensure that matters ran smoothly and the professionalism of the whole team was excellent. I cannot thank them enough for the amount of time they spent with me to ensure that the Sale was completed and the Senior Management of Cubitt & West should be proud of this team's effort and how they professionally represented the Company.

We would never use Cubitt and West to sell our House. We purchased a property from them In December 2023 and we completed in May 2024. They made zero contact with us throughout the whole process, not one phone call updating us on the progress of our purchase. The only way we could get some sort of communication with them was via email and even then it took weeks for reply's...Even on the day of Completion it was us having to call the office to find out what happens and the next steps! Kevin the Branch Manager is rude and un helpful- who again doesn't want to reply to any emails or call you back! If you are unfortunate enough to purchase a home through them, check the date of the welcome Hamper they give you before you consume it as ours was 3 months out of date! We personally would Avoid them at all cost!

My husband and I are first time buyers and visited the Rustington branch several weeks ago to introduce ourselves and get added to the system. We were welcomed by Ellie who was absolutely lovely. She sat us down and made time to talk through with us exactly what we were looking for. Once she had taken note of our details, she put us in touch with a brilliant mortgage advisor (very experienced in first time buyers), and finally booked us in for a couple of viewings. This was just the start of an incredible service! Within days, Ellie began proactively updating us on properties that she felt would suit our needs - these were personable emails based on specific preferences discussed initially and real thought had been put into the selection provided to us. I want to state here that no other estate agent we have signed up to across Sussex (and there has been many!) has offered this level of service or commitment. Always speedy with her responses, Ellie has been such a delight to communicate with. Whilst we have fallen in love with a house marketed by a different estate agent, we just had to leave a review about the Cubitt and West branch because our expectations were far exceeded which has added so much excitement to our first time buying journey. I was interesting in buying a property which is on the market with C&W however it is being sold through auction through iAMSold. I have personally never purchased a property this way before and had many concerns. I phoned back a month later seeing that it was still on the market and enquired to see if the seller would be interested in selling the traditional way. Turns out they were but there is a notice period of 21 days. As a chain free buyer, i was happy to be flexible and wait. I just needed to know if they seller would accept my offer and wanted to secure the property. I spoke to Kate on a Saturday and waited until Wednesday when i had to follow up time and time again to see what the answer was. I understand Kate may not had known i was unfortunately subject to buy through iAmSold (as i later found out after following up) but what i would had appreciated was some honesty. A quick phone call to say, sorry there was some misunderstanding under the circumstances. Instead, I was left waiting and having to call myself several times before someone answered the phone (who wasn’t Kate) but the manager. There was no sympathy in his tone. I found all this out with an aggressive sales call from the pushy auction company. I highly recommend you stay away from iAmSold. C&W, whether it’s good or bad news. Honesty goes a long way instead of keeping people in the dark. Still no apology from anyone at this branch.

What can I say about this incredible lot. In a tough market, they have gone above and beyond in thier quest to find a buyer for a property that sits in a tough to sell location. They have shown determination and an incredible amount of perseverance to achieve a sale. The marketing updates keep a seller in touch with what is happening, the communication from the sales team is first class, and if you call into the office for any reason, you're met with a smile and made to feel like a person, rather than a customer. If you have a property so sell, then look no further. In my case, they haven't just sold a property, they have enabled me to start a new chapter in my life, to assign the past to wear it belongs - a loved memory - rather than weight to be carried, day by day, signified by fours walls and a door. We have just sold our property with Cubitt and West in Rustington and I couldn't recommend them more highly. Our property had been on the market with two other agents with no luck, but Cubitt got a lot of interest and sold the property promptly. The manager Kevin Porter is incredible and extremely efficient, making the process as smooth as he could. He went above and beyond on a number of occasions, when he did not have to. He was always on the other end of the phone and I knew I could call him with any query and he would sort it. Highly recommend and thank you very much Cubitt at Rustington.
