GoogleHarriet and Sophie were both extremely helpful and supportive throughout the entire process. Despite the urgency surrounding our tenancy and the tight timeframe we were working with, they were incredibly understanding and accommodating of our circumstances.
From start to finish, they made sure we were kept well informed at every stage, clearly explaining what was required and keeping us updated throughout. Their communication was excellent, and they were always approachable, responsive, and happy to help whenever we had any questions or concerns.
What could have been a very stressful process was made so much easier thanks to their professionalism, patience, and willingness to go the extra mile for us. We genuinely couldn't have asked for a better experience, and we are extremely grateful to both Harriet and Sophie for all of their help in getting everything sorted so efficiently.
I would highly recommend them to anyone looking to secure a tenancy through an agency. The level of service and support we received was exceptional.
Thank you both again for making the entire process so smooth. Your help was genuinely appreciated!

Google5 Stars Isn’t Enough!!
We have been renting our property through Dey King and Haria for the last 8 years and our experience has been nothing short of incredible - largely thanks to one phenomenal individual!
Ketz has been our main point of contact throughout nearly a decade, and we genuinely cannot speak highly enough of him. To say he goes 'above and beyond' feels like an understatement. He doesn't just manage properties, he cares about the people living inside them. And for anyone who has been a tenant, you know how rare it is to find a management company that treats you like a human being, so we honestly could not be more grateful to have found Ketz and his team - they have literally been fantastic from day one until now.
Whenever there has been an issue with the property (as there will inevitably be over a long period of time), Ketz is always on it immediately. He works tirelessly to ensure things are resolved the right way and the best way possible - his work ethic is truly unmatched. What we treasure most however, is the amazing relationship we’ve built with him. In an industry that can often feel cold and transactional, Ketz brings warmth, empathy, and absolute integrity to his work. He has made our house feel like a true home, knowing we always have someone in our corner who genuinely cares about our well-being.
To anyone looking for a property management team you can trust wholeheartedly - look no further.
And to Ketz - thank you for 8 years of hard work, kindness, and unwavering support. You are an absolute credit to your profession, and we appreciate you more than words can say!

GoogleVery disappointed and mistreated by the lettings agent Susan
Called for a property and when I said I have a small dog she invented some lease excuse that might not allow dogs (obviously a obnoxious excuse used given that now they cannot ban dogs) and said she will call me back
after 2 days I called back to chase an answer regarding the property in question and a colleague of hers said she will call me back and if course nothing not even a call back
Despicable agency in my opinion
People with dogs and not English are not good enough for you

Googleam writing this review as the mother of a former tenant, and I personally witnessed the poor condition in which the flat was handed over to my daughter.
During her tenancy, she was also left without heating. After three years, when she moved out, the agency tried to deduct money from her deposit for decorating, even though no pictures or other items had been hung on the walls during her tenancy. The walls already had marks and had not been freshly painted when the flat was handed over to her.
They also wanted to charge her for cleaning, despite the flat having been cleaned before she left.
I find this treatment extremely unfair and unprofessional. Based on what I personally witnessed, I am very disappointed with the way this agency treated my daughter as a tenant. I would advise others to document the condition of the property carefully before moving in and to keep evidence when moving out.

GoogleWe have been working with Dey King & Haria Estate Agents for around seven years. Before appointing them, we had experience with a number of local letting agents in the Watford area, and what stood out with Dey King & Haria was how personable and knowledgeable they were, together with their proactive approach to managing our properties.
Over the years, we have found them very good at finding practical solutions when issues arise and, where necessary, finding sensible middle ground with tenants while still protecting our position as landlords. That balance is not always easy to achieve, but in our experience, they manage it very well and in a way that feels fair to everyone involved.
We have a double-digit property portfolio which we feel is exceptionally well managed. Void periods are kept to a minimum with a consistent focus on securing good-calibre tenants, rents are reviewed regularly and with a strong understanding of the local market, and there is always a considered approach to rent increases, with the aim of achieving the best possible return while remaining mindful of market conditions, tenant retention and the wider position. Equally, they remain mindful of a tenant’s position without compromising the landlord’s interests or the proper management of the property.
We have dealt predominantly with Ketz during our time with the agency but have always found the wider team to be equally welcoming, approachable and caring.
We have nothing but positive things to say about our experience with Dey King & Haria. If you are looking for a letting agent that thinks a little differently, is forward-thinking and proactive, but without compromising standards or cutting corners, we would have no hesitation in recommending them.

GoogleI have been living in England for 15 years and have rented several flats during that time, but I have never experienced anything like the problems I have had with this agency I rented this flat three years ago, and from the beginning it was handed over to me with numerous issues . The property is 19 years old had not been freshly painted, had several marks , the kitchen was damaged, there was a leak under the sink, the shower door was broken, and there were many other problem I had to contact the agency several times, and workers were regularly coming to the property, sometimes every Saturday and even in the evenings, to deal with ongoing issues I was exhausted with no privacy .
On top of my rent, I was also paying £90 per month for heating and hot water .. Despite this, I experienced several problems with the hot water and, at times, I had no heating at all but as I was at home just in the late evening and leaving at 6 am I could survive . I repeatedly asked for these issues to be fixed, and heating was never resolved . Thankfully, I have documentation and records of these requests. Throughout my tenancy, I always kept the flat clean and looked after it carefully l I never even wore shoes inside the property. I always paid rent 8 days in advance.
When I gave notice and moved out, the checkout representative came to the property, collected the keys and told me that I could leave. My mistake was that I should have stayed and no trust these people .The flat had also been cleared by a cleaner . I was therefore shocked when I later contacted Mr Ketz , as he disappeared , regarding my deposit and received a report claiming that the flat had been left “deeply dirty” The report also included charges for marks on the walls that were already there when I moved in, lights that had never worked, and sign in the carpet caused by furniture that had been in place for three years.
I find this extremely unfair . Normal wear and tear after living in a property for three years should surely be taken into consideration, and consider the issues mentioned were either pre existing or related to normal use of the property .
I am very disappointed by the way this situation has been handled and by what I consider to be a lack of honesty by these people. I am
Shock. I have been asked to pay £410, which I will dispute through the appropriate deposit dispute process. I will also raise the separate issue regarding the heating through the appropriate channel, as I have evidence documenting my requests and the problems I experienced. Based on my experience, I would advise other tenants to be extremely careful and to keep detailed records, photographs and written communication throughout their tenancy. I have also seen other reviews from tenants raising concerns about difficulties getting their deposits back. . As for me, I will continue to pursue this matter through the proper channels . I would recommend tenants do their research carefully and consider other agencies before signing a tenancy with this agency . Watford has plenty of professionals agency ! Please check what other negative comment and websites say... All people wothb the same issue with deposit!!!! Good reviews can be added bad reviews are always real!

GoogleReally happy with my experience with Rebecca Ball DKH.
This is the second property I’ve purchased through them and, just like the first time, everything went smoothly from start to finish.
Rebecca Ball always helpful, easy to deal with and kept me updated throughout the process. Whenever I had a question, they were quick to respond and always happy to help.
Having now bought two properties through DKH, I wouldn’t hesitate to use them again in the future. It’s great to deal with a team you know you can rely on.
Would definitely recommend DKH to anyone looking to buy or sell a property. Thanks again to the whole team!

GoogleVery positive all round. The DKH team truly understand how testing the whole process of selling a house is for their clients and were flexible throughout and once sold, by our side to help is navigate the legal process, which was challenging.
We always felt that our interests came first, and having a dedicated sales progressor is invaluable, and certainly reduced the stress of moving.
Very nice people to deal with, know their patch and have some stunning properties on their books.

GoogleUnder the Equality and Human Rights Commission and the Citizens Advice guidance, refusing tenants simply because they have children may amount to indirect discrimination, especially against women, because women are statistically more likely to be primary carers. Blanket policies like “No children” can therefore be legally risky for landlords.
However, landlords may still refuse an application for other lawful reasons, such as:
• The property is genuinely too small for the household under overcrowding rules.
• Affordability concerns.
• Bad references or credit history.
• The building is unsuitable or unsafe for children.
If the only reason is “you have two children,” you can:
• Ask the landlord or agent to explain the reason in writing.
• Challenge the decision through the letting agent’s complaints process.
• Get advice from Citizens Advice or Shelter UK.
Also, landlords are generally not allowed to advertise blanket bans like “No DSS” or “No children” without justification, as courts have found some of these practices discriminatory.

Google***Hell for renters but heaven for Landlords****
If you are renting through DKH then be ready to deal with a very cheap landlord type mentality…
At the end of tenancy, you will feel like FBI has scanned the property and 100s of photos with even a 1mm mark or chip will be shared and an insane amount (minimum £1000) will be deducted from your deposit.
I spoke with my friends/colleagues who rented through DKH and it’s a cumulative feedback!!
Terrible people to deal with, beware of renting from DKH.

GoogleWe cannot speak highly enough of everyone we dealt with at DKH Watford during our 3 year house hunt - in particular both Sams and Rebecca. They were endlessly supportive and proactive in trying to locate us our perfect home, showing us around countless properties and always being friendly, informative and knowledgeable. When a potential property came up outside of their patch they got straight in touch and put us on to their Ricky branch where we eventually made our purchase. They have also been fantastic in the ongoing sale of our own property. We've dealt with many estate agents in the area over recent years and the DKH are far and above the best around. Highly recommend.
