So I didn't even have Peter Clarke as my estate agent but had to deal with them as my vendor's solicitor. One agent in particular who I shall not name as I shall be raising a complaint against him personally.Utterly appalling lack of professionalism, incompetence and negligence that has left me financially at a loss. In short I asked to be allowed into my prospective property early to do some cleaning as the place was filthy. Request made a month in advance and then several times later. Request ignored until exchange done and then totally messed up as he thought I wanted a contractor to come in even though I stated i was doing it personally. Access to the property denied, lost a day of holiday, loss of cleaning equipment hire, entered my new property to filthy carpets and house.The worse was still to come. Agent communicated incorrect service charge to me by half! I gave incorrect figured to the bank for my mortgage and day before completion my solicitor won't allow completion until bank ratifies new expense. Another day off work to sort and I get to pay double the amount a year in service fees.On the day of the move the agent in questions leaves the office so he doesn't have to hand the keys to me. Coward. Appalling behaviour. Complaint to follow.

We are very sorry that you feel you have had an unsatisfactory experience with Peter Clarke; we understand your frustration particularly when you have taken the time off work. However in a situation such as this when any work is to be carried out on behalf of the purchaser prior to completion of the sale, written consent must be obtained through the solicitors and insurance must be in place. Please accept our apologise as it is apparent that your intentions to clean the property yourself were not registered as both parties clearly had crossed wires from the outset. Once your intentions were apparent and made clear, access unfortunately had to be refused. The agent did find a company at short notice that could carry out the cleaning however this was rejected as you felt the cost to be too high, which is understandable. We will always strive to act in a professional manor, being attentive and proactive. If you felt that at any point in the transaction that this was not the case, then again please accept our apologies.It is highlighted that the service charge information given to you was incorrect; we do often have to rely on information given by third parties. This information is on a signed document received from the vendor, which we retain on file. Our due diligence is always carried out and in place and this information is always subject to verification by your appointed solicitor. Unfortunately, we are not at liberty or able to verify this information any further; this is ultimately down to the solicitors. As you are now aware we are in direct contact with you in relation to this matter.

I chose the fully managed service and the lovely Emma Zyko looks after all the nitty gritty bits and pieces to do with the tenants, or if anything goes wrong with the property, and she handles everything with such a professional and emphatic approach; nothing is too much trouble and it alleviates any stress that I might incur should I be letting it out on my own. Emma has been an absolute star, and the rest of the team are also brilliant at what they do. I would not hesitate to recommend them from a landlords perspective.

GoogleI will never invest another penny in buying a house from someone that is represented by this agency. The way that we’ve been treated stinks of underhand, immoral and dishonourable practices.
Days away from exchanging after investing thousands of pounds and tens of hours of effort on a purchase, the transaction, without notice or introduction to the person concerned, was handed to a ‘partner’ who told us a third party has offered a “significant” amount more than us (when in fact it was a fraction of the agreed price). The facts are:
1. We’d agreed a purchase about 2.5 months before and were ready to exchange having just days before received a local search that we’d be waiting almost the whole time for;
2. I had shared the local search with the agent as confirmation that it had been received. Upon being aware a day or two after that there was a third party involved, I immediately emailed the individual the search had been shared with asking for confirmation it would not be shared with anyone else. Confirmation was deliberately withheld and I was told simply that the file had been handed to a ‘partner’;
3. The ‘partner’ initially introduced the third party as someone who’d previously viewed the house and now having sold their house was in a position to proceed with cash. Subsequently, I was told the third party was actually a builder when I queried whether they were aware of the condition of the house (which was a big project). Why wasn’t the third party described as a builder from the outset? If it’s a builder’s business to buy, destroy/rebuild/renovate homes of the value we are taking about (c£1m+ just for the plot) it makes no sense to me that they wouldn’t have financial arrangements in place that would facilitate the purchase just a few months before the making of this new offer.
4. As above, I was told the third party made an offer that was a “substantial” increase but it was in fact just 1.78% more than the amount we’d agreed to pay and we were ready to exchange! My understanding was that the vendors were actually inheriting the proceeds from a deceased father and in real terms, less IHT I think they’d have been about £5k better off per person. I spent more than that getting to the point of exchange!
5. In reality the agents knew I could never really compete by increasing my offer given the timeframes. The bank had already valued it at the agreed purchase price and any variations would have all needed to be agreed with the bank who would have taken days to respond and approve it.
As for the vendor concerned, I can only hope that one day someone treats you the way you have treated us.

The practice of gazumping is undesirable. As a firm we do our absolute best to avoid it but as a solicitor, you will know we act as a third party and take our clients instructions, ever mindful of fair play and most importantly, the law which states all offers must be submitted. Dealing with your points in order:
1. Agreed.
2. Agreed, I have not and will not share the local search with the new purchaser and I have assured you of that verbally and here again in writing.
3. Agreed. The significant point here is that it is a personal purchase with another agent having sold their home, I am not involved in their sale. The reason I explained their occupation was that you had raised the question over the condition likely revealed on survey.
4. Without openly disclosing too much, the sum was well into five figures. I disclosed the exact amount to you.
5. You had previously re-negotiated the original purchase price and then reinstated this offer upon news of the increased offer. That coupled with you changing your solicitor, and my client made the decision to change purchasers based on this and the amount of the new offer.
As you know I am duty-bound, by law, to submit an offer to our client. I apologised profusely on behalf of the firm, gave you opportunity to increase your offer, but our clients decided that they wanted to sell to somebody else, only when you decided not to match the new offer.
Gazumping is certainly not encouraged, this wasn’t a new viewer pushed forward by ourselves, a deal done in the background and a cowardly email to say that you were no longer the buyer. This was an explanation of the situation, a transparency on the level of the new offer, an assurance from me not to sell the property to the new party before giving you that opportunity and you eventually declining to increase based on the condition of the property and your ability to refinance it as you state here now. My instructions from our clients were clear; they wanted to sell to the new party at the new price. The reason I got involved as “the partner” was to hope to show the matter was taken very seriously and I didn’t expect anyone else to deliver the news.
I hope the foregoing helps everyone to understand our position but again, I apologise profusely for the inconvenience and expense caused, and the disappointment of you not being able to buy the property. It is excruciating to deliver the news but it is the system which allows re-negotiation, which happened on both sides, that needs overhauling.
If you would let me assist in any way in future I would, very happily, to try and make some amends.

However, there were many complications with the house which was leasehold and not freehold and had not ever been registered with the Land Registry! The buyer was extremely patient and waited for me to correct these issues. The sale was finally completed in January 2019. Throughout this time, Peter Clarke and Co and especially Melanie Griffiths, their 'progress chaser', were unfailing in their patience and commitment to keeping me fully informed at all times.Moreover Melanie kept both sides' solicitors constantly on alert to speed things up throughout this time.
Peter Clarke and Co did a brilliant job and I would always be happy to recommend them to future buyers and sellers.

Ellie and her team at the Chipping Campden office were absolutely brilliant. Got much more for our house than other agents suggested. We got the full asking price but that's only half the story ! Ellie went above and beyond to get the sale over the line to exchange of contracts - fantastic service ! Can't fault Peter Clarke. We have moved several times but can honestly say the service provided was exceptional and better than we experienced elsewhere. From the start of my transaction; I first made contact with Jane by telephone to let her know I was looking to buy an investment property in the Leamington area, in particular, Gas Street. Jane did, indeed, ring me on a Sunday afternoon to let me know that she has been out to this property and would I be interested in viewing it. That was the start, considering it was a Sunday, I was impressed to say the least. From then on, she has kept me informed on a regular basis and any questions or queries I have had with regard to the property, she duly dealt with speedily, efficiently and came back with the appropriate information. Jane Canning is a rare commodity in this day and age and Peter Clarke should be proud that she represents their company. I deal with Estate Agents on a regular basis as I am an Investment Buyer. This has been by far, the most efficient and pleasant experience I have had. I hope, that in the future, I can have more dealings with the company. Because of the way I have been dealt with, I have decided to use the "Full Management Service" which, incidentally, Jane Canning offered right at the start of these negotiations.
